But it also means buyers need to consider the HOA and overall cost of living in the community.

You’re paying for amenities most North Texas neighborhoods simply don’t offer.

Windsong Ranch Crystal Lagoon

The Crystal Lagoon is easily the most recognizable feature of Windsong Ranch.

At approximately five acres, it creates a beach-style environment right inside the community.

For buyers relocating to North Texas, it’s difficult to appreciate how unusual this is until you actually see it.

Most master-planned communities offer some combination of pools, parks, trails, ponds, and fitness centers.

Windsong Ranch takes that concept much further.

The lagoon is one of the features that separates Windsong Ranch from most other Prosper and Celina master-planned communities.

Windsong Ranch Amenities

Beyond the Crystal Lagoon, amenities discussed during my tour include:

  • Fitness facilities
  • Parks
  • Ponds
  • Playgrounds
  • Community gathering areas
  • Resort-style amenities

The home I toured was also located directly across from a playground and near additional community amenities and ponds.

Southgate Homes in Windsong Ranch

The home featured in my tour was a former Southgate Homes model.

That matters because model homes are typically designed to showcase a builder’s finishes, upgrades, and design capabilities.

This particular home had extensive luxury finishes throughout, including upgraded cabinetry, appliances, lighting, flooring, bathroom finishes, built-ins, and outdoor features.

When you’re touring model homes, always remember that what you’re seeing may include substantial upgrades.

One thing that becomes obvious when walking through this home is that it was designed for entertaining.

That’s somewhat different from many North Texas floor plans, where the game room is automatically placed upstairs.

If I were living here, one upgrade I’d consider would be some type of screen system so you could get the airflow without letting every North Texas bug into the house.

The primary bedroom is located downstairs.

The finishes give it much more of a custom luxury feel than a standard production-home bathroom.

The primary closet includes three levels of hanging and storage space along with dedicated shoe shelving.

It’s tall enough that you’re probably going to need a hook or step stool to comfortably reach the upper level.

The bigger advantage is how the primary suite connects with the laundry room.

This is one of those floor-plan details that doesn’t sound exciting until you live with it.

The primary closet loops directly into the laundry room.

For everyday functionality, I really like this layout.

The home has two bedrooms downstairs.

In addition to the primary suite, there’s a secondary bedroom near the front of the home with convenient access to a full bathroom.

This setup can work well for:

  • Long-term guests
  • Older children
  • Multigenerational living

For buyers specifically searching for luxury Prosper homes with two bedrooms downstairs, this floor plan checks that box.

Open-Concept Living Room

The living room has vaulted ceilings, extensive windows, and significant natural light.

Even when I toured the property on a cloudy and rainy North Texas day, the room still felt bright because of the number of windows and sliding-glass doors.

The open-to-below design also helps the house feel larger than its actual square footage.

That’s worth noting because this home is just under 3,800 square feet.

It feels bigger.

Upstairs Living Space

The first-floor game room isn’t the home’s only secondary living area.

Upstairs, there’s another large open space.

That creates separation for households with children or frequent guests.

Parents can entertain downstairs while children and their friends have their own space upstairs.

Several of the secondary bedrooms have window-seat areas.

“Is this expensive?”

Instead, ask:

“Will I actually use what I’m paying for?”

If you never use them, another Prosper community could make more sense.

Depending on your budget, you may want to compare it with other Prosper neighborhoods and newer communities throughout the area.

The biggest differentiator is lifestyle.

There are communities where you can find equally impressive or even larger homes.

But very few offer something comparable to the Windsong Ranch lagoon and overall amenity package.

That makes Windsong Ranch particularly appealing to buyers who care about what exists outside the walls of their home.

Windsong Ranch vs Celina

This is another comparison I frequently make with relocation buyers.

Moving farther north into Celina may allow you to get more home or land for your budget depending on the community.

Celina also has numerous newer master-planned communities and significant future growth.

Windsong Ranch’s advantage is that you’re buying into an established luxury community in Prosper with major amenities already in place.

The decision may come down to whether you prioritize:
