But beyond the amenities, buyers can also find impressive luxury homes with high-end kitchens, large lots, multiple living spaces, and floor plans designed for entertaining.

I recently toured a former Southgate Homes model in Windsong Ranch that gives buyers a great example of the luxury housing available in the community.

Windsong Ranch is a large master-planned community in Prosper, Texas, built around a resort-style lifestyle.
The community offers much more than simply a neighborhood pool and playground.
The centerpiece is the 5-acre Crystal Lagoon, but residents also have access to multiple pools, fitness facilities, parks, ponds, playgrounds, and other community amenities.
That amenity package is one of the biggest reasons buyers put Windsong Ranch on their list when comparing luxury communities in Prosper.
But it also means buyers need to consider the HOA and overall cost of living in the community.
You’re paying for amenities most North Texas neighborhoods simply don’t offer.
The Crystal Lagoon is easily the most recognizable feature of Windsong Ranch.
At approximately five acres, it creates a beach-style environment right inside the community.
For buyers relocating to North Texas, it’s difficult to appreciate how unusual this is until you actually see it.
Most master-planned communities offer some combination of pools, parks, trails, ponds, and fitness centers.
Windsong Ranch takes that concept much further.
The lagoon is one of the features that separates Windsong Ranch from most other Prosper and Celina master-planned communities.

For buyers who actually use neighborhood amenities, Windsong Ranch offers a compelling lifestyle.
If you rarely use community amenities, however, you’ll want to decide whether the additional HOA cost makes sense for you.
Windsong Ranch includes homes at different price points, but the property I toured represents the luxury side of the community.

That matters because model homes are typically designed to showcase a builder’s finishes, upgrades, and design capabilities.
This particular home had extensive luxury finishes throughout, including upgraded cabinetry, appliances, lighting, flooring, bathroom finishes, built-ins, and outdoor features.
When you’re touring model homes, always remember that what you’re seeing may include substantial upgrades.
If you’re building from the ground up, make sure you understand what’s included in the base price versus what will cost extra.
The kitchen is one of the biggest highlights of this home.
If you enjoy cooking or entertaining, this layout immediately stands out.
The kitchen features a huge waterfall island and cabinetry extending all the way to the ceiling.
It also includes:
The kitchen is positioned in the middle of the home’s main entertaining spaces, making it functional for both everyday living and larger gatherings.
One thing that becomes obvious when walking through this home is that it was designed for entertaining.
The kitchen connects with the main living spaces, while multiple sliding-glass doors create a strong indoor-outdoor connection.
You also have a game room on the first floor.
That’s somewhat different from many North Texas floor plans, where the game room is automatically placed upstairs.
Having it downstairs allows guests to move between the kitchen, game room, living area, and backyard without constantly going upstairs.
For someone who entertains regularly, that’s a major advantage.
The downstairs game room could be used in several ways.
You could create a:
Because it’s positioned close to the kitchen and backyard, it feels connected to the main entertaining areas rather than isolated from the rest of the home.
The home also has another living space upstairs, so you’re not sacrificing that separation if you have children or guests.
The dedicated office is another standout feature.
The room includes built-in shelving with a brick-style backdrop that gives the space much more character than a standard empty study.
For someone working remotely, it creates a legitimate home-office environment without using one of the home’s five bedrooms.
You could also potentially use the room as a playroom, flex room, or additional guest space depending on your needs.
The home sits on a corner lot.
That’s an important detail because it contributes to the backyard space and overall feel of the property.
Corner lots can provide different yard configurations and additional openness compared with interior homesites.
For this property specifically, there’s still significant usable green space even after accounting for the putting green and outdoor living area.

For a home located in one of North Texas’s most amenity-heavy communities, it fits the lifestyle pretty well.

Even with the putting green and outdoor features, there’s still enough grass for pets, kids, or everyday outdoor use.
That’s something I pay close attention to when touring luxury homes.
Outdoor upgrades are great, but not if they eliminate every bit of usable backyard.
This property provides both.
The home has multiple large sliding-glass doors opening toward the backyard.
That creates a strong indoor-outdoor entertaining setup.
During cooler North Texas weather, opening those doors can help the living, kitchen, and outdoor areas function almost like one large entertaining space.
If I were living here, one upgrade I’d consider would be some type of screen system so you could get the airflow without letting every North Texas bug into the house.
The primary bedroom is located downstairs.
It has vaulted ceilings, upgraded lighting, and enough space for substantial bedroom furniture while maintaining the luxury feel you’d expect at this price point.
But the primary bathroom is where this suite really stands out.
The primary bathroom is one of the most impressive areas of the home.
It includes:
The finishes give it much more of a custom luxury feel than a standard production-home bathroom.
The primary closet includes three levels of hanging and storage space along with dedicated shoe shelving.
It’s tall enough that you’re probably going to need a hook or step stool to comfortably reach the upper level.
The bigger advantage is how the primary suite connects with the laundry room.
This is one of those floor-plan details that doesn’t sound exciting until you live with it.
The primary closet loops directly into the laundry room.
Instead of carrying laundry from one side of the house to the other, you can move directly from the closet into the laundry area.

The home has two bedrooms downstairs.
In addition to the primary suite, there’s a secondary bedroom near the front of the home with convenient access to a full bathroom.

For buyers specifically searching for luxury Prosper homes with two bedrooms downstairs, this floor plan checks that box.
The living room has vaulted ceilings, extensive windows, and significant natural light.
Even when I toured the property on a cloudy and rainy North Texas day, the room still felt bright because of the number of windows and sliding-glass doors.
The open-to-below design also helps the house feel larger than its actual square footage.
That’s worth noting because this home is just under 3,800 square feet.
It feels bigger.
The first-floor game room isn’t the home’s only secondary living area.
Upstairs, there’s another large open space.
That creates separation for households with children or frequent guests.
Parents can entertain downstairs while children and their friends have their own space upstairs.
Or the upstairs area could become:
That flexibility is valuable in a five-bedroom home.
The remaining three bedrooms are upstairs.
One detail I liked is that the bedrooms and bathrooms don’t all look identical.
Two of the upstairs bedrooms have true ensuite bathrooms, while another has a bathroom immediately outside the room.
Different tile patterns and finishes give the spaces more character than simply repeating the same bathroom design three times.
Several of the secondary bedrooms have window-seat areas.
They’re small details, but they make the rooms more interesting.
Add a custom cushion and it could become a reading nook, homework area, or just another place to sit.
The taller ceilings also help the secondary bedrooms feel more upscale.
The home includes additional attic storage upstairs.
Storage doesn’t necessarily sell a luxury home in a thumbnail, but it’s something buyers appreciate after moving in.
Especially with a five-bedroom home, having room for seasonal decorations, luggage, holiday items, and other belongings can make a big difference.
One important consideration with Windsong Ranch is the HOA.
The community’s HOA is higher than what you’ll find in many North Texas neighborhoods.
But you’re also getting an amenity package that’s difficult to replicate.
That’s why I wouldn’t evaluate the HOA simply by asking:
“Is this expensive?”
Instead, ask:
“Will I actually use what I’m paying for?”
If your family spends weekends at the lagoon, uses the pools, visits the fitness facilities, walks the community, and attends neighborhood activities, the amenities may provide substantial lifestyle value.
If you never use them, another Prosper community could make more sense.
Windsong Ranch isn’t the only luxury option in Prosper.
Depending on your budget, you may want to compare it with other Prosper neighborhoods and newer communities throughout the area.
The biggest differentiator is lifestyle.
There are communities where you can find equally impressive or even larger homes.
But very few offer something comparable to the Windsong Ranch lagoon and overall amenity package.
That makes Windsong Ranch particularly appealing to buyers who care about what exists outside the walls of their home.
This is another comparison I frequently make with relocation buyers.
Moving farther north into Celina may allow you to get more home or land for your budget depending on the community.
Celina also has numerous newer master-planned communities and significant future growth.
Windsong Ranch’s advantage is that you’re buying into an established luxury community in Prosper with major amenities already in place.
The decision may come down to whether you prioritize:

Having pools, playgrounds, fitness facilities, ponds, and the lagoon nearby gives residents places to spend time without leaving the neighborhood.
That can also make it easier to meet other people after relocating.
Windsong Ranch may be a strong fit if you want:

The Southgate home I toured shows the other side of that equation.
You can pair those amenities with a luxury home offering five bedrooms, multiple living spaces, an incredible kitchen, a large primary suite, a putting green, outdoor fireplace, corner lot, and strong indoor-outdoor entertaining.
But I would still compare it against other Prosper and Celina communities before making a decision.
The right community depends on what you’re actually going to use and what you’re comfortable paying each month.
