Prosper has everything from more affordable established neighborhoods to golf course communities, newer construction, luxury master-planned developments, and communities built almost entirely around lifestyle and amenities.

The challenge is that every neighborhood comes with tradeoffs.

Some offer incredible amenities but higher HOA costs. Others give you larger lots and mature trees but fewer resort-style amenities. Some provide newer homes and modern floor plans, while established neighborhoods may give you more value for your money.

Artesia is one of the first communities I would consider if you want to live in Prosper without immediately jumping into the pricing you may see in communities like Windsong Ranch or Star Trail.

It doesn’t necessarily have the same luxury brand recognition, but that’s part of what can make it appealing for value-conscious buyers.

At the time of my video, homes in Artesia ranged from the low $400,000s into the low-to-mid $800,000s depending on the home’s size, lot, condition, and features.

That creates a relatively wide range of housing options.

Property taxes: Generally in the low 2% range

HOA: Approximately $300-$600 depending on the section

Because these numbers can change, buyers should verify the current taxes and HOA for the specific property they’re considering.

Artesia provides a family-oriented suburban environment with amenities including community pools and parks.

You’re getting community amenities without necessarily paying the premium associated with some of Prosper’s most recognizable master-planned developments.

Who Is Artesia Best For?

I’d consider Artesia if you’re:

  • Looking for a lower entry point into Prosper
  • A first-time homebuyer
  • Relocating from a more expensive state
  • More concerned about bedrooms and space than neighborhood prestige
  • Looking for an established community
  • Trying to keep your overall monthly payment more manageable

Who Should Skip Artesia?

If you want the most luxurious community possible with huge amenity packages, dramatic entrances, premium homes, and the prestige associated with some of Prosper’s best-known neighborhoods, Artesia may not be your first choice.

It’s not necessarily the flashiest option.

For some buyers, that’s exactly why it makes financial sense.

5. Gentle Creek Prosper TX

Gentle Creek attracts a completely different buyer.

If you value larger lots, mature landscaping, golf, privacy, and a more established luxury environment, Gentle Creek should be on your list.

This isn’t necessarily the trendy new master-planned community filled with brand-new homes and enormous resort-style amenity centers.

Instead, Gentle Creek offers more of a timeless luxury feel.

Gentle Creek Home Prices

At the time of my video, homes ranged from around the low $600,000s to approximately $2 million.

The higher end of the market can include modern luxury properties and premium golf course lots.

Property taxes: Approximately 1.9% into the low 2% range

HOA: Approximately $500 to $1,200+ annually depending on the section

These figures can vary by property and should always be independently verified.

Gentle Creek Golf Course Living

Golf is one of Gentle Creek’s biggest differentiators.

For a buyer who loves golf and wants to live around a golf course environment, that alone may push Gentle Creek much higher on your list.

You also get something many brand-new communities can’t immediately replicate:

Mature landscaping.

Trees take time to grow.

If you prefer established streets, larger trees, and neighborhoods that don’t feel like they were built yesterday, Gentle Creek provides a very different environment from newer Prosper communities.

If your dream neighborhood includes a huge resort pool, lagoon, brand-new construction, waterpark-style amenities, and a highly active master-planned lifestyle, other Prosper communities may fit you better.

Gentle Creek is more quiet luxury than resort living.

4. Lakewood at La Cima Prosper TX

Lakewood at La Cima may be one of the more underrated options in Prosper.

It doesn’t always receive the attention of Windsong Ranch or Star Trail, but for buyers trying to balance price, home size, neighborhood quality, and long-term ownership, it can make a lot of sense.

At the time of my video, homes generally ranged from the mid-$500,000s to approximately $1.3 million.

Lakewood at La Cima Home Prices and Costs

Home prices: Mid $500,000s to approximately $1.3 million

Property taxes: Low-to-mid 2% range

HOA: Approximately $500 to slightly over $1,000 per year

Home sizes: Approximately 3,000 to 4,500+ square feet

Again, exact taxes and HOA dues can vary by property and section.

Why Buyers Overlook Lakewood at La Cima

A lot of buyers begin their Prosper search by looking at the communities they’ve already heard about online.

That’s understandable.

But brand recognition doesn’t necessarily mean better value.

Lakewood at La Cima has been established for more than 20 years, giving buyers mature landscaping and a much more established neighborhood feel than newer construction communities.

It can also offer larger homes without requiring buyers to pay entirely for the lifestyle branding associated with some newer master-planned communities.

Who Is Lakewood at La Cima Best For?

I’d consider it if you’re:

  • Value conscious
  • Planning to own long term
  • Looking for an established neighborhood
  • Wanting a larger home
  • Looking for a balance of amenities and costs
  • More interested in the financial math than having the trendiest neighborhood name

For some buyers, this is where the numbers simply start making more sense.

3. Legacy Gardens Prosper TX

Legacy Gardens moves us back into newer construction.

If you want modern floor plans, newer infrastructure, open kitchens, contemporary finishes, and less immediate maintenance worry, Legacy Gardens is worth considering.

It’s also particularly attractive to relocation buyers who don’t want to purchase an older home and immediately start thinking about updates.

Legacy Gardens Home Prices

At the time of filming, homes in Legacy Gardens generally started around $700,000 and extended to approximately $1.1-$1.2 million.

Property taxes were generally in the low-to-mid 2% range.

HOA dues were discussed in the video as roughly $800-$1,500 annually.

Homes were generally just under 3,000 square feet to more than 4,500 square feet.

Why Buyers Like Legacy Gardens

New construction provides several potential advantages.

You can find:

  • Open floor plans
  • Large kitchens
  • Dedicated offices
  • Modern finishes
  • Newer windows
  • Newer insulation
  • Modern HVAC systems
  • Newer building standards
  • Lower immediate maintenance concerns

For someone relocating from another state, buying a newer home can also reduce the number of projects you need to tackle immediately after moving.

The Tradeoff With New Construction

You don’t get everything.

One of the biggest differences between Legacy Gardens and an established neighborhood like Gentle Creek or Lakewood at La Cima is landscaping maturity.

Those enormous mature trees simply aren’t there yet.

If mature trees and an established neighborhood atmosphere are extremely important to you, that’s worth considering.

Who Is Legacy Gardens Best For?

Legacy Gardens could be a strong fit if you want:

  • Newer construction
  • Modern layouts
  • Open kitchens
  • Dedicated office space
  • Energy efficiency
  • Less immediate maintenance
  • Luxury without moving into the highest Prosper price points
  • A move-in-ready feel

2. Star Trail Prosper TX

Star Trail is one of Prosper’s premier luxury master-planned communities.

When relocation buyers tell me they want upscale suburban living in Prosper, Star Trail is frequently one of the first communities they want to see.

There’s a reason for that.

Star Trail provides luxury homes, strong curb appeal, substantial community amenities, and a recognizable reputation within the Prosper market.

Star Trail Home Prices

At the time of my video, homes generally ranged from the low $600,000s to around $2 million.

HOA costs were approximately $1,200-$2,000 annually depending on the section.

Homes can range significantly in size, from approximately 2,100 square feet to more than 5,200 square feet.

Depending on the property, buyers can find:

You’re not simply evaluating the individual house.

You’re evaluating how the entire community feels when you drive into it.

Who Is Star Trail Best For?

Star Trail is particularly appealing to:

  • Luxury move-up buyers
  • Corporate relocation buyers
  • Higher-income households
  • Buyers wanting extensive amenities
  • Buyers who value community appearance
  • Buyers wanting newer luxury homes
  • Buyers wanting a recognized Prosper community

Who Might Skip Star Trail?

If you’re extremely value conscious and don’t care about community prestige or amenities, there may be other Prosper neighborhoods where your money goes further.

You’re paying a premium for the overall Star Trail experience.

For the right buyer, that’s worth it.

1. Windsong Ranch Prosper TX

If you’ve searched for the best neighborhoods in Prosper TX, you’ve almost certainly encountered Windsong Ranch.

It’s one of the most recognizable master-planned communities not only in Prosper, but throughout North Texas.

And there’s one amenity that immediately separates it from nearly everything else:

The five-acre Crystal Lagoon.

Windsong Ranch Home Prices

Windsong Ranch offers a surprisingly wide range of housing.

At the time of filming, townhomes could start in the high $300,000s, while many single-family homes started closer to $600,000 and could extend toward $3 million.

Townhomes can be around 1,300 square feet, while larger single-family homes can exceed 5,000 square feet.

Depending on the home, buyers can find:

  • 4-6 bedrooms
  • Multiple living spaces
  • Media rooms
  • Large garages
  • Pools
  • Outdoor kitchens
  • Luxury landscaping
  • Larger floor plans

There’s a significant difference between the entry-level attached housing and the ultra-luxury side of Windsong Ranch.

Windsong Ranch HOA Costs

The lifestyle comes with a cost.

During my video, I referenced single-family HOA dues around $2,400 annually, with some properties slightly above or below that amount.

Townhome HOA dues can be substantially higher on a monthly basis because they may include additional exterior maintenance and services.

Buyers should always verify the current HOA dues and exactly what they cover before purchasing.

Windsong Ranch Amenities

This is where Windsong Ranch separates itself.

Amenities discussed in my video include:

This is probably the most important thing to understand about Windsong Ranch.

You’re not simply buying a house.

You’re buying access to a lifestyle.

You’re paying a premium through the purchase price and HOA, but you’re receiving a level of amenities that most Prosper neighborhoods simply can’t match.

For buyers who will regularly use those amenities, that can be worth every penny.

For someone who never uses the pools, trails, parks, lagoon, or community events, the math may look completely different.

Comparing the Best Neighborhoods in Prosper TX

There isn’t one neighborhood that’s best for every buyer.

Here’s the simplest way I’d break down these six communities:

Artesia: Best for buyers prioritizing affordability and value.

Gentle Creek: Best for established luxury, larger lots, mature trees, and golf.

Lakewood at La Cima: Best for buyers wanting a strong balance between value, space, and an established neighborhood.

Legacy Gardens: Best for newer construction and modern living.

Star Trail: Best for upscale luxury master-planned living.

Windsong Ranch: Best for the overall amenity and lifestyle experience.

That’s why I wouldn’t recommend choosing a Prosper neighborhood solely from photos online.

The communities feel very different in person.

Best Prosper Neighborhood for Value

If value is your primary concern, Artesia and Lakewood at La Cima deserve serious consideration.

Artesia provides one of the lower entry points into Prosper among the communities discussed here.

Lakewood at La Cima can provide larger established homes while avoiding some of the premium associated with Prosper’s biggest community names.

Value doesn’t necessarily mean choosing the cheapest house.

It means getting the combination of house, neighborhood, location, amenities, taxes, and monthly payment that makes the most sense for you.

Best Prosper Neighborhood for Luxury

For luxury buyers, Star Trail and Windsong Ranch are obvious places to start.

But Gentle Creek deserves consideration as well.

The difference comes down to the type of luxury you want.

Star Trail offers newer upscale master-planned living.

Windsong Ranch offers luxury combined with an enormous lifestyle and amenity package.

Gentle Creek provides a quieter, established golf-course version of luxury with mature landscaping and larger lots.

Those are three completely different experiences.

Best Prosper Neighborhood for New Construction

Legacy Gardens is one of the communities I’d put high on the list for buyers prioritizing newer homes and modern floor plans.

Newer construction can give you open kitchens, dedicated offices, contemporary finishes, newer HVAC systems, improved insulation, and less immediate maintenance.

But don’t automatically assume newer is better.

Some buyers would gladly trade those things for mature trees and a more established neighborhood.

Best Prosper Neighborhood for Amenities

Windsong Ranch is difficult to beat when amenities are the priority.

The Crystal Lagoon immediately differentiates it from almost every other community.

You also have pools, parks, trails, fishing, playgrounds, and community activities.

Star Trail also provides a strong master-planned amenity experience.

The question is whether you’ll actually use those amenities enough to justify paying for them.

Best Prosper Neighborhood for Larger Lots and Mature Trees

Gentle Creek stands out here.

If you don’t want the brand-new-community feeling and prefer established landscaping, larger lots, and quieter streets, it offers something newer developments simply need decades to replicate.

This is why looking only at interior photos online can be misleading.

You aren’t just purchasing the house.

You’re purchasing the street, lot, trees, neighborhood, and environment surrounding it.

Property Taxes in Prosper TX

Property taxes should be a major part of your neighborhood comparison.

The communities discussed in my video generally ranged from approximately the high 1% range into the mid-2% range depending on the neighborhood and specific property.

That difference matters.

Two homes with identical purchase prices can have noticeably different monthly payments because of their property tax rates.

When comparing homes, I recommend looking at the complete monthly housing cost rather than just the listing price.

That includes:

  • Mortgage principal and interest
  • Property taxes
  • Homeowners insurance
  • HOA dues
  • MUD/PID/MMD assessments when applicable

This is especially important for buyers relocating to Texas from states with very different property tax structures.

HOA Costs in Prosper TX

HOA dues also vary substantially.

A community with fewer amenities may have relatively low annual dues.

A lifestyle-heavy master-planned community like Windsong Ranch can cost considerably more.

But the cheapest HOA isn’t automatically the best value.

Ask what you’re getting for the money.

If your household uses the pools, parks, trails, events, lagoon, playgrounds, and other amenities every week, a higher HOA may provide tremendous value.

If you rarely leave your backyard, maybe it doesn’t.

Prosper TX Neighborhoods for Relocation Buyers

Prosper is particularly popular with buyers relocating to North Texas because it offers a wide range of suburban lifestyles.

But relocation buyers often make the mistake of beginning with the house.

I recommend beginning with the community.

First determine:

  • Your budget
  • Commute
  • Desired lot size
  • New vs established home
  • Amenity priorities
  • School considerations
  • HOA tolerance
  • Property tax tolerance
  • Lifestyle
  • Long-term plans

Then start narrowing down homes.

You don’t want to buy the perfect house and realize six months later that you chose the wrong neighborhood.

Prosper vs Frisco

If you’re considering Prosper, Frisco should probably be part of your comparison.

Frisco generally provides more established shopping, restaurants, entertainment, and access toward employment centers farther south.

Prosper can offer a quieter suburban environment, larger lots in certain communities, luxury master-planned developments, and newer housing options.

For someone commuting south every day, Frisco’s location may be worth the premium.

For someone working remotely who wants more space, Prosper may be the better fit.

Prosper vs Celina

Celina is another natural comparison.

Moving farther north can potentially provide more new-construction inventory and different housing price points.

But your commute becomes increasingly important.

If you’re working remotely, that may not matter much.

If you’re driving to Plano or Dallas five days per week, it can completely change which community makes sense.

This is why I don’t believe buyers should choose between Prosper and Celina based solely on how much house they can get.

Location still matters.

If you want the financial balance of an established community, Lakewood at La Cima deserves a serious look.

If you want modern new construction, Legacy Gardens may be the better choice.

If you want upscale luxury, Star Trail should be on your shortlist.

And if you want a community built around amenities and lifestyle, Windsong Ranch is extremely difficult to beat.

That’s why understanding your priorities before touring homes can save you a tremendous amount of time—and potentially money.
