Legacy Gardens combines custom and luxury homes, larger homesites, Prosper ISD, community amenities and convenient Dallas North Tollway access with a quieter neighborhood feel than some of Prosper’s massive master-planned communities.
Homes discussed during my tour generally started around the $900Ks and extended well into the $2 million range, depending on the builder, lot, floor plan and finishes.

Here’s what you need to know about living in Legacy Gardens.

One of Legacy Gardens’ biggest advantages is its location.
The community sits just off the Dallas North Tollway, giving residents relatively easy access south toward Frisco, Plano and Dallas.
During my tour, I estimated downtown Dallas at less than approximately 40 minutes under favorable traffic conditions.
Of course, North Texas traffic can dramatically change commute times. If you’re moving here and commuting regularly, I’d recommend driving your actual route during morning and evening rush hour before choosing a community.
But compared with communities farther north around Celina, Legacy Gardens gives you a much more convenient starting point for traveling south.
One of the first things you’ll notice driving through Legacy Gardens is the architecture.
This doesn’t feel like a neighborhood where the same five elevations have been repeated down every street.
Homes throughout the community feature different combinations of:
That architectural variety gives Legacy Gardens a more custom and upscale appearance.
For buyers moving up from a traditional production-builder community, this can be a significant difference.
The builders discussed during my tour included higher-end and custom builders such as Drees Homes, Shaddock Homes and Risland Homes.
Homes generally ranged from approximately 3,000 to 5,000 square feet based on the properties discussed in the video.
Both one- and two-story options were available, with many homes featuring the finishes you’d expect at this price point.
Those can include:
The biggest distinction is that these homes don’t necessarily feel like standard builder-grade houses with a few upgrades added.
Lot size is one of the biggest reasons I’d consider Legacy Gardens.
Many of the homesites discussed during my tour were approximately one-quarter acre or larger.
That might not sound enormous if you’re coming from a rural area.
But within newer communities around Prosper and Frisco, the difference between a smaller production homesite and a quarter-acre-plus lot can dramatically change how a neighborhood feels.
You get more separation between houses.
You can potentially have a larger backyard.
And you have more flexibility for outdoor living.
If you’re buying a luxury home in North Texas, there’s a good chance outdoor space matters.
The larger lots in Legacy Gardens can give buyers more opportunities for features such as:
Lot dimensions vary by property, so don’t assume every homesite can accommodate every feature.
But if having room for a pool is a priority, I’d pay close attention to Legacy Gardens when comparing Prosper communities.
Something else stood out while I toured the neighborhood:
It’s quiet.
You’ll still see residents walking dogs, kids playing outside and people using the amenities, but Legacy Gardens doesn’t have the same scale or activity level as some of the area’s huge master-planned developments.
That can be a major advantage for the right buyer.
If you want luxury amenities but don’t necessarily want to live in a neighborhood that feels like a resort every weekend, Legacy Gardens strikes an interesting balance.
You aren’t giving up community amenities to get that quieter environment.
Amenities discussed during my tour included:
It’s a strong amenity package without being excessive.
That’s an important distinction when comparing Legacy Gardens with something like Windsong Ranch.
At the time of my tour, the Legacy Gardens HOA was approximately $115 per month.
That covered access to and maintenance of the community amenities discussed in the video.
HOA dues can change, so buyers should verify the current amount and review the association documents before purchasing.
But when comparing the HOA with the clubhouse, fitness center, pool, parks and trails, I think buyers should look at the value they’re actually receiving rather than simply comparing HOA numbers between neighborhoods.
The property tax rate discussed during this particular tour was just under approximately 2.2%.
That number matters considerably when you’re buying a $1 million+ property.
A relatively small difference in tax rates can translate into thousands of dollars per year at this price point.
Always verify the current tax rate and any additional assessments attached to the specific property you’re considering.
Don’t rely exclusively on a neighborhood-wide estimate.
This is something I emphasize with relocation buyers throughout Prosper and Celina.
Don’t compare two homes based solely on their listing prices.
Instead, compare:
Mortgage + property taxes + HOA + insurance + MUD/PID assessments + other recurring housing costs.
A more expensive home with a lower tax structure could potentially have a monthly payment closer to a less expensive home than you’d initially expect.
At luxury price points, those differences become even more significant.
Legacy Gardens was discussed during my tour as being zoned to Prosper ISD.
The schools mentioned for the community at the time were:
Stuber Elementary School
Reynolds Middle School
Rock Hill High School
School attendance boundaries can change as Prosper continues growing, so buyers should verify the current schools for an individual address directly with the district.
Schools are one of the most common reasons families ask me about Prosper.
Even if schools aren’t personally important to you, school zoning can still be something to understand when comparing communities because it can influence buyer demand.
But I wouldn’t choose a house based solely on the district name.
Look at the specific schools, commute, home, neighborhood, taxes and overall lifestyle together.
Legacy Gardens also gives you relatively convenient access to Frisco.
That’s important because so much of the shopping, dining, entertainment and employment growth in this part of North Texas is happening around the Dallas North Tollway corridor.
Instead of being isolated farther north, you can live in Prosper while remaining close to much of what Frisco offers.
PGA Frisco is another major destination nearby.
During my tour, I discussed Legacy Gardens as being less than approximately 20 minutes from PGA Frisco.
The surrounding area continues developing with restaurants, entertainment, businesses and additional development.
For buyers relocating from outside Texas, understanding these nearby growth corridors is important when deciding exactly where within Prosper you want to live.
The Gates of Prosper is approximately 10 minutes away based on the estimates discussed during my tour.
That’s where you’ll find a significant amount of everyday shopping, restaurants and services.
This is another advantage of Legacy Gardens.
You can have a quieter residential neighborhood without being 20 or 30 minutes from everything you need.
Legacy West in Plano was also discussed as being within approximately 20 minutes, depending on traffic.
That gives residents access to one of North Texas’ major shopping, dining and employment areas.
If you work in Plano or along the Tollway corridor, Legacy Gardens’ location becomes particularly interesting compared with communities significantly farther north.
For me, Legacy Gardens comes down to four things:
1. Location
You’re close to the Dallas North Tollway and destinations throughout Frisco and Plano.
2. Lot sizes
You generally have more breathing room than in communities dominated by smaller homesites.
3. Builder quality
The community features higher-end builders and homes with more distinctive architecture.
4. Quiet luxury
You still get amenities without living in an enormous resort-style development.
That’s the combination that separates Legacy Gardens from many other Prosper communities.
These two communities target buyers who may have similar budgets but want very different lifestyles.
Neither is automatically better.
If you’re never going to use a giant amenity package, paying for one may not make sense.
If you want your neighborhood to provide recreation every weekend, Windsong Ranch could be difficult to beat.
Star Trail is another luxury Prosper community worth comparing.
Both offer upscale homes and desirable locations, but the exact experience varies depending on the section, builder, lot and property.
Rather than choosing based on the community name, I’d compare the actual homes available at your budget.
At this price point, individual lot quality, upgrades and floor plans can matter more than broad neighborhood averages.
This is another comparison relocation buyers should make.
Moving farther north into Celina may give you access to newer construction or potentially more house for your money.
Legacy Gardens gives you a location farther south with convenient Tollway access.
So ask yourself:
How often am I commuting south?
Saving money on the house might not feel like a win if you’re adding substantial time to your commute every day.
During the video, I mentioned that homes in Legacy Gardens have tended to hold their values well.
There are logical reasons buyers may continue finding the neighborhood desirable: Prosper ISD, location, larger lots, luxury construction and access to the Dallas North Tollway.
However, future appreciation is never guaranteed.
Real estate values can rise or fall based on inventory, interest rates, economic conditions, buyer demand and many other factors.
I’d buy the home because it works for you—not because someone promises a certain future return.
I’d put Legacy Gardens high on your list if you’re looking for:
It’s particularly compelling for buyers who want a luxury neighborhood but don’t want their house sitting extremely close to the homes beside it.
I’d compare other options if:
For example, Creeks of Legacy may make more sense if your priority is getting into Prosper at a lower purchase price.
Windsong Ranch may be stronger if amenities are your number-one priority.
Legacy Gardens fits somewhere different.
Legacy Gardens is a luxury community in Prosper, Texas, located near the Dallas North Tollway with access toward Frisco, Plano and Dallas.

If your priorities are luxury, space, location and a quieter neighborhood atmosphere, I think Legacy Gardens deserves serious consideration.
You’re getting larger homesites, higher-end builders, architectural variety and amenities while remaining close to the Dallas North Tollway.
And that’s what I think separates it from many newer luxury communities.
You don’t necessarily have to choose between having a quiet neighborhood and having convenient access to Frisco, Plano and Dallas.
Legacy Gardens gives you a combination of both.
But I’d still compare it with Windsong Ranch, Star Trail and other Prosper luxury communities before deciding.
The best neighborhood isn’t simply whichever one costs the most or has the longest amenity list.
It’s the one that best fits how you actually want to live.
