Collinsbrook Farm Frisco TX: 5-Bedroom Home Tour With a Massive Backyard

If you’re looking for homes in Frisco TX but feel like newer construction is getting expensive for the amount of house and yard you’re actually getting, Collinsbrook Farm is a community worth knowing about.

I recently toured a model home here with just over 4,100 square feet, 5 bedrooms, 4 bathrooms, a dedicated office, formal dining room, upstairs game room, media room with a wet bar and one of the largest backyards I’ve seen on a newer Frisco home.

The floor plan started around $917,000 at the time of my tour, although this model has a significant amount of upgrades that would increase the finished price.

What makes Collinsbrook Farm especially interesting isn’t just the house.

You get a Frisco address, Prosper ISD zoning, a roughly 1.92% tax rate discussed during my tour, community amenities and substantially more space than you may find for the same money in some of Frisco’s highest-profile newer developments.

Collinsbrook Farm Frisco TX

Collinsbrook Farm is one of the Frisco communities I think buyers should consider if they’re prioritizing the actual house and monthly cost over simply buying into the newest or most recognizable neighborhood.

The home featured in this tour offers:

  • 4,100+ square feet
  • 5 bedrooms
  • 4 bathrooms
  • Dedicated home office
  • Formal dining room
  • Downstairs primary suite
  • Upstairs game room
  • Media room
  • Wet bar
  • Large kitchen
  • Covered patio
  • Oversized backyard

The combination of square footage, lot size and tax structure is what really makes the neighborhood interesting.

Frisco Address With Prosper ISD

One of the first things relocation buyers should understand is that having a Frisco address doesn’t necessarily mean you’re zoned to Frisco ISD.

Collinsbrook Farm is in Frisco but the home featured in this tour is zoned to Prosper ISD.

For many buyers, that can provide an interesting combination.

You get the Frisco location while still having access to Prosper ISD.

However, school attendance boundaries can change, so always verify the exact schools assigned to a specific property before purchasing.

More Than 4,100 Square Feet

At just over 4,100 square feet, this is a large home.

But what’s more important is how that square footage is used.

You aren’t simply getting five oversized bedrooms.

You have multiple dedicated spaces throughout the house, including an office, formal dining room, game room and media room.

That gives the floor plan flexibility for a larger household, remote workers or buyers who entertain regularly.

Dedicated Home Office

Immediately after entering the home, you’ll find the dedicated office.

It’s positioned toward the front of the house overlooking the porch.

For someone working remotely, that’s a great location because your workspace is separated from much of the everyday activity deeper inside the home.

And because this is already a dedicated office, you aren’t sacrificing one of the five bedrooms to create a workspace.

Formal Dining Room

Across from the office is a formal dining area.

Formal dining rooms aren’t as important to every buyer today, but I still like having the additional space.

If you don’t need a traditional dining room, you could potentially use it as another:

  • Sitting area
  • Flex room
  • Homework space
  • Additional office
  • Entertaining space

If you regularly host holidays or larger gatherings, keeping it as a formal dining room could also make a lot of sense.

One of the Biggest Living Rooms I’ve Toured

The living room is one of the biggest highlights of this home.

You have a huge open layout, tall ceilings, large windows and a massive electric fireplace extending vertically up the wall.

The fireplace is probably one of the largest I’ve seen while touring newer homes around Frisco.

The wall treatment running above it makes the entire space feel considerably more upgraded.

There’s also an open overlook from the second floor rather than a solid wall, which helps bring additional light into the center of the home.

Triple Sliding Glass Doors

The living room also features triple sliding glass doors opening toward the covered patio and backyard.

That’s a feature I particularly like for entertaining.

Open those doors during good weather and the living room effectively extends outside.

Combined with the size of this backyard, you have plenty of potential for creating a much larger outdoor living setup.

A Huge Backyard for Frisco

This might be the biggest differentiator.

The backyard is enormous compared with what I’ve seen on many newer Frisco homes.

During the tour, I estimated it at two or even three times the size of some backyards I’ve seen on other newer Frisco properties.

If you want room for:

  • Pool
  • Outdoor kitchen
  • Playset
  • Dogs
  • Large patio
  • Additional landscaping
  • Open grass

this type of homesite deserves attention.

Lot size is one of the biggest things buyers sacrifice as land becomes more expensive throughout Frisco.

Covered Outdoor Living

The home already has a covered patio and outdoor speakers.

Add a TV and grill, and you could create a great outdoor entertainment area without immediately needing a major renovation.

With the size of the yard, you also have room to expand beyond the existing covered patio.

For buyers moving from another state specifically looking for more outdoor space, that’s a major advantage.

Open-Concept Kitchen

The kitchen opens directly into the main living area.

Features shown during my tour included:

  • Five-burner gas cooktop
  • Built-in oven
  • Microwave
  • Cabinets extending to the ceiling
  • Large pantry
  • Coffee/bar area
  • Breakfast nook
  • Large island

The large windows extending toward the ceiling also bring a significant amount of natural light into the kitchen and living spaces.

Huge Pantry

The pantry is another small feature that becomes important once you actually live in the home.

It’s substantially larger than some pantries I’ve seen even in homes around this price point.

For a five-bedroom house potentially accommodating a larger household, that additional storage makes sense.

Primary Bedroom

The primary suite is located downstairs.

The bedroom features a tray-style ceiling with wood detailing and enough additional space to create a sitting area.

That gives you more flexibility than simply fitting a bed and nightstands into the room.

Primary Bathroom

The primary bathroom includes:

  • Freestanding bathtub
  • Separate walk-in shower
  • Tile extending up the shower walls
  • Separate sinks
  • Large countertop areas
  • Walk-in closet

It’s a fairly traditional luxury new-construction primary bathroom, but the finishes in the model make it feel more upscale.

Remember: This Is a Model Home

This is important.

The floor plan started around $917,000 when I filmed the tour.

But the home you’re seeing is the model.

I estimated there could easily be tens of thousands—and potentially more than $100,000—of upgrades represented throughout the house.

That doesn’t mean your finished home automatically costs another $100,000.

It means you need to ask the builder:

What’s standard?

What’s upgraded?

What’s structural?

What would it actually cost to reproduce the features I like?

Never assume the advertised base price buys the model home you’re touring.

Upstairs Game Room

Upstairs, you have another large secondary living area.

It could easily function as a:

  • Game room
  • TV room
  • Kids’ living room
  • Sitting area
  • Homework space

This gives you separation between the main downstairs living room and the secondary bedrooms upstairs.

But the feature I liked even more is right beside it.

Media Room With Wet Bar

The media room has a darker design, projector setup and a wet bar with refrigerator/beverage storage.

This was probably one of my favorite parts of the house.

Instead of having a media room where everyone constantly runs downstairs for drinks, you have everything immediately outside the entertainment space.

I was also told during the tour that a wet-bar configuration is available in many of the builder’s spec homes rather than being something found only in the model.

Buyers should verify what’s included on the specific inventory home they’re considering.

Four Bedrooms Upstairs

The primary suite is downstairs, with the other four bedrooms located upstairs.

Several of the secondary bedrooms are surprisingly large.

That’s important in a 5-bedroom home.

Some builders squeeze additional bedrooms into a floor plan simply to advertise a higher bedroom count.

Here, several of the rooms still provide good usable space.

Jack-and-Jill Bathroom

Two of the upstairs bedrooms share a Jack-and-Jill bathroom.

The design allows one person to use portions of the bathroom while another uses the sink area, making the space more functional for multiple people getting ready simultaneously.

One bedroom also had a noticeably larger closet, so expect some negotiation over who gets which room.

Laundry Room With Sink

The laundry room includes a sink, which is another practical feature I hear buyers ask about regularly.

It’s relatively easy to overlook during a home tour but considerably harder to add after construction if the plumbing isn’t already where you need it.

Again, because this is a model home, buyers should verify whether the sink is standard or an upgrade.

Collinsbrook Farm Property Tax Rate

One of Collinsbrook Farm’s biggest advantages is the property-tax rate discussed during my tour.

It was approximately 1.92%.

That’s worth paying attention to if you’re comparing this home with newer developments elsewhere in North Texas.

A lower tax rate can materially change your monthly housing payment, especially once you’re shopping near or above the $1 million range.

Why Tax Rate Matters More Than Buyers Think

Suppose you’re comparing two homes around the same purchase price.

One has a 1.92% property-tax rate.

Another is closer to 2.7% or 2.8%.

That’s a significant annual difference.

This is why I recommend relocation buyers compare:

Mortgage + property taxes + HOA + PID/MUD/MMD + insurance

instead of looking only at listing prices.

A cheaper house can sometimes cost more every month.

Collinsbrook Farm Amenities

Collinsbrook Farm offers amenities without the extremely high HOA costs found in some larger master-planned communities.

Amenities discussed during my tour include:

  • Community pool
  • Parks throughout the phases
  • Fishing pond
  • Outdoor spaces

There are six phases in the community, with parks distributed throughout.

The City of Frisco had also donated land for another park, which was expected to begin development around 2027 based on information provided at the time of my tour.

Development timelines can change, so verify current plans before purchasing.

Collinsbrook Farm HOA

Another benefit is the relatively manageable HOA compared with several competing Frisco communities.

During the tour, I specifically discussed how other North Texas HOAs can exceed $1,000 annually and some newer master-planned communities can run into the mid-thousands.

That’s important because you aren’t giving up all community amenities to achieve the lower cost.

You still have access to pools, parks and the fishing pond.

Collinsbrook Farm vs Fields of Frisco

This is probably the comparison I’d make if your budget is approaching $1 million.

Fields of Frisco is one of the biggest developments happening in North Texas.

But you’re paying for that location, new development and future growth.

During my tour, I discussed how a comparable 4,100-square-foot, five-bedroom home in Fields could potentially start well above $1 million and possibly around $1.2 million depending on the home.

Those aren’t apples-to-apples properties, but that’s exactly why you should compare them.

Ask yourself:

Do I want to pay more to be in Fields?

Or:

Would I rather put that money toward more house, more yard or a lower monthly payment elsewhere in Frisco?

There’s no universally correct answer.

More House for Your Money in Frisco

That’s the core argument for Collinsbrook Farm.

You’re still in Frisco.

You’re still zoned to a highly sought-after North Texas school district.

You’re getting newer construction.

You’re getting community amenities.

And you may be able to get substantially more square footage and backyard space than you would in some of Frisco’s more heavily marketed developments.

For the right buyer, that’s a compelling tradeoff.

Should Prosper ISD Be a Dealbreaker?

Some buyers contact me specifically wanting Frisco ISD.

Others specifically request Prosper ISD.

If you’re in the first group, Collinsbrook Farm’s zoning may be a reason to look elsewhere.

But I wouldn’t automatically eliminate the neighborhood simply because the mailing address says Frisco while the schools are Prosper ISD.

Research the actual schools and decide whether they meet your priorities.

The school district name alone shouldn’t make the entire decision for you.

Who Is This Home Best For?

This particular floor plan could be a great fit if you’re looking for:

  • 4,100+ square feet
  • 5 bedrooms
  • Downstairs primary suite
  • Dedicated office
  • Formal dining
  • Large living room
  • Massive fireplace
  • Large backyard
  • Covered patio
  • Game room
  • Media room
  • Wet bar
  • Newer Frisco home
  • Prosper ISD

It’s particularly appealing for buyers who want a larger house and yard without moving farther north into Prosper or Celina.

Who Might Prefer Another Frisco Community?

I’d compare other neighborhoods if you prioritize:

  • Frisco ISD specifically
  • Gated access
  • Mature landscaping
  • Extensive resort-style amenities
  • Smaller home/lower purchase price
  • Fields of Frisco specifically
  • A fully established neighborhood with no nearby construction

Again, the “best neighborhood in Frisco” depends entirely on what you’re trying to accomplish.

Then there’s the roughly 1.92% tax rate discussed during my tour.

That’s where the comparison gets interesting.

Instead of asking whether Collinsbrook Farm is “better” than Fields, The Grove or another Frisco neighborhood, ask:

What does my budget buy in each community, and what will my total monthly payment actually be?

If you value a larger house, a bigger backyard and lower ongoing costs more than being in Frisco’s newest high-profile development, Collinsbrook Farm may be a better fit than you initially expected.
