Ten Mile Creek is a newer residential community in Celina with ongoing new construction.

When I toured the neighborhood, there were still quite a few homes being built, giving buyers an opportunity to purchase in a community that’s earlier in its development compared with some of Celina’s more established neighborhoods.

For buyers relocating to North Texas, that creates both advantages and tradeoffs.

You get newer homes, modern floor plans, and the opportunity to move into a growing area.

However, you should also expect ongoing construction while portions of the neighborhood continue being completed.

Where Is Ten Mile Creek Celina TX?

Location is one of the first things I’d consider when comparing Ten Mile Creek with other Celina neighborhoods.

The community provides access to the Collin County Outer Loop, which can help connect residents with other major roads and North Texas employment areas.

You’re also within reach of the Dallas North Tollway corridor as development continues expanding north.

During my tour, I estimated approximately:

  • 30 minutes to Frisco
  • 45 minutes to Dallas
  • Convenient access to Prosper and surrounding North Texas suburbs

Actual drive times depend heavily on traffic, construction, time of day, and your exact destination.

If you’re relocating to Celina and commuting regularly, I recommend driving your actual commute during rush hour before choosing a community.

Ten Mile Creek Celina Amenities

Ten Mile Creek offers several of the amenities buyers commonly look for when comparing newer Celina master-planned communities.

Amenities discussed during my tour included:

  • Community green space

This is important because you’re not simply comparing houses when choosing between Celina communities.

You’re comparing lifestyles.

Some buyers want the largest possible amenity package. Others would rather have a simpler community and potentially lower ongoing costs.

The right answer depends on how often you’ll actually use the amenities you’re paying for.

Ten Mile Creek New Construction Homes

New construction is a major reason buyers may consider Ten Mile Creek.

The home I toured was built by American Legend Homes and provides a good example of the type of floor plan available within the community.

The home included:

  • More than 3,100 square feet
  • 4 bedrooms
  • 3.5 bathrooms
  • 2 bedrooms downstairs
  • Dedicated study
  • Game room
  • Media room
  • Greenbelt lot
  • Large backyard
  • Covered patio
  • Tankless water heater
  • Additional garage storage

For buyers who need flexible living arrangements, having two bedrooms downstairs can be particularly useful.

Two Bedrooms Downstairs

This is one of my favorite characteristics of this particular floor plan.

You have the primary suite downstairs, but you also have a secondary bedroom with convenient access to a full bathroom.

That can work well for:

  • Parents or in-laws
  • Older guests
  • Multigenerational living
  • Older children
  • Long-term visitors

If you’re relocating to Texas and expect family to visit frequently, this type of layout can be much more functional than having every secondary bedroom upstairs.

Dedicated Home Office

Immediately after entering the home, you have a dedicated study with glass doors.

For buyers working remotely, this is a valuable feature because you don’t have to sacrifice one of the four bedrooms to create an office.

The room also has a window, giving you natural light while working.

Built-in shelving could make the space even more functional.

Kitchen and Living Area

The main living area has an open layout while still providing a dedicated dining area.

That separation is something some buyers prefer over having the kitchen, dining, and living spaces feel like one enormous room.

The kitchen in the home I toured included:

  • Built-in microwave
  • Oven
  • Dishwasher
  • Large island
  • Extensive cabinet space
  • Pull-out trash storage

The pantry was particularly impressive for a home in this general price range.

Large Pantry and Storage

Storage is one of those features that’s easy to overlook when touring a model or inventory home.

Then you actually move in.

This floor plan does a good job providing storage throughout the house.

In addition to the large kitchen pantry, you have:

  • Under-stair storage
  • Coat closet
  • Laundry storage
  • Garage storage
  • Attic storage
  • Large bedroom closets

That’s useful for households planning to stay in the home for several years.

Ten Mile Creek Greenbelt Homes

The home I toured backs to a greenbelt.

That’s one of the biggest features I’d personally pay attention to with this property.

Instead of looking directly into another backyard, you have open green space behind the home and a pond nearby.

Greenbelt lots can be appealing because they may provide additional privacy and a more open backyard environment.

However, buyers should always investigate what’s actually planned behind a property.

Never assume that vacant land will remain vacant forever unless there’s documentation supporting that conclusion.

Backyard and Outdoor Living

The backyard was another major positive.

There’s plenty of usable yard space for buyers who want room for:

  • Dogs
  • Kids
  • Outdoor entertaining
  • Additional patio space
  • Potential future improvements

The covered patio also included a natural-gas connection.

If you grill frequently, having a direct gas hookup means you don’t have to rely on propane tanks.

There’s also wiring available for an outdoor television, making the patio easy to turn into an outdoor entertainment area.

Primary Bedroom and Bathroom

The primary bedroom is located downstairs and offers plenty of room for a large bed and additional furniture.

The bathroom includes:

  • Separate vanities
  • Walk-in shower
  • Bathtub
  • Herringbone-style flooring
  • Large closet

One thing the shower doesn’t have is a built-in bench.

That’s a relatively minor detail, but it’s exactly the kind of thing I like pointing out during my home tours.

A floor plan can look fantastic online while still having small functional differences that matter once you’re actually living there.

Bedroom and Closet Sizes

One thing I’ve noticed while touring American Legend Homes in this community is the amount of closet space.

The secondary bedrooms aren’t enormous, but the closets are surprisingly usable.

That’s worth paying attention to.

Some builders create an impressive primary suite while making the secondary bedrooms extremely small.

If you have young children, that may not matter today.

But as they get older, bedroom size and storage can become much more important.

It’s also something future buyers may consider when you eventually sell.

Upstairs Game Room

Upstairs, the floor plan includes a secondary living or game-room area.

You could use this space for:

  • Pool table
  • Ping-pong table
  • Gaming
  • Kids’ playroom
  • Secondary family room
  • Homework area

Having a second living space gives households more flexibility than relying entirely on the downstairs living room.

Dedicated Media Room

The home also includes a dedicated media room.

This creates an interesting advantage because the media room can be closed off from the upstairs game room.

That means someone can watch a movie or TV while other people use the game room without both spaces competing as heavily with each other.

For households with children or buyers who entertain frequently, having separate entertainment spaces can be a major benefit.

Ten Mile Creek PID: What Buyers Need to Know

This is one of the most important parts of buying a home in Ten Mile Creek.

During the beginning of my tour, I initially referred to the community as having a MUD, but later corrected that: the assessment discussed for this property was a PID.

PID stands for Public Improvement District.

This distinction matters because MUDs and PIDs aren’t necessarily structured the same way.

A PID can help finance public improvements within a defined area and may create an additional assessment for property owners.

How Much Is the Ten Mile Creek PID?

The figures discussed during my tour were approximately:

  • 55-foot lots: $366 per month
  • 60-foot lots: $407 per month

I also referenced an effective tax rate of approximately 2.06% during the tour.

These numbers were accurate to the information available when I filmed the property and should not be treated as a current quote.

The home featured in my tour was built by American Legend Homes.

I’ve toured several American Legend floor plans in this community, and some of the features that stood out to me included usable closets, bedroom sizes, flexible layouts, and storage.

As with any builder, buyers should evaluate the individual home rather than relying solely on the builder’s reputation.

I also recommend a third-party inspection on new construction.

Do You Need an Inspection on a New Construction Home?

I recommend it.

A brand-new house shouldn’t have major problems, but that doesn’t mean every detail will automatically be perfect.

During my own new-construction experience, inspections identified smaller issues that could be addressed.

Think of an independent inspection as an additional layer of due diligence.

You’re spending hundreds of thousands of dollars on the property.

Having another professional evaluate the home before closing can provide valuable peace of mind.

Hard Water in Celina TX

Another question I occasionally get from relocation buyers is about water.

Celina and other North Texas communities can have hard water.

That may result in mineral buildup or visible residue on glass shower doors, faucets, and dishes.

A water softener can be one option homeowners consider.

If you’re moving from somewhere where you haven’t dealt with hard water, it’s a relatively small lifestyle difference but something worth knowing before moving.

Ten Mile Creek vs Other Celina Communities

If you’re considering Ten Mile Creek, I wouldn’t evaluate it by itself.

Celina has numerous newer and established master-planned communities.

Depending on your budget and priorities, you may also want to compare:

  • Legacy Hills
  • Ramble
  • North Sky
  • Mosaic
  • Mustang Lakes
  • Ranch at Uptown
  • Other Celina new-construction communities

The right community depends on your specific priorities.

Some buyers want the largest amenity package possible.

Others want lower taxes.

Some prioritize Frisco commute times.

Others want a larger lot or specific builder.

That’s why there isn’t one “best neighborhood in Celina.”

Ten Mile Creek vs Prosper

One of the reasons buyers continue looking north into Celina is housing value compared with Prosper.

During my tour, I discussed how being north of Prosper can potentially allow buyers to get more home for their money.

The tradeoff is location.

Prosper is farther south and generally closer to Frisco and established commercial development.

Ten Mile Creek gives you access to Celina’s continued growth while potentially providing different home and lot options for the same budget.

The right decision depends on whether you value house, location, commute, amenities, or monthly cost most.
