If you’re searching for Fields of Frisco homes, this luxury home tour gives you a good look at what buyers can find inside one of the most talked-about master-planned developments in North Texas.

This particular pre-owned home in Fields was listed around $1.6 million at the time of my tour and featured five bedrooms, 4.5 bathrooms, more than 4,200 square feet, a three-car tandem garage, a corner lot, large living spaces, a media room, and an outdoor entertaining area.

But the house itself is only part of the reason buyers are interested in Fields.

Fields of Frisco is a massive 2,500-acre development in West Frisco near PGA Frisco, Universal Kids Resort, the Dallas North Tollway, and some of the biggest current and future developments in North Texas.

Where Is Fields of Frisco?

Fields of Frisco is located in West Frisco near PGA Frisco and the Dallas North Tollway corridor.

Location is one of the biggest reasons buyers are interested in Fields.

You’re close to major Frisco destinations while still getting access to brand-new and newer construction.

Nearby destinations include:

  • PGA Frisco
  • Omni PGA Frisco Resort
  • Universal Kids Resort
  • The Star
  • Legacy West
  • Dallas North Tollway
  • Highway 380

For buyers relocating to North Texas, this location can be particularly appealing because you don’t have to move as far north into Prosper or Celina to find newer construction.

What Is Fields of Frisco?

Fields is an approximately 2,500-acre master-planned development designed to eventually combine residential neighborhoods with commercial development, parks, trails, shopping, dining, entertainment, schools, and employment.

The overall investment discussed during my Fields tour was more than $15 billion.

Fields is sometimes described around the concept of a “15-minute city.”

The idea is that residents will eventually have many of the things they need for everyday life relatively close to home.

Instead of driving 30 minutes for restaurants, shopping, parks, entertainment, or work, the long-term Fields vision brings many of those uses into the broader development.

That’s important because buying a home in Fields isn’t only about the house.

You’re also buying into what this part of Frisco is expected to become.

What Are Fields of Frisco Homes Like?

Fields offers a wide range of homes and price points.

During my tour, I discussed options ranging from townhomes starting around the $500,000s at that time to luxury single-family homes extending well into the multimillion-dollar range.

Most single-family options discussed were starting higher than the townhome segment.

Current pricing can change substantially, so these numbers should be treated as a snapshot from the time of the video rather than current guaranteed pricing.

The bigger takeaway is the variety.

Fields isn’t a neighborhood where every home looks exactly the same.

Different sections, builders, floor plans, elevations, and price points give buyers substantially different options throughout the development.

Inside This Fields of Frisco Luxury Home

The home featured in my tour provides a good example of the type of luxury property buyers can find within Fields.

At the time of filming, the home was listed around $1.6 million and offered:

  • 5 bedrooms
  • 4.5 bathrooms
  • More than 4,200 square feet
  • Corner lot
  • 3-car tandem garage
  • 2 bedrooms downstairs
  • Dedicated office
  • Large open kitchen
  • Primary suite downstairs
  • Upstairs game room
  • Dedicated media room
  • Outdoor entertaining space
  • Park views

The home also featured a modern farmhouse-inspired exterior with a mixture of materials and an upscale interior.

Modern Farmhouse Exterior and Corner Lot

From the exterior, this Fields home had a modern farmhouse appearance with a combination of finishes.

It also sat on a corner lot.

Corner lots can be attractive because they often provide a different yard configuration and more visual openness than interior lots.

This particular home also had a wrought-iron-style fence rather than a full privacy fence.

That’s something I’d pay attention to as a buyer.

The open fencing creates a more spacious appearance but provides less immediate privacy.

Over time, landscaping and shrubs can help create additional screening.

Three-Car Tandem Garage

One feature that stood out was the three-car tandem garage.

Many North Texas garages can feel tight, especially if you drive a full-size truck or SUV.

The tandem configuration provides additional depth that could potentially be used for:

  • Third vehicle
  • Larger SUV
  • Truck
  • Boat
  • Storage
  • Home gym
  • Workshop

If garage space matters to you, don’t assume every new or newer luxury home automatically has a great garage.

It’s something worth measuring and comparing.

Two Bedrooms Downstairs

The floor plan included two bedrooms on the first floor.

One was the primary suite, while the other could function well as a guest bedroom or multigenerational suite because of its nearby/full bathroom configuration.

This is a floor plan I see many North Texas buyers specifically request.

Having a secondary bedroom downstairs can work well for guests, extended stays, multigenerational living, or someone who doesn’t want to regularly use stairs.

The remaining three bedrooms were upstairs.

Dedicated Home Office

Near the entrance was a dedicated office with a large window providing natural light.

For remote and hybrid workers, a dedicated office has become increasingly important.

The placement near the front of the home also separates the workspace somewhat from the main kitchen and living areas.

High Ceilings and Open Living Areas

One of the most noticeable features throughout the first floor was ceiling height.

Several areas appeared to have approximately 12-foot or taller ceilings, creating a much more open feeling.

The home also incorporated crown molding, tray-ceiling details, large windows, and an open staircase.

Ceiling height can make a surprisingly large difference in how a home feels.

Two houses with similar square footage can feel completely different depending on ceiling height, natural light, and layout.

Fields of Frisco Kitchen

The kitchen was designed around a large open-concept layout.

Features included:

  • Large waterfall island
  • Six-burner gas cooktop
  • KitchenAid appliances
  • Double ovens
  • Built-in microwave
  • Large pantry
  • Extensive counter space
  • Open sightlines into the living area

The oversized island creates space for both everyday use and entertaining.

For buyers who frequently host friends or family, this type of kitchen and living-room configuration is one of the more practical features of the home.

Large Pantry and Storage

Storage is something that can easily get overlooked when touring a model or luxury home.

This property included a large pantry along with additional closets and storage throughout the home.

The pantry also had a motion-sensor light, which is a small feature but useful when you’re carrying groceries.

Open Living and Dining Space

The kitchen opens into the primary living and dining areas.

That creates a large central entertaining space rather than separating the kitchen from everyone else.

The dining area also overlooks the backyard.

One thing I pointed out during the tour was the retaining wall near the property.

If you’re buying a home with a retaining wall near your lot, find out who is responsible for maintaining it.

Depending on the property, responsibility could potentially fall to the homeowner, neighboring property, HOA, or another party.

That’s exactly the type of detail you want answered before purchasing rather than after a problem develops.

Indoor-Outdoor Living

One of my favorite features was the large sliding-glass-door system connecting the living space to the covered patio.

On a nice North Texas day, opening the sliders can create one large indoor-outdoor entertaining area.

The covered patio included space for:

  • Outdoor dining
  • TV
  • Seating
  • Potential ceiling fan
  • Entertaining

The yard was also relatively large compared with some newer Frisco homes.

What Is the Backyard Like?

The home had a larger side and backyard because of the corner-lot configuration.

The open-style fencing doesn’t provide the same immediate privacy as a wood privacy fence, but landscaping can help.

If backyard privacy is a priority, this is something I’d consider when comparing lots inside Fields.

Don’t only compare the house.

Compare:

  • Lot position
  • Backyard orientation
  • Fence type
  • Neighboring homes
  • Retaining walls
  • Future construction
  • Road exposure
  • Park exposure

The lot can have just as much impact on your experience as the floor plan.

Primary Bedroom

The downstairs primary bedroom included high tray ceilings and enough space for a separate sitting area.

The room was large without feeling disconnected from the rest of the first floor.

For buyers who prefer the primary suite downstairs, this floor plan checks that box while still keeping three bedrooms and additional entertainment areas upstairs.

Primary Bathroom

The primary bathroom included:

  • Two separate sinks
  • Makeup vanity
  • Freestanding tub
  • Large walk-in shower
  • Linen storage
  • Large walk-in closet

One small design detail I liked was the shower control placement.

You could reach in and turn the shower on without immediately standing underneath the water.

Small details like that can make a house more functional on a daily basis.

Large Primary Closet

The primary closet was one of the largest storage areas in the home.

It included extensive hanging space and shoe storage with a wide center aisle.

The closet was also located near the laundry room, which is a floor-plan decision I like.

Instead of carrying laundry across the entire house, the primary closet and laundry area are close together.

Laundry Room

The laundry room included space for the washer and dryer, cabinets, countertop/storage space, and a utility sink.

It also connected conveniently with the primary suite and garage area.

This is another example of why buyers should evaluate floor-plan functionality rather than simply total square footage.

Upstairs Game Room

Upstairs, the home included a large secondary living area.

The game room was substantial enough that it almost felt larger than the downstairs living space.

This creates separation between the main downstairs entertaining area and an upstairs space that could be used for:

  • Kids’ play area
  • Game room
  • Secondary TV room
  • Teen hangout
  • Entertainment space

For a five-bedroom home, having multiple living areas can make the floor plan much more functional.

Dedicated Media Room

In addition to the upstairs game room, there was a separate enclosed media room.

The room was large enough for multiple rows of seating and could work as a traditional movie room.

But it doesn’t have to be a theater.

You could also use it as a:

  • Playroom
  • Gaming room
  • Hobby room
  • Home gym
  • Man cave
  • Craft room
  • Additional office

That flexibility can be valuable as your needs change.

Secondary Bedrooms

The three upstairs bedrooms were all generously sized.

The upstairs ceilings weren’t as tall as the main first-floor spaces, but they still felt open.

The secondary bedrooms also had access to bathrooms, closets, and storage.

One bedroom overlooked a nearby park, which could be appealing for buyers who value immediate access to outdoor space.

Parks and Amenities in Fields of Frisco

Fields is being designed with parks, open spaces, and community amenities throughout the development.

Amenities discussed during my tour included:

  • Pool
  • Pickleball
  • Parks
  • Open spaces
  • Walking areas
  • Future major parks

This particular home was located close enough to an amenity center to potentially walk there.

For buyers who plan to use the community amenities frequently, location within Fields can matter almost as much as the neighborhood itself.

Firefly Park and Future Green Space

Another future development discussed during my tour was Firefly Park.

Fields is incorporating substantial park and open-space development into the broader master plan.

This is part of the effort to make Fields more than a collection of homes.

As the development continues, the goal is for residential neighborhoods to connect with parks, trails, commercial areas, and other destinations.

What Is Fields West?

Fields West is the major mixed-use commercial component of the Fields development.

The concept is similar in some ways to Legacy West in Plano, with future retail, restaurants, commercial space, and other destinations.

For Fields homeowners, that could eventually mean having a substantial shopping and dining district close to home.

Again, Fields West is developing in phases.

If you’re considering buying a home because of future development, verify what’s open now and what’s still planned.

Universal Kids Resort Near Fields of Frisco

Universal Kids Resort is located near Fields.

For families with younger children, having a Universal destination close to home could be a significant lifestyle benefit.

But proximity to a major attraction can also mean additional visitors and traffic.

That’s something I’d consider depending on exactly where within Fields you’re buying.

PGA Frisco

PGA Frisco is another major reason Fields has received so much attention.

The PGA of America headquarters, Omni PGA Frisco Resort, golf courses, restaurants, events, and related development have transformed this portion of Frisco.

For golfers, the proximity is obvious.

Even if you don’t golf, PGA Frisco adds restaurants, entertainment, events, and another major destination nearby.

How Much Do Fields of Frisco Homes Cost?

Fields offers a broad range of housing.

During this particular tour, I discussed townhomes beginning around the $500,000s at that time, with many single-family options starting higher and luxury properties extending well into the multimillions.

This specific five-bedroom home was listed just over $1.6 million at the time of filming.

Current pricing may be significantly different.

If you’re searching for Fields of Frisco homes for sale, look at current inventory rather than relying on historical advertised prices.

New Construction vs Pre-Owned Homes in Fields

This home was particularly interesting because it was pre-owned.

Fields is new enough that many buyers automatically think of building from the ground up or purchasing directly from a builder.

But resale opportunities are beginning to appear.

A pre-owned home can sometimes provide advantages such as:

That’s when I would compare Fields with Prosper and Celina.
