If you’re considering moving to Prosper TX but don’t necessarily want to spend $1 million or more on a home, Creeks of Legacy Prosper TX is a community worth knowing about.

Located near the Prosper-Celina border, Creeks of Legacy gives buyers an interesting combination: newer homes, Prosper ISD, community amenities and access to the growth happening around Frisco and Prosper—at a lower entry point than many other Prosper communities.

At the time this video was filmed, homes in Creeks of Legacy started in the mid-$500Ks, with larger and more upgraded homes reaching into the $800Ks.

Where Is Creeks of Legacy in Prosper TX?

Creeks of Legacy is located just north of Highway 380 off Legacy Drive near the Prosper-Celina border.

That location is one of the neighborhood’s biggest advantages.

You can get the Prosper lifestyle and Prosper ISD while remaining relatively close to Highway 380, the Dallas North Tollway and the continued development happening throughout northern Frisco.

For relocation buyers, this is an important distinction.

Going farther north can sometimes get you more house for your money, but your commute can become considerably longer.

Creeks of Legacy offers somewhat of a middle ground.

Creeks of Legacy Homes

At the time of filming, homes in Creeks of Legacy generally ranged from approximately 1,700 to more than 3,500 square feet.

That creates options for several different types of buyers.

You could potentially find a smaller home if you’re trying to get into Prosper at a more manageable price, while buyers needing substantially more space can find larger floor plans within the same community.

Home prices discussed in the video generally ranged from the mid-$500Ks into the $800Ks, depending on size, upgrades and individual property.

Pricing changes over time, so current inventory should always be checked before making a decision.

Builders in Creeks of Legacy

Builders discussed in the video included:

  • D.R. Horton
  • Meritage Homes
  • Beazer Homes
  • Additional builders throughout the community

The neighborhood offers a mix of newer designs with many of the features buyers have come to expect from North Texas construction, including open-concept layouts, taller ceilings, energy-efficient features and lighter interior finishes.

For buyers wanting a newer home without immediately moving into Prosper’s luxury price points, that’s a major part of the appeal.

Prosper ISD Without the Million-Dollar Price Tag

One of the biggest reasons buyers consider Creeks of Legacy is Prosper ISD.

At the time of filming, the schools discussed for the community included:

Joyce Hall Elementary School
Reynolds Middle School
Prosper High School

School attendance zones can change as the area grows, so buyers should always verify the current zoning for a specific address directly with the district.

For relocation buyers, it’s also important to understand that a Prosper mailing address and Prosper ISD are not always the same thing.

Always check the individual property.

Creeks of Legacy Amenities

Creeks of Legacy offers a surprisingly strong amenity package considering its price point.

Amenities discussed in the video include:

  • Community pool
  • Fitness center
  • Tennis courts
  • Basketball courts
  • Clubhouse
  • Walking trails
  • Community pond
  • Green spaces

You aren’t necessarily getting the enormous resort-style amenity package found in communities like Windsong Ranch, but that’s also part of the value proposition.

You’re still getting many of the amenities buyers want without necessarily paying for a massive master-planned lifestyle.

Creeks of Legacy HOA

At the time of filming, the Creeks of Legacy HOA was approximately $600 per year.

That’s roughly $50 per month.

The HOA was discussed as helping cover maintenance of community landscaping and common areas, pool upkeep and other shared neighborhood maintenance.

That’s relatively manageable compared with some other master-planned communities throughout Prosper.

As always, buyers should verify the current HOA amount and governing documents for the specific property they’re considering.

Creeks of Legacy Property Taxes

The property tax rate discussed in the video was approximately 2.4%.

At this price point, taxes still make a meaningful difference in your monthly payment.

For example, buyers comparing a $600,000 home in one community with a similarly priced property elsewhere shouldn’t assume the homes cost the same amount to own.

You need to compare:

Mortgage payment + property taxes + HOA + insurance + any additional assessments.

That’s especially important throughout Prosper and Celina, where tax structures can vary significantly between communities.

Don’t Compare Prosper Homes Based Only on Price

This is one of the biggest mistakes relocation buyers can make.

A $600,000 home with a 2.4% tax rate isn’t necessarily equivalent to another $600,000 home with a substantially different tax structure.

Likewise, a community with a lower HOA isn’t automatically cheaper if it carries additional assessments elsewhere.

That’s why I recommend comparing the total monthly payment rather than simply asking which house has the lowest listing price.

Highway 380 Access

Creeks of Legacy is approximately five minutes from Highway 380 based on the commute information discussed in the video.

That gives residents relatively quick east-west access across this part of North Texas.

Highway 380 is one of the area’s major corridors, but buyers should also understand that traffic can be significant as Prosper, Frisco, McKinney and surrounding areas continue growing.

If you’re relocating here, drive your actual commute during the time you’ll normally be traveling.

Dallas North Tollway Access

You’re also relatively close to the Dallas North Tollway extension.

That’s particularly important if your commute takes you south toward:

  • Frisco
  • Legacy West
  • Plano
  • Dallas

Access to the Tollway is one of the biggest factors I’d consider when comparing communities throughout this part of Prosper and Celina.

Ten minutes of additional driving before you even reach a major highway can add up quickly if you’re commuting five days per week.

Creeks of Legacy to Gates of Prosper

The Gates of Prosper was discussed as being less than approximately 10 minutes away.

That’s important because you don’t necessarily need restaurants and shopping built directly inside your neighborhood.

You already have access to a major nearby retail area.

For day-to-day errands, dining and shopping, that’s a significant convenience.

Creeks of Legacy to Legacy West

Legacy West in Plano was discussed as approximately 20–25 minutes away.

Actual travel time will depend heavily on traffic.

If you work in the Legacy/Plano employment corridor, I would absolutely test this commute during morning and evening rush hour before buying.

Don’t rely exclusively on a map estimate from the middle of the day.

Creeks of Legacy to Dallas

Downtown Dallas was discussed as roughly 45 minutes away under appropriate traffic conditions.

Again, North Texas traffic can dramatically change that number.

If you only go into Dallas occasionally, that distance may not bother you.

If you commute downtown every weekday, I’d weigh location much more heavily.

Close to PGA Frisco and Fields of Frisco

Another reason this location is interesting is the amount of development occurring nearby.

Creeks of Legacy puts you relatively close to major North Texas growth areas such as:

  • PGA Frisco
  • Fields of Frisco
  • Legacy Hills
  • Continued development around the Dallas North Tollway

For buyers moving from out of state, it’s important to understand just how quickly this portion of North Texas is changing.

Today’s empty land may not remain empty.

Be Careful With Appreciation Predictions

In the video, I discussed the expectation that continued development could contribute to increasing property values.

I would frame that carefully as a buyer.

Nearby development can potentially increase demand and make an area more desirable, but future appreciation is never guaranteed.

Instead, I’d focus on the fundamentals you can evaluate today:

Location.

Access.

Home quality.

Community condition.

Taxes.

Schools.

Amenities.

And whether there’s likely to be continued demand for the type of home you’re purchasing.

Builder Incentives in Creeks of Legacy

At the time the video was filmed, builders were offering aggressive incentives.

I was seeing examples of $50,000–$75,000 price reductions, along with potential closing-cost and interest-rate incentives.

Those incentives can change quickly.

Builders may increase them toward the end of a month, quarter or year when they’re trying to move completed inventory.

Other times, incentives can disappear entirely.

That’s why buyers should compare the current deal, not something a builder offered six months ago.

Builder Incentives Aren’t Always About Price

This is another important new-construction lesson.

The best incentive isn’t always the biggest price reduction.

A builder may offer some combination of:

  • Price reduction
  • Closing-cost assistance
  • Interest-rate buydown
  • Design-center credit
  • Appliance package
  • Upgrade allowance

Depending on your financing and how long you expect to own the home, one incentive structure could be significantly more valuable than another.

Run the numbers before choosing.

Creeks of Legacy vs Other Prosper Communities

If you’re considering Creeks of Legacy, I wouldn’t look at it in isolation.

I’d compare it with communities such as:

  • Windsong Ranch
  • Legacy Gardens
  • Star Trail
  • Lakewood at Brookhollow
  • Parks at Wilson Creek
  • Nearby Celina communities

The biggest difference will often come down to price versus amenities versus location.

Creeks of Legacy can be particularly attractive to buyers who want Prosper ISD and newer homes without needing the highest-end luxury product.

Creeks of Legacy vs Windsong Ranch

Windsong Ranch offers one of the biggest amenity packages in North Texas.

Creeks of Legacy is a different proposition.

Creeks of Legacy may make more sense if you prioritize:

  • Lower entry price
  • Lower HOA
  • Prosper ISD
  • Newer homes
  • Core community amenities
  • Access to Highway 380 and the Tollway

Windsong Ranch may make more sense if you prioritize:

  • Crystal Lagoon
  • Extensive recreation
  • Large master-planned lifestyle
  • Multiple pools
  • Community events and amenities

The question is whether you’ll actually use everything you’re paying for.

Creeks of Legacy vs Legacy Gardens

Legacy Gardens is another interesting comparison.

Legacy Gardens generally sits at a higher luxury price point but has a lower tax structure based on the information I’ve discussed in my other community tours.

Creeks of Legacy provides a lower purchase-price entry into Prosper.

That creates a perfect example of why buyers shouldn’t compare only one number.

A lower purchase price doesn’t automatically mean a lower monthly payment.

A lower tax rate doesn’t automatically mean a cheaper house.

Run both scenarios.

Who Should Consider Creeks of Legacy?

I’d put Creeks of Legacy on your shortlist if you want:

  • Prosper TX location
  • Prosper ISD
  • Newer homes
  • Homes starting below many luxury Prosper communities
  • Community pool
  • Fitness center
  • Trails and green space
  • Manageable HOA
  • Highway 380 access
  • Dallas North Tollway access
  • Proximity to Frisco
  • Multiple home sizes

It’s particularly interesting for buyers who like Prosper but don’t necessarily need a $1 million+ luxury home.

Who Might Prefer Another Community?

I’d compare other options if:

  • You want a massive resort-style amenity package
  • You want larger luxury homes
  • You want acreage
  • You prioritize the lowest possible tax structure
  • You want to live directly beside major shopping and dining
  • You want a more exclusive luxury-community feel

Again, that’s not a criticism of Creeks of Legacy.

It’s simply about matching the community with the right buyer.

The biggest question is whether the tradeoffs fit you.

If you want Windsong Ranch-level amenities, you’ll probably want to compare other options.

If you want an ultra-luxury home on a larger lot, there are better fits.

But if your goal is:

Prosper ISD + newer home + amenities + access + a more approachable purchase price,

Creeks of Legacy deserves a spot on your list.
