If you’re researching Fields of Frisco homes or considering moving to Frisco, TX, Fields is one of the biggest new developments you need to know about.

Fields of Frisco is a massive approximately 2,500-acre master-planned development in West Frisco built around PGA Frisco, new construction homes, parks, trails, future shopping and dining, and major entertainment developments such as Universal Kids Resort.

The long-term vision is much bigger than another North Texas subdivision. Fields is designed around a “15-minute city” concept, with housing, schools, parks, shopping, restaurants, offices, entertainment, and other everyday conveniences planned within a relatively compact area.

What Is Fields of Frisco?

Fields of Frisco is an approximately 2,500-acre master-planned development located in West Frisco.

The development sits next to PGA Frisco and the Omni PGA Frisco Resort and is planned to include a combination of residential neighborhoods, parks, schools, commercial space, offices, restaurants, shopping, and entertainment.

The overall development is expected to take years to complete.

That’s important for buyers to understand.

When you buy a home in Fields today, you’re not buying into a finished neighborhood. You’re buying into a community and surrounding area that could continue changing substantially over the next decade.

For some buyers, that’s one of the biggest reasons to consider Fields.

For others, ongoing development and construction could be a drawback.

Where Is Fields of Frisco?

Fields is located in West Frisco near PGA Frisco and the Dallas North Tollway corridor.

Location is arguably one of the community’s biggest advantages.

Approximate drive times discussed during my Fields community tour included:

  • About 10 minutes to The Star
  • Around 15 minutes to Legacy West
  • Approximately 35 minutes to DFW International Airport

Actual drive times will depend on traffic, construction, and your exact starting point within Fields.

For relocation buyers who want new construction without moving farther north into Prosper or Celina, Fields provides an interesting alternative.

You can still get a newer home while remaining in Frisco and relatively close to many of North Texas’s major employment, shopping, dining, and entertainment areas.

What Is the Fields of Frisco 15-Minute City?

One of the most interesting concepts behind Fields is the idea of creating a “15-minute city.”

The goal is for residents to have many of their everyday needs relatively close to home.

That includes things such as:

  • Schools
  • Restaurants
  • Shopping
  • Grocery options
  • Parks
  • Healthcare
  • Entertainment
  • Employment
  • Trails and green space

Fields is also being designed with interconnected trails and greenbelts so residents can potentially walk or bike between different portions of the development.

For North Texas, where most people are accustomed to driving nearly everywhere, that’s a significant part of the Fields vision.

However, buyers should understand that this is a long-term development plan.

Not everything envisioned for Fields exists today.

How Big Is Fields of Frisco?

Fields is massive.

The development covers approximately 2,500 acres and is planned to eventually include thousands of homes along with commercial and recreational development.

The community plan discussed in my tour includes more than 250 acres of parks and open space.

That means Fields isn’t simply being designed around houses.

The long-term vision combines residential neighborhoods with employment, entertainment, golf, shopping, dining, parks, schools, and other conveniences.

That’s one reason Fields is likely to feel substantially different once fully developed than it does during the early stages.

PGA Frisco and Fields of Frisco

One of Fields’ biggest location advantages is its proximity to PGA Frisco.

PGA Frisco includes the PGA of America headquarters, golf courses, the Omni PGA Frisco Resort, restaurants, events, and other golf-related development.

For buyers interested in golf, entertainment, or simply being close to one of Frisco’s major new destinations, that’s a significant benefit.

Some sections of Fields also provide opportunities for premium homes located relatively close to the PGA golf courses.

As a Frisco Realtor, I think this is one of the features that makes Fields difficult to compare directly with a typical master-planned community.

You’re not just comparing neighborhood amenities.

You’re comparing the entire surrounding development.

Universal Kids Resort Near Fields of Frisco

Another major development near Fields is Universal Kids Resort.

The family-focused Universal theme park is located near the Fields development and is designed specifically around younger families rather than being a Texas version of Universal Orlando.

For Fields residents, that adds another entertainment destination very close to home.

It also contributes to the broader development occurring throughout this portion of Frisco.

Buyers should consider both sides of that.

Having major entertainment, restaurants, and attractions nearby can be extremely convenient.

At the same time, major attractions can bring additional visitors, traffic, and commercial activity.

Whether that’s a positive or negative depends on the lifestyle you want.

What Neighborhoods Are in Fields of Frisco?

Fields isn’t one uniform neighborhood.

Different residential sections are being designed around different home styles, price points, and lifestyles.

Three sections discussed in my Fields overview include The Preserve, The Ridge, and The Retreat.

The Preserve at Fields

The Preserve is one of the residential areas buyers should know when researching Fields of Frisco homes.

Builders discussed in my community overview included names such as:

  • Britton Homes
  • Trophy Signature Homes

At the time of my tour, home prices in this section were discussed as starting in the upper $800,000s and extending toward approximately $1.5 million.

Current builder pricing, lots, and inventory can change significantly, so buyers should verify what’s currently available.

The Preserve may appeal to someone who wants a luxury or upscale new-construction home while remaining within the larger Fields development.

The Ridge at Fields

The Ridge takes the luxury component another step.

Builders discussed for this section included:

  • American Legend Homes
  • Normandy Homes
  • Britton Homes

Homes discussed during my Fields overview were approximately 3,000–4,500 square feet, with premium lots near the PGA golf courses.

Pricing at the time generally fell within approximately the $1 million to $2 million range.

For buyers looking for a larger luxury home in Frisco while staying close to PGA Frisco, The Ridge is a section worth researching.

The Retreat at Fields

The Retreat represents another planned lifestyle within Fields.

The vision discussed during my tour included a gated environment, boutique builders, and lock-and-leave townhome opportunities near PGA Village and future retail.

That could make The Retreat particularly interesting for buyers who travel frequently, don’t want as much exterior maintenance, or want a more lock-and-leave luxury lifestyle.

Because Fields is developing in phases, buyers should verify the current construction status, builders, pricing, and availability within The Retreat.

What Builders Are in Fields of Frisco?

Fields has attracted several recognizable North Texas homebuilders.

What Do Fields of Frisco Homes Look Like?

Fields is positioned toward the upscale and luxury side of Frisco new construction.

During my tour, I walked through a Toll Brothers home priced around $1.4 million at the time.

Features included a curved staircase, large chandelier, floor-to-ceiling fireplace, outdoor entertainment space, putting green, water feature, built-in grill, oversized waterfall kitchen island, six-burner gas range, dual ovens, and a large primary suite.

The specific home is just one example, but it demonstrates the type of new construction available within the community.

Depending on your section and builder, Fields can provide everything from upscale single-family homes to larger luxury properties and future lock-and-leave options.

How Much Are Fields of Frisco Homes?

Fields of Frisco home prices vary substantially based on the neighborhood, builder, lot, home size, and upgrades.

The price ranges discussed during my tour included:

The Preserve: approximately the upper $800,000s to $1.5 million.

The Ridge: approximately $1 million to $2 million.

Other luxury and future sections can fall outside those ranges.

These figures should be treated as historical snapshots rather than guaranteed current prices.

New-construction pricing can change quickly based on builder incentives, inventory, lot releases, and market conditions.

Don’t Compare Fields Builders by Base Price Alone

This is one of the biggest mistakes I see buyers make with new construction.

The advertised base price isn’t necessarily what you’re going to pay.

A builder with a higher starting price may actually have a better inventory-home opportunity than the builder advertising the lowest base price.

What Is Fields West Frisco?

Fields West is one of the most important pieces of the broader Fields development.

The plan discussed during my community tour included approximately 500 acres designated for a major mixed-use district with future shopping, restaurants, offices, apartments, and other development near PGA Frisco.

The easiest comparison is the concept behind Legacy West in Plano.

The idea is to give residents access to a more walkable urban-style environment without leaving the suburbs.

If the broader vision develops as planned, residents could have restaurants, shopping, entertainment, offices, parks, and residential areas all relatively close together.

Again, buyers need to distinguish between what’s operating today and what’s planned for the future.

Parks and Trails in Fields of Frisco

Fields is planned with more than 250 acres of parks and open space.

Trails and greenbelts are designed to connect different portions of the community.

For buyers relocating from more walkable parts of the country, this may be particularly appealing.

Traditional North Texas suburbs are heavily car-dependent.

Fields is attempting to create more opportunities to walk or bike between residential areas, parks, schools, and future commercial destinations.

If trails and outdoor space are high on your priority list, this is one of the features I’d compare carefully against other Frisco communities.

What Schools Serve Fields of Frisco?

At the time represented in my community tour, Fields was associated with Frisco ISD.

Additional schools were also planned as the community continued developing.

Because Frisco and the surrounding area continue to grow, school attendance boundaries can change.

If schools are important to your home search, verify the specific property’s current school assignment directly with the appropriate school district before purchasing.

A Frisco address doesn’t automatically guarantee a particular campus assignment forever.

What Are Property Taxes in Fields of Frisco?

The roads are there. The landscaping is mature. Shopping is open. Amenities are completed.

That means more construction and uncertainty around future timelines, but it also means you’re purchasing within an area with significant new development ahead.

The right choice depends on what you value.

Fields of Frisco vs Prosper

This is another comparison I regularly see relocation buyers make.

Fields allows buyers to remain in Frisco while purchasing new construction in a major master-planned development.

Prosper offers its own collection of luxury and master-planned communities and may provide different opportunities for home size, lot size, and price.

If you’re comparing Fields with Prosper, look closely at:

  • Home price
  • Lot size
  • Property taxes
  • HOA
  • Commute
  • Schools
  • Amenities
  • Nearby retail
  • Future development

Don’t decide based solely on the city name.

Fields of Frisco vs Celina

Moving farther north into Celina can potentially give buyers access to different home prices, larger selections of new construction, or larger homesites.

The tradeoff can be distance.

Fields gives buyers the ability to purchase a new home while remaining closer to many established Frisco employment, shopping, dining, and entertainment destinations.

Celina may make more sense if maximizing the home or lot for your budget is more important than staying farther south.

That’s why I recommend comparing Fields against other Frisco neighborhoods and communities in Prosper and Celina before making a decision.

You may determine Fields is worth paying a premium for because of the location and surrounding development.

Or you may decide you’d rather move farther north and get a different home or lot for the same budget.

Both can be good decisions.
