Ramble Celina TX: American Legend Homes Under $500K

on August 19, 2026

If you’re looking for Ramble Celina TX homes under $500K, this American Legend Homes floor plan shows how much house buyers can potentially get without moving into Ramble’s larger, more expensive homesites.

The model Jake Inderman toured offers approximately 2,565 square feet, four bedrooms and three bathrooms on a 40-foot lot. It also includes a downstairs guest bedroom, upstairs primary suite, loft, surprisingly large closets and a usable backyard.

More importantly, this home provides a good example of what makes Ramble different from many other new-construction communities in Celina.

Jake Inderman is a Celina TX Realtor helping families relocating to North Texas compare Ramble, its builders, lot sizes, HOA costs, taxes, amenities and other communities throughout Celina, Prosper and Frisco.

Here’s what Jake thinks buyers should know about this American Legend home and Ramble before deciding whether it’s the right fit.

American Legend Homes in Ramble Celina

Ramble is one of Celina’s newest master-planned communities.

According to Jake’s tour, the community opened in May 2026, so buyers purchasing today are getting into Ramble during the early stages of development.

American Legend is one of several builders available in the community.

Jake also mentions builders including:

  • Coventry Homes
  • Perry Homes
  • Highland Homes
  • J. R. “Jorie” Homes

American Legend itself offers additional products within Ramble, including larger 50- and 60-foot options.

That means buyers shouldn’t assume the 40-foot product represents everything American Legend—or Ramble—has to offer.

What Do You Get for Under $500K in Ramble?

This particular model demonstrates how builders can fit a surprising amount of usable space onto a smaller homesite.

The home offers approximately:

2,565 square feet
4 bedrooms
3 bathrooms
2 stories
2-car rear-entry garage
Upstairs loft/game room
Downstairs guest bedroom
Upstairs primary suite

At the time of Jake’s tour, the home was priced just under $500,000.

American Legend also offered smaller one-story options starting in the low $400Ks, while another two-story model nearby started in the low $400Ks as well.

For buyers trying to enter a new Celina master-planned community without spending $700K+, these smaller homesites create an interesting option.

Ramble Homes Range From Around $400K to Over $1 Million

One of Ramble’s biggest strengths is the variety of housing.

Jake had toured Ramble homes ranging from approximately $400,000 to $1.1 million at the time of filming.

That range exists partly because Ramble offers multiple builders and dramatically different lot sizes.

Jake describes homesites ranging from approximately:

40-foot lots to 84-foot lots.

So a buyer looking for lower-maintenance housing can live in the same master-planned community as someone purchasing a substantially larger luxury home.

Is a 40-Foot Lot Too Small?

This is one of the first questions buyers should ask.

Forty feet sounds small—especially if you’re relocating from somewhere where lot widths aren’t commonly used to describe homes.

But Jake believes this particular home uses the space extremely well.

The backyard is certainly smaller than what you’d get on a 60-, 70- or 80-foot homesite, but there’s still enough room to create a functional outdoor living area.

The advantage is maintenance.

If you don’t want to spend your weekends taking care of a huge yard, a 40-foot homesite could actually be preferable.

And Ramble makes that proposition even more interesting because the HOA handles the front yard.

Ramble HOA Includes Front-Yard Maintenance

For these 40-foot homesites, Jake reported HOA dues of approximately $1,950 per year at the time of filming.

That initially sounds expensive.

But you need to understand what’s included.

According to Jake, the HOA covers front-yard services including:

  • Lawn maintenance
  • Flower beds
  • Bush trimming
  • Fertilizing
  • Mulch
  • Other front landscaping

That means the backyard is essentially the portion of the yard you’re responsible for maintaining.

For someone downsizing or simply wanting a lower-maintenance lifestyle, that’s a significant benefit.

Ramble HOA Also Includes Internet

Internet is another unusual HOA inclusion.

Jake estimates internet would normally cost approximately $50–$60 per month, meaning you’re potentially receiving roughly $600+ of annual value from that service alone.

So instead of looking at the $1,950 HOA in isolation, Jake recommends considering what you’d otherwise pay separately.

You’re potentially receiving:

Internet + front-yard maintenance + community amenities + fitness center

That makes the HOA comparison much more interesting.

Ramble HOA Costs Vary by Lot Size

Another important detail is that Ramble’s HOA isn’t necessarily the same for every home.

Jake says dues vary depending on the lot size.

At the time of filming, he reported approximately:

40-foot lot: $1,950 annually

Larger lots up to 84 feet: approximately $2,600 annually

Buyers should therefore verify the current HOA dues for the specific section and homesite they’re considering.

The Turtle Hub Amenities

Ramble’s primary amenity center is called the Turtle Hub.

Once completed, Jake says the community is planned to include amenities such as:

  • Community pool
  • Fitness center
  • Pickleball courts
  • Basketball courts
  • Ponds
  • Walking trails
  • Outdoor recreation

For someone who currently pays for a gym membership, having a fitness center included through the community could create another offset against the HOA cost.

But there’s a major consideration buyers need to understand.

Ramble’s Amenities Are Still Being Built

Ramble is extremely new.

At the time of Jake’s tour, many of the planned amenities weren’t finished and weren’t expected to be completed until 2027.

This is the classic tradeoff when buying early in a master-planned community.

You potentially get:

  • Earlier pricing
  • More lot selection
  • More builder choices
  • More opportunities to build

But you also get:

  • Construction
  • Unfinished amenities
  • Developing roads
  • Changing surroundings
  • Uncertainty around timelines

Some buyers love getting into a neighborhood early.

Others would much rather buy into an established community where everything is already built.

Ramble Walking Trails and Mature Trees

One feature Jake particularly likes is that Ramble preserved larger mature trees along portions of its walking trails.

That sounds like a minor detail until you compare it with a brand-new development where nearly every tree was planted six months ago.

It can take years for landscaping to mature enough to provide meaningful shade.

Keeping some existing trees can help portions of Ramble feel more established much earlier in the development process.

Ramble’s Coffee Shop

There’s also a coffee shop near the entrance to Ramble.

Jake stopped by during the tour, although he arrived after coffee service had ended.

At the time, coffee hours were approximately 7 a.m. to 2 p.m., and the space offered free Wi-Fi.

That’s a nice convenience for:

  • Remote workers
  • Students
  • Residents meeting neighbors
  • Someone needing backup Wi-Fi
  • Anyone wanting somewhere besides home to work

It doesn’t transform Ramble into a walkable urban neighborhood, but it does add another layer to the community experience.

Ramble Location and Preston Road

Ramble is located near Highway 289, better known locally as Preston Road.

Preston Road is one of the primary north-south corridors through this part of North Texas and runs generally parallel to the Dallas North Tollway.

That gives Ramble access south toward Prosper, Frisco and Plano.

Jake estimates approximate drive times of:

Prosper: 15–20 minutes
Frisco: Around 30 minutes
Plano: Around 45 minutes
Dallas: Around 1 hour

Actual times will vary significantly based on traffic and your exact destination.

If you’re commuting regularly, don’t rely on general estimates. Test your specific route during the hours you’ll actually be driving.

Upstairs Primary Bedroom

One important characteristic of this American Legend floor plan is that the primary suite is upstairs.

For some buyers, that’s perfectly fine.

For others, it’s an immediate dealbreaker.

The primary bedroom itself is generously sized, and Jake specifically likes the closet better than one he’d toured previously in Ramble.

The primary bathroom includes:

  • Separate sinks
  • Linen storage
  • Private toilet area
  • Large closet

If you specifically need a downstairs primary bedroom, however, you’ll want to look at other floor plans within Ramble.

Downstairs Guest Bedroom

The home does have one bedroom downstairs with access to a full bathroom.

That creates a useful option for:

  • Guests
  • Older children
  • Visiting parents
  • In-laws
  • Home office
  • Multigenerational living

The remaining three bedrooms are upstairs.

That’s a strong layout for buyers who want most bedrooms together upstairs but still want one private room downstairs.

Upstairs Loft

The second floor also includes an open loft overlooking the main living area.

Jake sees several potential uses:

  • Second living room
  • Game room
  • Children’s playroom
  • Video-game area
  • Homeschooling space
  • Homework area

For a roughly 2,565-square-foot home, having an additional living area beyond the main downstairs space adds a lot of functionality.

Surprisingly Large Secondary Closets

One of the most unexpected features in this house is the closet space.

Jake was particularly impressed with one of the upstairs secondary-bedroom closets, describing it as larger than some primary closets he’d seen in other homes.

That may not photograph as well as a giant kitchen island, but storage is one of those features that becomes more important after you’ve lived in a home.

The home also provides a large pantry and additional storage throughout.

Open Living Room

Downstairs, the living room connects directly to the kitchen and dining space.

Despite being on a 40-foot homesite, Jake considers the main living area surprisingly spacious.

The model includes some upgraded design features, and buyers should remember that not everything they see inside a builder model is necessarily included in the base price.

That’s particularly important when comparing advertised builder pricing.

Kitchen and Pantry

The kitchen continues the home’s emphasis on usable storage.

Features in the model include:

  • Large island
  • Bar-stool seating
  • Five-burner gas cooktop
  • Extensive counter space
  • Oven and microwave
  • Whirlpool appliances
  • Coffee-bar area
  • Hidden trash storage
  • Large pantry

Jake particularly likes how the builder allocated the square footage.

Rather than wasting space on oversized hallways or areas that don’t serve a clear purpose, much of the footprint goes toward living areas, bedrooms, closets and storage.

Dining Space

There isn’t an enormous formal dining room.

Instead, the open dining area sits adjacent to the kitchen.

Jake estimates the model’s table comfortably seats around five, although a larger table could potentially fit.

Combined with bar seating at the kitchen island, there’s still plenty of everyday dining space.

For larger gatherings, the open floor plan gives buyers flexibility to temporarily add another table.

Rear-Entry Two-Car Garage

This home also has a rear-entry two-car garage.

Rear-entry garages can help create a cleaner streetscape because garage doors aren’t dominating the front elevation.

The tradeoff is alley access.

Some buyers love it.

Others prefer pulling directly into a front-facing garage.

It’s another detail worth experiencing in person before deciding.

Ramble Has Multiple Builders

One of the biggest benefits of shopping Ramble is that you aren’t limited to one builder.

Jake mentions several builders operating within the community, including American Legend, Coventry, Perry and Highland.

Each builder can provide different:

  • Floor plans
  • Architectural styles
  • Lot sizes
  • Included features
  • Upgrade packages
  • Inventory
  • Incentives

That’s why Jake recommends comparing multiple builders rather than walking into the first model home and immediately signing a contract.

Model Homes vs What You Actually Pay

Model homes are designed to sell homes.

That means they frequently contain upgrades.

Jake points out several features during this American Legend tour that are likely upgrades rather than standard inclusions.

Before comparing this model against another builder, ask for an itemized explanation of:

What’s included?

What’s upgraded?

What’s the lot premium?

What’s the actual price to reproduce the model?

A $450,000 advertised base price doesn’t necessarily mean the home you just toured costs $450,000.

Ramble vs Other Celina Communities

Ramble is competing against several very different Celina communities.

A buyer might also consider:

  • North Sky
  • Light Farms
  • Lilyana
  • Cambridge Crossing
  • Mustang Lakes
  • Mosaic

The decision shouldn’t simply be based on which community has the nicest model home.

Compare:

Home price

Tax rate

HOA

What’s included in the HOA

Amenities

Amenity completion

School zoning

Commute

Lot size

Builder

Future development

That’s where the true differences become apparent.

Pros of This American Legend Home in Ramble

Under-$500K entry point: At the time of Jake’s tour, this model provided an option below $500K.

2,565 square feet: Considerable interior space for a 40-foot homesite.

Four bedrooms: Enough flexibility for families, guests or office space.

Downstairs guest bedroom: Useful for visitors or multigenerational households.

Large closets: One of the strongest practical features of the floor plan.

Upstairs loft: Adds a second living area.

Usable backyard: Smaller, but still functional.

Open kitchen: Keeps the primary gathering spaces connected.

Low exterior maintenance: The HOA handles the front yard.

Potential Cons

Upstairs primary: Buyers requiring a downstairs primary will need another floor plan.

40-foot lot: Not ideal if you want substantial space between neighboring homes.

Amenities aren’t finished: Ramble is still early in development.

Ongoing construction: Buyers should expect building activity.

Higher HOA: Approximately $1,950 annually for the 40-foot product at the time of filming, although several services are included.

Farther north: Regular commuters into Plano or Dallas should carefully evaluate drive times.

Who Is This Ramble Home Best For?

This American Legend floor plan makes the most sense for someone who prioritizes:

  • Interior square footage over lot size
  • New construction
  • Four bedrooms
  • Under-$500K pricing
  • Low-maintenance landscaping
  • Master-planned amenities
  • Additional storage
  • A second living area
  • Access to multiple builders
  • Buying early in a developing community

It could be especially compelling for someone relocating from a higher-cost market who wants a newer 4-bedroom home without moving into the $700K+ range.

Who Should Look at Ramble’s Larger Lots?

A 40-foot homesite isn’t for everybody.

If you want:

  • More distance between houses
  • Bigger backyard
  • Pool
  • Larger garage
  • Larger floor plan
  • More outdoor entertaining space

then Jake recommends looking at Ramble’s larger homesites.

The advantage is that you don’t necessarily need to leave the community.

You can move from the 40-foot product into 50-, 60- and larger homesites while keeping access to the same overall Ramble lifestyle.

Is This American Legend Home in Ramble Worth It?

For buyers focused on usable square footage and new construction under $500K, this is one of the more interesting Ramble options.

The biggest compromise is obvious:

You’re on a 40-foot lot.

But American Legend has used that smaller footprint effectively.

You still get approximately 2,565 square feet, four bedrooms, three bathrooms, an upstairs loft, large closets, a downstairs guest suite and a functional backyard.

Then you have the broader Ramble lifestyle.

Front-yard maintenance is handled.

Internet is included.

Major amenities are planned.

Multiple builders and lot sizes are available.

And you’re buying into one of Celina’s newest master-planned communities.

For buyers who want a huge backyard and lots of space between neighbors, Jake would look at Ramble’s larger homesites or another Celina community.

But if you’d rather maximize the house instead of the lot, this American Legend product makes a strong argument.
