At the time of my tour, the floor plan started around $1.1 million before the model-home upgrades you see throughout the property.

For buyers relocating to Prosper, Frisco, Celina, or the surrounding North Texas suburbs, this home is a great example of what you can get when you prioritize a larger lot and single-story living.

The outdoor kitchen already includes a built-in grill and sink.

Instead of simply having a patio where you could eventually build an outdoor kitchen, much of the infrastructure is already incorporated into the design shown in the model.

At the time of filming, the base price for this floor plan started around $1.1 million.

However, that’s an important distinction:

Base price is not necessarily the price of the model home you’re seeing.

Model homes typically showcase extensive upgrades.

Those can include:

When touring a model, I recommend separating everything into three categories:

But buyers aren’t necessarily choosing a home like this because they want the most square footage for the money.

They’re choosing it because they want a large luxury home without stairs, a wider homesite, outdoor entertaining space, and a layout that can work long term.

If those features are priorities, this type of Prosper home deserves a serious look.
