One of the biggest things that separates Legacy Gardens from many newer North Texas communities is the combination of approximately quarter-acre homesites and, according to the information available during my tour, no MUD or PID assessment.
I recently toured a home here offering approximately 4,400 square feet depending on options, up to six bedrooms, 6.5 bathrooms, three bedrooms downstairs, large living spaces, a dedicated office, game room, media room, covered patio, and a huge backyard.

Legacy Gardens is a newer luxury community in Prosper, Texas.
It’s located directly across from Star Trail, another well-known Prosper master-planned community. While the two neighborhoods are close geographically, they offer different homes, lots, amenities, and overall buying experiences.
Legacy Gardens particularly stands out for buyers looking for more space.
The home featured in my tour sits on approximately a quarter-acre homesite, giving you substantially more usable backyard than you’ll find with many newer North Texas homes.
For buyers who want to live in Prosper but don’t want homes packed tightly together, that’s a major advantage.
Lot size is one of the first things I’d pay attention to when comparing Legacy Gardens with other Prosper communities.
A quarter-acre is approximately 10,890 square feet.
That additional land can give you more flexibility for:
The home I toured already had an expansive backyard, covered patio, landscaping, and built-in fire pit.
If outdoor space is one of your priorities, don’t compare homes based solely on interior square footage.
The lot matters.
One of the biggest financial advantages discussed during my Legacy Gardens tour was the absence of a MUD or PID assessment.
MUD stands for Municipal Utility District.
PID stands for Public Improvement District.
These types of districts and assessments are relatively common in growing areas of North Texas, including portions of Prosper and Celina.
They aren’t automatically bad.
They help fund infrastructure and improvements associated with developing communities.
However, they can increase the overall cost of owning a home.
That’s why buyers should compare the total monthly payment instead of looking only at the purchase price.
For the Legacy Gardens home featured in my tour, having no MUD or PID was a major selling point.
Always verify the current tax and assessment information for the specific property you’re considering before purchasing.
Legacy Gardens is positioned toward the luxury end of the Prosper housing market.
At the time of my tour, there weren’t any immediate spec homes available matching this exact floor plan.
I estimated that building a similar home from the ground up, depending on options and upgrades, would be approximately $1.2 million to $1.3 million.

Treat that $1.2 million to $1.3 million figure as a snapshot from the time of filming rather than current pricing.
The home featured in my tour gives you a good example of the type of product available at this price point.

It’s a substantial amount of functional living space.
One of the biggest advantages of this floor plan is having three bedrooms downstairs.
That’s something I increasingly see buyers prioritize, particularly households considering multigenerational living.
Three downstairs bedrooms can work well for:
One of the secondary bedrooms is located relatively close to the primary suite, which could be especially useful as a nursery for households with younger children.
Depending on your stage of life, that proximity could be either a major advantage or something you’d prefer to avoid.
The dedicated office is another highlight.
This isn’t a small room that technically qualifies as an office.
It’s large enough in the model to accommodate a desk, couch, and additional furniture.
The vaulted-style ceiling and wood beams also give the room a more custom appearance.
For remote workers relocating to North Texas, having a legitimate office without sacrificing a bedroom can make a major difference.
The main living space is extremely open.
You have a fireplace extending vertically up the wall, built-in counters on either side, large windows, and sliding glass doors connecting the living area with the backyard.
This is one of the biggest differences between a home that’s simply large and one that actually feels large.
The square footage is being used where people spend their time.
The living room doesn’t feel undersized compared with the rest of the house.
The kitchen is another major highlight.
Features shown during my tour included:
For buyers who entertain frequently, the kitchen connects extremely well with the main living space and backyard.
The pantry is considerably larger than a standard kitchen pantry.
There’s plenty of room for food storage, appliances, bulk purchases, and other items you may not want sitting on the kitchen countertops.
This is another example of functional square footage.
A 4,400-square-foot house should have storage that matches the size of the home.
This one does.
The backyard may be one of the biggest reasons to consider this particular Legacy Gardens home.
The quarter-acre homesite provides noticeably more outdoor space than many newer communities with narrower lots.

If you spend a lot of time outside, the difference between a small builder lot and approximately a quarter-acre can be substantial.
The backyard appears to provide substantial usable space, making a pool one of the obvious possibilities buyers might consider.
During the tour, I discussed how adding a pool in North Texas can easily become a six-figure project depending on design and features.
If a pool is important to you, get actual quotes and confirm lot restrictions, setbacks, utilities, HOA requirements, and drainage before purchasing based on the assumption that one can be added.
The primary suite is huge.
You have tall tray ceilings, room for large nightstands, additional furniture, and potentially a separate sitting area.
But one of the more unusual features is located immediately outside the sleeping area.
The primary suite has its own beverage or coffee area.
Instead of walking all the way to the kitchen first thing in the morning, you could keep a coffee maker and other drinks directly outside the bedroom.
It’s definitely not a necessity.
But at this price point, those small luxury features can help differentiate one floor plan from another.
The primary bathroom continues the luxury feel.
Features include:
The shower is particularly spacious, with plenty of room for toiletries and a dedicated bench.
The primary closet is another standout.
There’s extensive hanging space, shelving, storage for folded clothing, and room for shoes and accessories.
For a home at this size and price point, that’s what I’d expect.
The closet feels proportionate to the rest of the primary suite rather than being an afterthought.
Even the laundry room is large.
The space shown in the home included:
Having space for a second refrigerator is one of those features that can be extremely useful for a larger household.
Upstairs, you get another substantial entertainment space.
The game room has enough room for options such as:
This gives the home another living zone away from the primary downstairs entertaining area.
The media room is separate from the upstairs game area.
That’s an important distinction.
Instead of having one upstairs room trying to serve every purpose, you can have an open game room plus an enclosed media room.
The media room shown during my tour included a beverage area, refrigerator, shelving, and enough room for a full theater-style setup.
And because the doors close, you get better sound separation from the rest of the house.
One theme throughout this house is room size.
The secondary bedrooms don’t feel like tiny rooms added simply to increase the bedroom count.
During my tour, I noted that even one of the secondary closets was comparable in size to primary closets I’ve seen in other homes.
For a household with older children, long-term guests, or multigenerational family members, that extra space can make a noticeable difference.
Legacy Gardens also offers community amenities.
During my tour, I referenced a community pool and pond among the neighborhood amenities.
That gives residents recreational options without requiring the enormous amenity package—and potentially higher HOA costs—found in some larger master-planned communities.
The exact HOA costs and amenities should always be verified before purchasing.
The home featured in my tour was within Prosper ISD at the time of filming.
If school zoning is important to your purchase, verify the exact current school assignments directly with Prosper ISD.
North Texas continues growing rapidly, and attendance boundaries can change as new schools open.
Don’t rely solely on an old MLS listing, video, or builder information.
This is one of the most natural comparisons because the communities are directly across from each other.
Star Trail is one of Prosper’s best-known master-planned communities and offers an extensive amenity package, multiple builders, different lot sizes, and both new construction and resale opportunities.
Legacy Gardens provides a different value proposition.
For certain buyers, the approximately quarter-acre lots and no MUD or PID structure discussed during my tour could be significant advantages.
If I were comparing the two, I’d evaluate:
Don’t choose based solely on which neighborhood name you’ve heard more often.
Move farther north into Celina and your options expand dramatically.
Celina offers numerous new-construction communities and, depending on the neighborhood and price point, you may be able to find different lot sizes or more house for your budget.
But there are tradeoffs.
Some Celina communities have MUD, PID, or MMD costs.
You’ll also generally be farther north from established Frisco development and major employment areas.
Legacy Gardens gives buyers the opportunity to stay in Prosper while still getting a larger homesite.
Frisco generally puts you closer to established employment, shopping, dining, entertainment, PGA Frisco, Fields of Frisco, and other major development.
But finding newer luxury construction on approximately a quarter-acre lot at the same price point can become more difficult depending on the specific part of Frisco you’re considering.
This is where Prosper becomes attractive.
You can remain relatively close to Frisco while getting a different residential environment and potentially more land.
When comparing a $1.2 million home in Legacy Gardens against another $1.2 million home elsewhere, don’t assume they cost the same to own.
Compare:
The absence of a MUD or PID assessment on the home discussed during my tour is important precisely because those costs can affect the true monthly payment.
This is particularly important for buyers relocating from outside Texas who may not be familiar with North Texas special taxing districts.
Legacy Gardens may be a strong fit if you’re looking for:
For buyers who specifically want Prosper but don’t want a tightly packed new-construction neighborhood, Legacy Gardens deserves consideration.
Legacy Gardens won’t be right for everyone.
You may want to compare other communities if:
The goal isn’t to find the “best” neighborhood.
It’s to find the community that makes the most sense for your lifestyle and budget.

You can get a newer luxury home in Prosper with approximately a quarter-acre homesite, substantial backyard space, Prosper ISD, community amenities, and—based on the property information discussed during my tour—no MUD or PID assessment.
The home itself also provides a lot of functionality.
Approximately 4,400 square feet, up to six bedrooms, 6.5 bathrooms, three bedrooms downstairs, a dedicated office, large kitchen, oversized living area, game room, media room, huge primary suite, private coffee bar, enormous closet, large laundry room, and substantial backyard give you a lot of usable space.
The biggest tradeoff is price.
Legacy Gardens isn’t an entry-level Prosper neighborhood.
If you’re shopping around the $1.2 million-plus range, however, the combination of house, lot, location, and tax structure deserves a close comparison against Star Trail, Frisco, and luxury communities farther north.
Ultimately, I’d focus on one question:
Are you getting the combination of home, lot, location, and monthly payment that matters most to you?
If the answer is yes, Legacy Gardens could be a very strong option.
