Here’s what Jake thinks buyers should know about this American Legend home and Ramble before deciding whether it’s the right fit.

Ramble is one of Celina’s newest master-planned communities.
According to Jake’s tour, the community opened in May 2026, so buyers purchasing today are getting into Ramble during the early stages of development.
American Legend is one of several builders available in the community.
Jake also mentions builders including:
American Legend itself offers additional products within Ramble, including larger 50- and 60-foot options.
That means buyers shouldn’t assume the 40-foot product represents everything American Legend—or Ramble—has to offer.
This particular model demonstrates how builders can fit a surprising amount of usable space onto a smaller homesite.

At the time of Jake’s tour, the home was priced just under $500,000.
American Legend also offered smaller one-story options starting in the low $400Ks, while another two-story model nearby started in the low $400Ks as well.
For buyers trying to enter a new Celina master-planned community without spending $700K+, these smaller homesites create an interesting option.
One of Ramble’s biggest strengths is the variety of housing.
Jake had toured Ramble homes ranging from approximately $400,000 to $1.1 million at the time of filming.
That range exists partly because Ramble offers multiple builders and dramatically different lot sizes.
Jake describes homesites ranging from approximately:
40-foot lots to 84-foot lots.
So a buyer looking for lower-maintenance housing can live in the same master-planned community as someone purchasing a substantially larger luxury home.
This is one of the first questions buyers should ask.
Forty feet sounds small—especially if you’re relocating from somewhere where lot widths aren’t commonly used to describe homes.
But Jake believes this particular home uses the space extremely well.
The backyard is certainly smaller than what you’d get on a 60-, 70- or 80-foot homesite, but there’s still enough room to create a functional outdoor living area.
The advantage is maintenance.
If you don’t want to spend your weekends taking care of a huge yard, a 40-foot homesite could actually be preferable.
And Ramble makes that proposition even more interesting because the HOA handles the front yard.
For these 40-foot homesites, Jake reported HOA dues of approximately $1,950 per year at the time of filming.
That initially sounds expensive.
But you need to understand what’s included.
According to Jake, the HOA covers front-yard services including:
That means the backyard is essentially the portion of the yard you’re responsible for maintaining.
For someone downsizing or simply wanting a lower-maintenance lifestyle, that’s a significant benefit.
Internet is another unusual HOA inclusion.
Jake estimates internet would normally cost approximately $50–$60 per month, meaning you’re potentially receiving roughly $600+ of annual value from that service alone.
So instead of looking at the $1,950 HOA in isolation, Jake recommends considering what you’d otherwise pay separately.

That makes the HOA comparison much more interesting.
Another important detail is that Ramble’s HOA isn’t necessarily the same for every home.
Jake says dues vary depending on the lot size.
At the time of filming, he reported approximately:

Larger lots up to 84 feet: approximately $2,600 annually
Buyers should therefore verify the current HOA dues for the specific section and homesite they’re considering.
Ramble’s primary amenity center is called the Turtle Hub.
Once completed, Jake says the community is planned to include amenities such as:
For someone who currently pays for a gym membership, having a fitness center included through the community could create another offset against the HOA cost.
But there’s a major consideration buyers need to understand.
Ramble is extremely new.
At the time of Jake’s tour, many of the planned amenities weren’t finished and weren’t expected to be completed until 2027.
This is the classic tradeoff when buying early in a master-planned community.

Some buyers love getting into a neighborhood early.
Others would much rather buy into an established community where everything is already built.
One feature Jake particularly likes is that Ramble preserved larger mature trees along portions of its walking trails.
That sounds like a minor detail until you compare it with a brand-new development where nearly every tree was planted six months ago.
It can take years for landscaping to mature enough to provide meaningful shade.
Keeping some existing trees can help portions of Ramble feel more established much earlier in the development process.
There’s also a coffee shop near the entrance to Ramble.
Jake stopped by during the tour, although he arrived after coffee service had ended.
At the time, coffee hours were approximately 7 a.m. to 2 p.m., and the space offered free Wi-Fi.
That’s a nice convenience for:
It doesn’t transform Ramble into a walkable urban neighborhood, but it does add another layer to the community experience.
Ramble is located near Highway 289, better known locally as Preston Road.
Preston Road is one of the primary north-south corridors through this part of North Texas and runs generally parallel to the Dallas North Tollway.
That gives Ramble access south toward Prosper, Frisco and Plano.
Jake estimates approximate drive times of:
Prosper: 15–20 minutes
Frisco: Around 30 minutes
Plano: Around 45 minutes
Dallas: Around 1 hour
Actual times will vary significantly based on traffic and your exact destination.
If you’re commuting regularly, don’t rely on general estimates. Test your specific route during the hours you’ll actually be driving.
One important characteristic of this American Legend floor plan is that the primary suite is upstairs.
For some buyers, that’s perfectly fine.
For others, it’s an immediate dealbreaker.
The primary bedroom itself is generously sized, and Jake specifically likes the closet better than one he’d toured previously in Ramble.

The home does have one bedroom downstairs with access to a full bathroom.

The second floor also includes an open loft overlooking the main living area.
Jake sees several potential uses:
For a roughly 2,565-square-foot home, having an additional living area beyond the main downstairs space adds a lot of functionality.
One of the most unexpected features in this house is the closet space.
Jake was particularly impressed with one of the upstairs secondary-bedroom closets, describing it as larger than some primary closets he’d seen in other homes.
That may not photograph as well as a giant kitchen island, but storage is one of those features that becomes more important after you’ve lived in a home.
The home also provides a large pantry and additional storage throughout.
Downstairs, the living room connects directly to the kitchen and dining space.
Despite being on a 40-foot homesite, Jake considers the main living area surprisingly spacious.
The model includes some upgraded design features, and buyers should remember that not everything they see inside a builder model is necessarily included in the base price.
That’s particularly important when comparing advertised builder pricing.
The kitchen continues the home’s emphasis on usable storage.

Rather than wasting space on oversized hallways or areas that don’t serve a clear purpose, much of the footprint goes toward living areas, bedrooms, closets and storage.
There isn’t an enormous formal dining room.
Instead, the open dining area sits adjacent to the kitchen.
Jake estimates the model’s table comfortably seats around five, although a larger table could potentially fit.
Combined with bar seating at the kitchen island, there’s still plenty of everyday dining space.
For larger gatherings, the open floor plan gives buyers flexibility to temporarily add another table.
This home also has a rear-entry two-car garage.
Rear-entry garages can help create a cleaner streetscape because garage doors aren’t dominating the front elevation.
The tradeoff is alley access.
Some buyers love it.
Others prefer pulling directly into a front-facing garage.
It’s another detail worth experiencing in person before deciding.
One of the biggest benefits of shopping Ramble is that you aren’t limited to one builder.

Model homes are designed to sell homes.
That means they frequently contain upgrades.

What’s upgraded?
What’s the lot premium?
What’s the actual price to reproduce the model?
A $450,000 advertised base price doesn’t necessarily mean the home you just toured costs $450,000.
Ramble is competing against several very different Celina communities.

For buyers who want a huge backyard and lots of space between neighbors, Jake would look at Ramble’s larger homesites or another Celina community.
But if you’d rather maximize the house instead of the lot, this American Legend product makes a strong argument.
