I recently toured a nearly 3,600-square-foot home in Windsong Ranch with 4 bedrooms, 4.5 bathrooms, a dedicated office, media room, upstairs game room, three-car tandem garage and what was described as the largest remaining backyard available from the builder in the community at the time of filming.
The home was listed at $930,000 after an approximately $83,000 price reduction.
But the house is only part of what you’re buying here.
Windsong Ranch is one of Prosper’s best-known master-planned communities because of its 5-acre Crystal Lagoon, multiple pools, trails, ponds, fitness center and extensive amenities. At the time of my tour, the HOA was approximately $210 per month.

Here’s what you should know about this home and living in Windsong Ranch.

Windsong Ranch is one of the communities that almost always comes up when I’m talking with buyers considering Prosper.
And there’s a reason.
This isn’t simply a subdivision with a neighborhood pool and playground.
Windsong Ranch was built around the master-planned lifestyle.
You have extensive amenities, outdoor recreation and community spaces that can make the neighborhood itself a significant part of why someone chooses to live here.
This particular home combines that lifestyle with several features that are getting harder to find together:
For me, three things immediately stand out:
The backyard.
The kitchen.
The primary bathroom.
If you entertain regularly, this floor plan makes a lot of sense.
You have an open-concept kitchen and living area connecting to a large covered patio and oversized backyard.
Then upstairs, you have additional entertainment space completely separate from the main living room.
That’s a lot of flexibility in a home under 3,600 square feet.
Let’s start with the backyard because this is probably the home’s biggest differentiator.
At the time I filmed the tour, this was described as the biggest backyard the builder had remaining for sale in the community.
That’s important in Windsong Ranch.
As communities continue building out, the best or most unusual homesites naturally become harder to find.
Here, you have a large, relatively flat backyard that could potentially give you room for multiple outdoor features depending on restrictions and design.
You could consider:
For a buyer moving to Texas specifically because they want more outdoor space, that’s a major selling point.
The backyard isn’t useful only because of its size.
You also have a substantial covered patio.
The patio features tall ceilings and a gas hookup, making it easier to build out an outdoor cooking and entertainment area.
I’d personally consider replacing the center light fixture with a large outdoor ceiling fan.
That’s the kind of small modification that could make this space significantly more comfortable during North Texas summers.
The kitchen is probably my favorite part of the interior.
You have a large island and a tremendous amount of counter space.
Features shown during my tour include:
If you cook regularly or entertain, this is the type of kitchen that actually gives multiple people room to move around.
The kitchen flows directly into the dining and living spaces.
Triple sliding glass doors connect the main living area with the backyard, and large windows bring in plenty of natural light.
Even on the cloudy, rainy day when I toured the property, the interior still felt bright.
That’s something I always pay attention to during home tours.
A house can have beautiful finishes, but poor natural light can completely change how the space feels day to day.
The living room also benefits from tall ceilings and an open-to-above design.
There’s a fireplace finished with herringbone-style tile extending vertically up the wall.
Combined with the tall ceilings and windows, the living room feels substantially larger than its actual footprint.
That’s important because the home isn’t enormous by luxury Prosper standards.
It’s under 3,600 square feet.
The design makes it feel larger.
The primary bedroom is downstairs and features vaulted ceilings.
There’s also plenty of room for a large bed and additional furniture without making the room feel crowded.
The primary bedroom itself is nice.
But the bathroom is where things get considerably more interesting.
The primary bathroom has one of the coolest shower configurations I’ve seen recently.
It’s a dual-entry shower with dual shower heads.
You can enter from either side, and the shower sits behind the freestanding bathtub, creating a more open, spa-like layout.
You also get:
It’s a noticeably more upscale primary bathroom than what you’ll find in many homes around this size.
The primary closet gives you three levels of hanging/storage space in portions of the closet.
The biggest problem might actually be reaching the top row.
That’s a pretty good problem to have.
For a home approaching 3,600 square feet, the closet feels appropriately sized rather than being an afterthought.
Another major floor-plan advantage is having a second bedroom downstairs with its own bathroom and closet.
That’s a feature I frequently recommend relocation buyers consider.
It can work extremely well for:
You still maintain the primary suite downstairs while giving guests their own separate space.
You aren’t sacrificing one of your four bedrooms to create a workspace.
There’s a dedicated office downstairs.
For someone working remotely, that’s an important distinction.
The office sits across from the media room, creating a separate section of the house for work and entertainment rather than having everything centered around the main living room.
The home also includes a dedicated media room downstairs.
That gives you another option for:
And because there’s another game room upstairs, you have multiple living spaces beyond the main family room.
Upstairs opens into a large entertainment area.
There’s plenty of space for a television setup along with something like:
I particularly like having this space separated from the main downstairs living area.
One person can watch something downstairs while someone else uses the game room upstairs.
Beside the game room is another smaller bonus area.
This could become a:
It’s not a massive room, but it’s another example of the floor plan using its square footage efficiently.
The home has four bedrooms and 4.5 bathrooms, with two bedrooms downstairs and two upstairs.
The upstairs bedrooms sit on opposite sides of the game room, creating additional separation.
That’s a layout detail I like.
Instead of having every secondary bedroom packed together down one hallway, the entertainment space provides a buffer.
The home also has a three-car tandem garage.
That means the third garage space sits behind another rather than all three bays being positioned side by side.
Some buyers love tandem garages.
Others hate them.
The downside is obvious: depending on how you park, you may need to move one vehicle to access another.
But the additional depth creates flexibility.
You could potentially use the space for:
The garage is also finished with baseboards rather than simply having taped drywall, and the home has two tankless water heaters.

For a nearly 3,600-square-foot home in Windsong Ranch with four bedrooms, 4.5 bathrooms, multiple entertainment spaces, a three-car garage and an unusually large backyard, that’s what made the property particularly interesting.
Of course, pricing and builder incentives can change quickly.
Always verify current availability before making a decision.
During my tour, I compared this property with another Windsong Ranch home I’d recently filmed.
That home was almost 3,800 square feet, had an additional bedroom and bathroom and was priced around $1.4 million.
But there was an important difference.
It was a former model home containing extensive upgrades.
That helps illustrate something important about new construction.
Don’t compare homes based solely on square footage.
A heavily upgraded model can cost hundreds of thousands more than another similar-sized home.
When you walk through a model home, almost everything is designed to impress you.
You may see:
Those things can dramatically increase the final price.
This $930K home doesn’t have every design upgrade from the $1.4 million former model.
But if your priority is getting the space, floor plan, backyard and location, that difference could represent a substantial savings.
Now we have to talk about the neighborhood.
Windsong Ranch is one of Prosper’s most recognizable master-planned communities largely because of its amenity package.
Amenities discussed during my tour include:
The Crystal Lagoon is obviously the headline feature.
It’s not simply another neighborhood pool.
It’s designed to create a beach-like environment inside the community.
The lagoon is approximately five acres and offers actual sand beaches along with opportunities for activities such as kayaking and paddleboarding.
For households that will use it regularly, that’s a major lifestyle feature.
And that’s really the key.
You’re paying for Windsong Ranch’s amenities whether you use them or not.
If your household spends weekends at the lagoon, pools and trails, you may feel you’re getting tremendous value.
If you never use community amenities, a different Prosper neighborhood may make more sense.
At the time of filming, the HOA was approximately $210 per month.
That can initially sound expensive.
But you need to look at what you’re receiving for that money.
You’re not simply paying for landscaping around the entrance.
You’re helping support a significant amenity package including the lagoon, multiple pools, trails, ponds and fitness facilities.
Whether that’s worth $210 per month depends on how much you’ll actually use it.
According to the information discussed during my tour, this section of Windsong Ranch did not have a MUD or PID assessment.
That’s important when comparing the community with newer developments carrying additional assessments.
A lower HOA somewhere else doesn’t automatically mean it’s cheaper to own the home.
If another community has a $100 monthly HOA but also a several-hundred-dollar monthly PID assessment, the total carrying cost could be substantially higher.
The tax rate discussed during my tour was approximately 1.90%.
That’s another important number at this price point.
On a home approaching $1 million, seemingly small differences in tax rates can represent thousands of dollars per year.
This is why I recommend relocation buyers compare:
Mortgage + property taxes + HOA + MUD/PID + insurance
rather than looking only at the listing price.
If you’re moving to Texas from another state, MUD and PID assessments may be completely unfamiliar.
A MUD, or Municipal Utility District, can help fund infrastructure such as water and sewer systems.
A PID, or Public Improvement District, can fund public improvements such as roads, trails and other infrastructure.
The important thing for a homebuyer is understanding the additional annual cost attached to the specific property.
During the video, I discussed a recent buyer scenario where a PID had an approximately $40,000 payoff amount and a 27-year term if no additional payoff was made.
That’s why these assessments need to be part of your community comparison.
This is a common mistake.
Someone sees:
Community A HOA: $210/month
and
Community B HOA: $100/month
and assumes Community B is cheaper.
Not necessarily.
Community B could carry additional tax assessments that more than erase the HOA savings.
Instead, compare the total annual carrying cost.
That’s especially important when you’re looking at newer communities throughout Prosper and Celina.
The backyard is probably number one.
It’s difficult to change your lot after buying a house.
The kitchen would be second.
You have an enormous amount of counter space, six-burner cooktop, double ovens and an open connection to the living and dining spaces.
Then I’d put the primary bathroom third.
The dual-entry shower gives the room a legitimate luxury feature that feels different from the standard builder bathroom.
No home is perfect.
A few things I’d think about:
Tandem garage: Some buyers prefer three garage bays side by side.
HOA: $210 per month is meaningful if you aren’t going to use the amenities.
Price point: You’re still approaching $1 million.
New construction details: The home wasn’t completely move-in ready when I toured it, with some finishing items still outstanding.
None of those automatically make it a bad choice.
They simply need to fit your priorities.
I’d put this property high on your list if you want:
It’s particularly compelling for someone who wants the Windsong Ranch lifestyle but doesn’t necessarily need a $1.4 million former model home.
I’d compare other options if:
In that case, neighborhoods like Legacy Gardens or Park Place may be worth comparing depending on your budget and priorities.
This is an interesting comparison.
Legacy Gardens offers a smaller, quieter luxury-community feel.
Windsong Ranch gives you substantially more amenities and a larger, more active community.
The question isn’t which neighborhood is objectively better.
It’s which one matches how you want to live.
Park Place offers another completely different luxury option.
Park Place is newer, gated and focused around large 80-foot homesites.
Windsong Ranch is much more established and has the significantly larger amenity package.
If you’re deciding between them, I’d ask:
Do I value privacy and a smaller gated community more?
Or:
Do I want one of the biggest amenity packages in North Texas?
Your answer will probably tell you which one deserves more attention.

The 5-acre Crystal Lagoon, multiple pools, trails, ponds and fitness center create an amenity package that’s difficult to replicate in a traditional Prosper neighborhood.
The approximately $210 monthly HOA isn’t cheap.
But that’s why you need to compare the entire picture.
If you’re going to use the amenities and you value the backyard, location and floor plan, the home could make considerably more sense than simply looking for whichever Prosper community has the lowest HOA.
The better question is:
What am I getting for the total amount I’m spending every month?
That’s how I’d compare this home against everything else available in Prosper.
