If you’re researching Mosaic Celina TX homes, this master-planned community should be on your list—especially if you want new construction, extensive amenities, and convenient access to the Dallas North Tollway.

I recently toured the Highland Homes Royston floor plan in Mosaic, which provides a great example of the larger new-construction homes available in this community.

The Royston is a five-bedroom floor plan with approximately 3,800 square feet. At the time of my tour, the floor plan started in the low $900,000s, although the heavily upgraded model would likely have been above $1 million.

But Mosaic offers much more than million-dollar homes. The community has housing options ranging from townhomes into luxury single-family homes, along with parks, trails, ponds, amenities, and an elementary school.

Here’s what buyers should know about Mosaic in Celina, Texas.

Where Is Mosaic in Celina TX?

One of Mosaic’s biggest advantages is its location.

Mosaic is located in Celina with convenient access to the Dallas North Tollway. During my home tour, I noted that the community was less than five minutes from the tollway.

That matters for buyers who want to live in Celina but regularly need to travel south toward Prosper, Frisco, Plano, or Dallas.

From Mosaic, Downtown Dallas was roughly a 45-minute to one-hour drive based on the estimates discussed during my tour, although actual commute times can vary significantly with traffic.

For relocation buyers, I always recommend testing your actual commute during the hours you’ll normally be driving.

A community can look perfectly located on a map but feel very different at 8:00 on a Monday morning.

What Is Mosaic in Celina?

Mosaic is a newer master-planned community in Celina designed around new-construction homes, parks, trails, ponds, recreational amenities, and community gathering spaces.

One of the things that makes Mosaic interesting is the range of housing available.

At the time of my tour, buyers could find townhome options starting in approximately the $400,000s, other single-family homes in different price ranges, and larger luxury properties extending well beyond $1 million.

That gives Mosaic a wider potential buyer pool than a community built exclusively around luxury homes.

Current prices and availability can change quickly, especially with new construction, so buyers should always compare current inventory and incentives.

What Amenities Does Mosaic Celina Have?

Amenities are a major part of Mosaic’s appeal.

Features discussed during my community and home tour included:

  • Parks
  • Walking trails
  • Ponds
  • Recreational areas
  • A lazy river
  • Elementary school within the community

For buyers looking at master-planned communities in Celina, amenities are worth comparing carefully.

Don’t simply count how many amenities are advertised.

Consider which amenities are completed, which are planned, how close your specific home will be to them, and whether you’ll actually use them.

A great amenity package can add significant lifestyle value if it matches the way you live.

How Much Are Homes in Mosaic Celina TX?

Mosaic offers a fairly broad range of housing prices.

At the time of my video, townhome options were available starting around the $400,000s, while larger single-family homes could reach $1 million or more. Luxury homes could extend well beyond that depending on the builder, lot, floor plan, and upgrades.

The Highland Homes Royston featured in my tour started in the low $900,000s at the time.

However, there’s an important distinction between a builder’s starting price and what a completed model home actually costs.

Builder Base Price vs. Model Home Price

One of the biggest mistakes buyers make when shopping for new construction in Celina is assuming the price advertised online represents the house they’re touring.

It often doesn’t.

Model homes are designed to showcase what’s possible, so they can include substantial upgrades.

Those might include:

  • Premium flooring
  • Upgraded cabinets
  • Countertops
  • Lighting
  • Additional structural options
  • Premium tile
  • Outdoor living spaces
  • Sliding glass doors
  • Upgraded bathrooms
  • Lot premiums

The Highland Homes model I toured was upgraded extensively.

So while the floor plan started in the low $900,000s at the time, buyers shouldn’t assume they’re getting every feature shown in the model at that starting price.

As a Celina Realtor working with new-construction buyers, this is something I recommend breaking down before deciding between builders.

Compare the final home—not just the advertised base prices.

Highland Homes Royston Floor Plan in Mosaic

The home featured in my Mosaic tour was Highland Homes’ Royston floor plan.

It offered approximately 3,800 square feet and five bedrooms, with two bedrooms downstairs and three upstairs.

The floor plan stood out because a significant amount of the home’s usable living space was located downstairs.

For buyers who prefer a large primary living area without putting the majority of the home’s square footage upstairs, that’s worth considering.

Home Office or Flex Room

Immediately inside the home was a dedicated room that could function as an office.

Because it sits near the front of the house, it provides some separation from the primary kitchen and entertaining areas.

Depending on your needs, it could also work as a playroom, study, or other flex space.

For remote and hybrid workers moving to North Texas, having a legitimate office rather than converting a bedroom can be a major advantage.

Mudroom and Laundry Room

The garage entry incorporated a practical drop zone with space for coats and shoes.

The laundry room included a utility sink, counter space, storage, and hanging space.

These aren’t necessarily the features that sell a house in photos, but they’re the details that can make a floor plan easier to live in every day.

Two Bedrooms Downstairs

The Royston has two bedrooms on the first floor.

The primary bedroom is downstairs, along with a secondary bedroom near the front of the home.

That secondary bedroom could work particularly well as a guest room or space for extended family because it’s separated from many of the other bedrooms.

The remaining three bedrooms are upstairs.

For buyers specifically searching for a five-bedroom home in Celina with two bedrooms downstairs, this floor plan checks an important box.

Open-Concept Kitchen and Living Room

The centerpiece of this Highland Homes model is the main kitchen, dining, and living area.

The home has tall ceilings and large windows that bring substantial natural light into the space.

The kitchen included features such as:

  • Large center island
  • Extensive cabinet storage
  • Five-burner gas cooktop
  • Built-in appliances
  • Large pantry
  • Cabinets extending to the ceiling
  • Sink overlooking the living and dining areas

The model also used different cabinet colors between the upper and lower cabinets, giving the kitchen a more customized appearance.

Is the Royston Good for Entertaining?

This is one of the strongest aspects of the floor plan.

The kitchen flows into the dining and living areas, but there’s still enough separation to make each space feel intentional.

During my tour, I estimated that the dining space could accommodate an eight- or potentially ten-person table, while the kitchen and adjacent bar areas offered additional seating.

For someone who regularly hosts family, holidays, or larger gatherings, the first floor is designed well for entertaining.

Living Room and Fireplace

The living room continues the luxury feel with tall ceilings, extensive natural light, built-in shelving, and a floor-to-ceiling fireplace treatment.

One of the biggest features is the double sliding glass doors leading to the patio.

Those doors can open the interior living area directly into the covered outdoor space.

On a nice spring or fall day in North Texas, that creates a large indoor-outdoor entertaining area.

Backyard and Covered Patio

The backyard was another highlight of this particular model.

The covered patio had tall ceilings, two ceiling fans, and a gas connection already available for a future outdoor grill.

The yard itself was also a good size for newer construction.

If you’re considering building in Mosaic, though, remember that the model home’s lot isn’t necessarily representative of every homesite.

Compare:

  • Lot dimensions
  • Backyard depth
  • Home orientation
  • Neighboring lots
  • Drainage
  • Easements
  • Retaining walls
  • Future construction
  • Lot premiums

Your lot choice can have just as much impact on your experience as the floor plan.

Primary Suite

The primary bedroom is located downstairs and continues the tall-ceiling design used throughout the main living areas.

The room was large enough for a king-size bed along with an additional sitting area.

The model demonstrated how that extra space could potentially be used for seating or even a small coffee or beverage area.

Primary Bathroom

The primary bathroom included:

  • Freestanding tub
  • Walk-in shower
  • Dual sinks
  • Extensive tile
  • Private toilet area
  • Large walk-in closet

As expected in a Highland Homes model, the finishes were heavily upgraded.

That again reinforces why buyers need to separate the floor plan’s starting price from the cost of reproducing a model home’s finishes.

Primary Closet

The primary closet offered substantial storage and a natural separation between different sides.

There was also room for additional shoe storage or customized closet systems.

Upstairs Game Room

Heading upstairs, the Royston includes another entertainment or living space.

This could function as a:

  • Game room
  • Kids’ playroom
  • Secondary TV room
  • Homework area
  • Teen hangout
  • Flex space

Because the home’s main entertaining areas are downstairs, having another living area upstairs gives households additional separation.

Three Secondary Bedrooms Upstairs

Three additional bedrooms are located upstairs.

During my tour, the secondary bedrooms were generously sized and featured tall ceilings, closets, and ensuite bathroom arrangements.

That’s something buyers often begin to see more frequently as they move into higher-end North Texas homes.

Rather than forcing multiple secondary bedrooms to share one small hallway bathroom, larger floor plans often give bedrooms more direct bathroom access.

Is Highland Homes a Good Builder?

Highland Homes is one of the more recognizable builders in North Texas and is commonly found throughout many master-planned communities in Celina, Prosper, and Frisco.

In my opinion, Highland is one of the stronger luxury-oriented production builders I regularly tour.

But I still don’t recommend choosing a builder solely based on reputation.

Compare the specific:

  • Community
  • Floor plan
  • Homesite
  • Standard features
  • Upgrade costs
  • Construction timeline
  • Inventory
  • Incentives
  • Warranty
  • Final price

A great builder can still have one floor plan that doesn’t work for your lifestyle, while another builder may have a layout that’s a much better fit.

Mosaic Celina HOA

At the time of my tour, the Mosaic HOA was approximately $1,776 per year.

HOA dues can change, so buyers should verify the current amount before purchasing.

When comparing HOA fees, also consider what you’re receiving.

Mosaic offers an extensive amenity package, so the better question isn’t simply whether $1,776 is high or low.

Ask whether the community amenities provide enough value for your lifestyle to justify the cost.

Mosaic Celina PID and Additional Assessments

One of the most important financial considerations in Mosaic is the additional assessment discussed during my tour.

The transcript refers to this as a PID assessment, with the amount varying depending on factors such as lot size.

At the time, I discussed a range of approximately $5,000–$7,000 per year.

That’s a meaningful amount of money and should absolutely be included when calculating your housing budget.

For example, an additional $6,000 per year represents approximately $500 per month before considering anything else.

This is why I tell buyers not to compare communities based only on home prices.

Compare the actual monthly cost of ownership.

Is Buying in a PID or MUD Bad?

Not necessarily.

A MUD or PID isn’t automatically a reason to avoid a community.

The question is whether the total cost makes sense compared with your alternatives.

If paying an additional assessment allows you to get the location, home, lot, amenities, and community you want—and an equivalent home elsewhere would cost even more—it may be a reasonable tradeoff.

If you can get everything you want somewhere else without the additional cost, then that alternative deserves consideration.

As a Celina, TX Realtor, this is one of the most important conversations I have with relocation and new-construction buyers.

Don’t ask only:

“Does this neighborhood have a PID?”

Ask:

“What does my total monthly payment look like compared with my other options?”

Mosaic vs Other Celina Communities

Celina has no shortage of master-planned communities.

Depending on your budget and priorities, buyers researching Mosaic may also compare it with communities such as Light Farms, Mustang Lakes, Legacy Hills, Lilyana, or other new developments throughout Celina.

Mosaic’s location is one of its biggest differentiators.

Being close to the Dallas North Tollway can be particularly valuable if you’re regularly traveling south.

Another buyer may care more about established amenities, golf, school zoning, lower assessments, larger lots, or a specific builder.

That’s why there isn’t one “best” Celina community for everyone.

Who Is Mosaic Celina Best For?

Mosaic may be worth considering if you prioritize:

  • New construction
  • Convenient Dallas North Tollway access
  • Master-planned amenities
  • Parks and trails
  • Community ponds
  • A lazy river
  • Multiple home types and price points
  • Larger luxury homes
  • Highland Homes
  • Access to an elementary school within the community

It may be less attractive if your number-one priority is minimizing HOA and additional assessment costs.

That’s where comparing Mosaic with several other Celina communities becomes important.

Compare the HOA.

Drive your commute.

Compare builders.

And see what the same budget buys you in other Celina communities.

That’s how you determine whether Mosaic is actually the best fit for you.
