I recently toured a Trophy Signature home in Cross Creek Meadows with 4 bedrooms, 3 bathrooms, a dedicated office, media room, upstairs game area, two downstairs bedrooms and two upstairs bedrooms. At the time of the tour, this home was listed around $534,000, making the amount of space and functionality particularly interesting for buyers comparing Celina communities.
But the purchase price isn’t the only number buyers need to understand.
Cross Creek Meadows has an HOA and a PID assessment, so if you’re relocating to Celina, it’s important to understand how those additional costs affect your actual monthly payment.

Cross Creek Meadows is a newer community in Celina offering buyers another option if they want modern homes, community amenities and access to the continued growth happening throughout northern DFW.
The home I toured was built by Trophy Signature Homes and came in at a little over 3,000 square feet.
The layout includes:
For the size and price point discussed during the tour, that’s a lot of usable space.
One feature I particularly like is having two bedrooms on the first floor.
The primary suite is downstairs, but there’s also a secondary bedroom with access to a full bathroom.
That creates flexibility for guests, multigenerational living or anyone who simply doesn’t want every secondary bedroom upstairs.
The remaining two bedrooms are upstairs near the media and game areas.
The downstairs office sits near the primary bedroom.
It’s not an enormous room—I estimated it around 9×9 or 9×10 during the tour—but that’s plenty of room for a desk and home-office setup.

For relocation buyers working remotely, having a true dedicated space without sacrificing one of the four bedrooms is a big advantage.
The main living area has an open layout connecting the kitchen, dining and living room.
One thing I liked about this particular floor plan is that the rooms still feel somewhat defined.
Some open-concept homes essentially create one giant rectangle where it’s difficult to figure out where the dining room ends and living room begins.
This home does a better job separating the spaces while keeping everything connected.
The kitchen includes several features buyers commonly look for in newer Celina homes:
The pantry provides plenty of storage, while the separate counter area could work for a coffee station, air fryer, crockpot or other appliances you don’t necessarily want taking up your main countertop space.
One thing you’ll notice throughout this Trophy Signature home is the taller ceiling height.
It helps make the house feel more upscale and spacious than the square footage alone might suggest.
That’s especially noticeable in the main living area where the ceiling slopes upward toward the second floor.
When you’re comparing similarly priced homes, ceiling height is one of those details that’s easy to overlook online but immediately noticeable in person.
The primary bedroom is positioned toward the back of the house, giving it additional separation from the main entry and secondary bedroom.
The bedroom has plenty of room for a larger bed and furniture while benefiting from the taller/sloped ceiling design found throughout the home.
The primary bathroom includes:
The primary closet makes good use of its space.
Instead of installing only one hanging bar throughout, the layout uses multiple levels of hanging storage.
That gives you considerably more usable storage without requiring an enormous closet footprint.
There’s also dedicated shoe/storage space.
The laundry room is another surprisingly practical feature.
There’s enough room for the washer and dryer plus additional appliances.
During my tour, I pointed out space where you could potentially add a secondary refrigerator or deep freezer.
For a larger household, that’s a feature you might appreciate considerably more than another decorative upgrade.
Upstairs, you have an open secondary living area overlooking the main living room.
This could work as a:
That gives you another living space without taking away from the dedicated media room.
The media room is one of the biggest reasons this floor plan stands out at its price point.
You have a separate enclosed room upstairs that could be used for movies, sports or video games.
There’s also additional attic/storage access nearby.
Finding a four-bedroom home with both an office and separate media/game spaces at this price point is what made this property particularly interesting during my tour.
The two upstairs bedrooms are smaller than what you’d find in some larger 3,500+ square-foot homes, but I was pleasantly surprised by their size.
You’re fitting four bedrooms, an office and multiple living spaces into a little over 3,000 square feet.
Something has to give.
But the secondary bedrooms don’t feel excessively cramped.
There’s also a Jack-and-Jill bathroom connecting the upstairs bedrooms, with separate sink areas that make it easier for two people to get ready simultaneously.
One of my favorite features of this particular homesite is what’s behind it.
Instead of immediately backing up to another house, the property backs toward a walking trail and creek/wooded area.
That provides additional privacy and a more open feeling from the backyard.
Lot placement matters.
Two identical floor plans in the same community can provide very different living experiences depending on what’s behind them, how they’re oriented and where they’re positioned relative to roads and amenities.
The home includes a two-car garage with a tankless water heater and some additional storage space.
I also discussed an important consideration during the tour:
Garage dimensions.
A standard two-car garage can be tight if you drive a full-size truck or large SUV.
If garage space is important to you, don’t just ask whether the house has a two-car garage.
Measure it.
At the time of my tour, the HOA for this property was approximately $950 per year.
The community includes the types of features you’d expect from a newer master-planned neighborhood, including walking trails, parks and other amenities.
However, HOA isn’t the only additional cost you need to consider.
There’s also a PID.
This is probably the most important financial consideration for buyers looking at Cross Creek Meadows.
PID stands for Public Improvement District.
The annual assessment discussed during my tour varied based on lot size.
Approximate annual amounts were:
40-foot lots: a little over $2,600
55-foot lots: approximately $3,164
60-foot lots: approximately $3,426
The assessment discussed had approximately 27 years remaining at the time of filming.
These figures can change, so always verify the specific PID assessment attached to the property you’re considering.
This is where buyers need to look beyond the listing price.
An additional $3,000+ annual assessment could mean roughly another $250-$300 per month in housing costs.
That’s meaningful.
But that doesn’t automatically make Cross Creek Meadows a bad value.
The correct question is:
What else could I buy for the same total monthly payment?
This is one of the biggest lessons for anyone moving to North Texas.
Suppose one house costs $535,000 but has an additional PID assessment.
Another home farther south doesn’t have that assessment—but costs $575,000.
Which is cheaper?
You can’t answer that from the purchase prices alone.
You need to compare:
Mortgage + taxes + PID/MUD + HOA + insurance.
During the tour, I discussed making a similar calculation when purchasing my own home. The additional district cost was worthwhile to me because getting the house and location I wanted without it would have required spending substantially more on the purchase price.
That’s the type of calculation every buyer should make.
A Public Improvement District is a designated area where property owners pay an additional assessment to fund improvements or infrastructure within that district.
For a buyer, the most important things to determine are:
Don’t automatically eliminate every home with a PID.
But don’t ignore it either.
Understand the numbers before making the decision.
At the time of this tour, this particular four-bedroom home was listed around $534,000.
I also toured a neighboring home that was roughly 3,400-3,600 square feet with five bedrooms and four bathrooms, priced closer to $600,000.
That’s approximately a $60,000 difference.
If your budget is already near its upper limit, deciding whether you actually need that fifth bedroom and additional square footage could save a substantial amount.
This is especially important for relocation buyers.
It’s easy to walk through a model home and convince yourself you need every feature.
But ask yourself:
Do you need five bedrooms instead of four?
Do you need 3,600 square feet instead of 3,000?
Do you need four bathrooms instead of three?
Would you rather put that additional money toward a better lot, lower payment or other priorities?
The “best” house isn’t necessarily the biggest one.
If you’re considering this neighborhood, I’d also compare it with communities such as:
Each has a different combination of home prices, lot sizes, amenities, builders, taxes and additional assessments.
Cross Creek Meadows may appeal particularly strongly to buyers who want more home for their budget and are comfortable accounting for the PID.
This particular Trophy Signature home makes sense for someone who wants:
For a household that needs multiple flexible spaces without moving into the $600K+ range, it’s an interesting option.
I’d put Cross Creek Meadows on your list if you prioritize:
But I’d make sure you understand the PID before making your decision.
You may want to compare other Celina neighborhoods if:
There’s no one community that’s right for everyone.
That’s why comparing total monthly cost and lifestyle is more useful than simply comparing listing prices.

That’s a lot of house.
The biggest consideration is the PID.
An additional $2,600-$3,400+ per year isn’t insignificant.
But don’t evaluate that number in a vacuum.
Compare the total monthly payment with what a similar home would cost in another Celina, Prosper or Frisco community.
Sometimes paying an additional assessment allows you to purchase substantially more house at a lower purchase price.
Other times, the math doesn’t work.
That’s why the answer depends on the specific property.
Don’t buy based solely on price. Buy based on the house, location, community and total cost of ownership.
