If you’re considering moving to Celina TX but don’t want to wait years for a brand-new community to finish its amenities, Light Farms Celina TX deserves a serious look.

I recently toured a 2024 Shaddock-built home in Light Farms with more than 4,800 square feet, 5 bedrooms, 5.5 bathrooms, a 3-car garage, dedicated office, huge media room, multiple living spaces and an incredible outdoor entertaining setup.

The house itself is impressive, but there’s a bigger reason I think relocation buyers should understand Light Farms:

It gives you many of the benefits of a master-planned community without having to wait for the community to actually become one.

Light Farms is nearly built out. The major amenities are already there, the landscaping is more mature, and you’re only minutes from the Dallas North Tollway.

Why Buyers Keep Choosing Light Farms Celina TX

There are plenty of new master-planned communities being developed around Celina.

Ramble, North Sky, Legacy Hills and others offer buyers brand-new homes and the opportunity to get into communities relatively early.

But that comes with a tradeoff.

When you buy early, some of the amenities you’re paying for may still be under construction.

Light Farms is different.

At the time of my tour, the community was almost completely built out, and residents already had access to its established amenities.

For a relocation buyer who wants to know exactly what they’re getting before they purchase, that’s a major advantage.

Light Farms Is Much Farther South Than Some Newer Celina Communities

Location may be one of Light Farms’ biggest advantages.

During my tour, I compared Light Farms with newer communities such as Ramble, North Sky and Legacy Hills.

Light Farms sits approximately 15 minutes farther south than those communities, depending on your starting point and traffic.

That might not sound enormous.

But if you’re commuting south five days per week, 15 minutes each direction could potentially mean an extra 2.5 hours in your car every week.

That’s why I wouldn’t choose a Celina community based solely on the house.

Dallas North Tollway Access

Light Farms also gives residents extremely convenient access to the Dallas North Tollway.

From the neighborhood, you’re only a few minutes from getting onto the Tollway.

For buyers working in Frisco, Plano or farther south toward Dallas, that matters.

During my video, I compared that with communities farther north where a trip toward Dallas could be considerably longer.

At around 4:30 p.m., I had recently mapped one of those farther-north routes at approximately 1 hour 4 minutes to 1 hour 16 minutes, depending on the route.

Traffic changes constantly, so always map your specific commute at the actual time you’ll be driving it.

But the broader point remains:

Where you live within Celina can matter just as much as whether you live in Celina.

Light Farms Amenities Are Already Built

One of Light Farms’ strongest selling points is the amenity package.

Amenities discussed during my tour included:

  • 5 resort-style pools
  • Pickleball courts
  • Fitness center
  • Walking and biking trails
  • Beach area
  • Restaurant open to the public
  • Extensive outdoor recreation

More importantly, these aren’t simply amenities shown on a future development map.

They’re established parts of the community.

Light Farms HOA

At the time of my tour, the Light Farms HOA was approximately $139 per month.

That’s not the cheapest HOA you’ll find in North Texas.

But I think buyers need to evaluate what they’re receiving for the money rather than looking only at the monthly number.

Five pools, a fitness center, trails and other community amenities create a substantially different package than an HOA that simply maintains entrances and common landscaping.

The real question is:

Will you actually use the amenities?

If the answer is yes, the HOA may provide a lot of value.

A More Established Neighborhood

There’s another advantage that’s harder to quantify.

Light Farms feels more established.

New construction communities often start with tiny trees, unfinished roads, construction traffic and empty parcels.

Light Farms has had time to mature.

You have more established landscaping, developed amenities and an existing community rather than simply a promise of what the neighborhood will eventually become.

For some buyers, that’s worth paying a premium.

Homes From Around $500K to $2 Million

Another interesting feature of Light Farms is the range of housing.

Homes discussed during my tour ranged from approximately $500,000 to $2 million, depending on the section, lot, size and home.

That doesn’t mean you’re going to have a $500,000 home sitting directly beside a $2 million property.

The neighborhood is divided into different sections with different home sizes and price points.

That gives Light Farms more variety than communities targeting a relatively narrow price range.

The Shaddock Home I Toured

The property featured in this tour was a 2024 Shaddock build.

At the time of filming, it was priced around $1.25 million.

The home offered more than 4,800 square feet and included:

  • 5 bedrooms
  • 5.5 bathrooms
  • 3-car garage
  • 82-foot lot
  • Dedicated office
  • Formal dining room
  • Multiple living areas
  • Large media room
  • Wet bar
  • Outdoor kitchen
  • Extended patio
  • Primary suite downstairs
  • Secondary bedroom downstairs
  • Three bedrooms upstairs
  • Storm shelter

It’s designed for someone who wants space and loves entertaining.

An 82-Foot Lot in Celina

One of the biggest differentiators is the lot.

The home sits on an approximately 82-foot lot.

That’s becoming increasingly difficult to find in newer North Texas communities.

Many developments primarily offer 40-, 50- and 60-foot homesites.

If you want a wider lot, more separation between homes or enough backyard for a substantial outdoor setup, your options become more limited.

Other communities I mentioned during the tour offering larger lot options included Ramble and Star Trail.

Designed for Entertaining

The entire floor plan feels built around entertaining.

The main living area connects to the kitchen and dining spaces, while upstairs you have a huge media room and additional living area.

Outside, there’s another complete entertainment setup.

That gives you several places for people to gather without everyone ending up in the same room.

Large Open-Concept Kitchen

The kitchen includes:

  • Waterfall countertops
  • Six-burner KitchenAid gas cooktop
  • Double ovens
  • Large refrigerator area
  • Extensive cabinetry
  • Large island
  • Open connection to the living area

For someone who hosts regularly, the combination of prep space, seating and connection to the living room makes the layout particularly functional.

Dedicated Home Office

The home also has a dedicated office.

That’s increasingly important for buyers relocating to North Texas who work remotely or on a hybrid schedule.

Instead of converting a secondary bedroom into an office, you retain all five bedrooms while still having a separate workspace.

Primary Suite

The primary bedroom is downstairs and has tall ceilings along with upper windows bringing additional natural light into the room.

The bedroom itself is spacious.

But the bathroom and closet area are what really stood out to me.

Luxury Primary Bathroom

The primary bathroom includes:

  • Separate sinks
  • Dedicated makeup vanity
  • Freestanding bathtub
  • Oversized walk-in shower
  • Large open layout
  • Significant closet space

Having separate vanities rather than squeezing everything onto one counter is a small design decision that can make the bathroom considerably more functional.

Second Bedroom Downstairs

There’s also a secondary bedroom on the first floor.

It’s positioned away from the primary suite, making it a strong option for:

  • Guests
  • Parents
  • Multigenerational living
  • Older children
  • Long-term visitors

If you’re planning for parents to potentially live with you later, having that downstairs bedroom can be extremely valuable.

Three-Car Garage With a Storm Shelter

The three-car garage has one of the home’s most unusual features:

A steel storm shelter.

Weather is one of the most common concerns I hear from people considering a move to North Texas.

Severe weather and tornadoes do occur in the region, and this homeowner added a dedicated shelter inside the garage.

There is a tradeoff.

The shelter occupies part of one garage bay, reducing how much usable parking space you have in that section.

Golf Cart Lifestyle

Light Farms also has a strong golf-cart culture.

Because so many amenities are located within the community, a golf cart can become a practical way to get around the neighborhood rather than simply being a recreational toy.

In this garage, you could potentially use the partially occupied bay for a golf cart while retaining the other garage spaces for vehicles.

Formal Dining and Wet Bar

The home has a dedicated formal dining area large enough for a substantial table.

Nearby, there’s also a wet-bar area with space for a mini refrigerator.

That’s another feature that reinforces who this house is really designed for.

If you regularly host friends or family, you have multiple entertainment spaces rather than relying entirely on the kitchen.

Huge Upstairs Media Room

The media room may be one of my favorite spaces in the house.

There’s room for a large couch, additional bar seating and potentially extra appliances such as a mini refrigerator or popcorn machine.

You could easily turn it into a dedicated:

  • Movie room
  • Sports room
  • Gaming room
  • Cowboys watch room
  • Entertainment space

There’s also an additional upstairs living area nearby.

Large Secondary Bedrooms

One thing I noticed throughout the house is that the secondary bedrooms don’t feel like afterthoughts.

The three upstairs bedrooms are large, and the closets provide substantial storage.

That’s something I expect more at this price point.

If you’re purchasing a 4,800+ square-foot home, you shouldn’t have secondary bedrooms that feel squeezed into the floor plan.

The Outdoor Space Is Excellent

The backyard setup is another major selling point.

The homeowners extended the patio and added an outdoor entertainment area with:

  • Outdoor TV
  • Built-in grill
  • Refrigerator
  • Ice maker
  • Ceiling fan
  • Extended patio
  • Retractable shade/screen system

There’s also still usable backyard space beyond the patio.

The Retractable Screen Is Perfect for Texas

This is an upgrade I think more North Texas homeowners should consider.

The patio has a retractable screen/shade.

Why does that matter?

Two reasons:

Sun and bugs.

North Texas summers can get extremely hot, and mosquitoes can be annoying during portions of the year.

Dropping the screen helps reduce direct sunlight while also creating a barrier against bugs.

That’s a relatively simple upgrade that can make an outdoor living area considerably more usable.

Outdoor Kitchen

The outdoor kitchen takes things another step.

Instead of constantly walking back inside while entertaining, you have a built-in grill, refrigerator and ice maker outside.

Add a TV and seating area, and you have a legitimate outdoor living room.

For someone moving to Texas specifically because they want a bigger home and more outdoor entertaining space, this setup makes a lot of sense.

Light Farms Taxes and MUD

During my tour, I discussed Light Farms being within a MUD and estimated the tax rate at roughly 2.4%–2.5%, while also noting that I needed to confirm the exact number.

Because the transcript itself does not confirm the final rate, buyers should verify the current tax rate and MUD obligations for the specific property before relying on those figures.

That’s important because different sections and properties can potentially have different tax considerations.

Why Established Amenities Matter

One of the biggest lessons from comparing Light Farms with newer communities is that buying new construction comes with uncertainty.

You may be shown beautiful renderings of:

  • Pools
  • Clubhouses
  • Trails
  • Parks
  • Schools
  • Retail
  • Recreation facilities

But those features can take years to complete.

Timelines can change.

Light Farms gives buyers something different.

You can physically see and use much of what you’re paying for today.

New Community vs Established Community

Neither option is automatically better.

A brand-new community may offer:

  • More builder inventory
  • More floor-plan choices
  • Ability to select finishes
  • Opportunity to buy earlier in development
  • Newer infrastructure

An established community like Light Farms may offer:

  • Completed amenities
  • Mature landscaping
  • Established neighborhood
  • Better understanding of traffic patterns
  • Existing resale market
  • Less uncertainty about what will actually be built

Your priorities determine which is better.

Who Is Light Farms Best For?

I’d put Light Farms high on your list if you want:

  • Celina TX location
  • Quick Dallas North Tollway access
  • Established master-planned community
  • Completed amenities
  • Multiple pools
  • Fitness center
  • Walking and biking trails
  • Wider range of home prices
  • Larger luxury homes
  • Mature landscaping
  • Golf-cart-friendly lifestyle
  • More convenient commute south

It’s particularly compelling for someone who likes Celina but expects to commute regularly toward Frisco, Plano or Dallas.

Who Might Prefer Another Celina Community?

I’d compare other options if:

  • You want the newest possible community
  • You specifically want to build from the ground up
  • You want to get into a development very early
  • You don’t care about established amenities
  • You want to be farther north in Celina
  • Another community offers a significantly better total monthly payment

Ramble, North Sky, Legacy Hills and other communities may offer advantages Light Farms doesn’t.

That’s why I recommend comparing several before buying.

Light Farms vs Ramble

This is a particularly interesting comparison.

Ramble is newer and gives buyers more new-construction opportunities.

Light Farms is significantly more established.

Light Farms may make more sense if you prioritize:

  • Completed amenities
  • More mature neighborhood
  • Tollway access
  • Shorter commute south
  • Established community lifestyle

Ramble may make more sense if you prioritize:

  • Brand-new construction
  • More builder options
  • Newer floor plans
  • Getting into a community earlier
  • More opportunities to choose your homesite

Neither is universally better.

Light Farms vs Legacy Hills

Legacy Hills is another community buyers often consider when moving to Celina.

The biggest difference right now is maturity.

Light Farms has had years to develop its amenities and landscaping.

Legacy Hills is much newer and still developing.

If you want everything ready today, Light Farms has an obvious advantage.

If you prefer being earlier in the life cycle of a massive new development, Legacy Hills could be more appealing.

And compared with several newer communities farther north, you’re significantly closer to the Dallas North Tollway and destinations south toward Frisco, Plano and Dallas.

This particular Shaddock home takes that lifestyle to another level with more than 4,800 square feet, an 82-foot lot, five bedrooms, 5.5 bathrooms, multiple entertainment spaces, a three-car garage, storm shelter and a fantastic outdoor kitchen and patio setup.

If you’re comparing Light Farms with Ramble, North Sky, Legacy Hills or another Celina community, don’t ask only:

“Which house do I like best?”

Ask:

Which location fits my commute?

Which amenities are actually finished?

What are my total taxes and HOA costs?

Which lot gives me the space I want?

And which community fits how I actually want to live?

That’s how I’d decide whether Light Farms is the right fit.
