The home is nearly 4,300 square feet with five bedrooms, 5.5 bathrooms, two bedrooms downstairs, a private office, downstairs media room, multiple living spaces, a huge kitchen, luxury primary suite, and plenty of room for entertaining.

One of Star Trail’s biggest advantages is location.

You’re in Prosper while remaining relatively close to Frisco, PGA Frisco, shopping, dining, and the continued development occurring throughout the Dallas North Tollway corridor.

For relocation buyers who want a Prosper address without moving as far north as some of Celina’s newer developments, that location can be a major selling point.

Highland Homes in Star Trail Prosper

The home featured in my tour was built by Highland Homes on a 65-foot homesite.

Highland also offered 55-foot and 86-foot lot options in Star Trail at the time of filming.

That gives buyers an opportunity to choose a homesite based on how much house, yard, and outdoor space they actually need.

The featured 65-foot model is nearly 4,300 square feet and offers:

The featured home sits on one of Star Trail’s 65-foot homesites.

For buyers comparing Prosper new construction, lot width is something I’d pay close attention to.

A wider lot can affect more than your backyard.

It can influence:

  • Home elevation
  • Garage configuration
  • Distance between homes
  • Backyard usability
  • Pool options
  • Outdoor living
  • Overall streetscape

Highland’s 65-foot product creates a good middle ground between smaller homesites and some of the community’s larger 86-foot options.

What Does This Highland Homes Floor Plan Cost?

At the time I toured the model, the floor plan started in the high $900,000s before upgrades.

That number needs context.

This is a model home.

Model homes are designed to showcase what a builder can do, which means they can contain a significant amount of upgrades.

During the tour, I estimated this model could have a couple hundred thousand dollars in upgraded finishes and options.

So don’t walk into the model and assume the advertised starting price buys everything you’re seeing.

Base Price vs Model Home Price

This is one of the most important things to understand when buying new construction in Prosper.

A builder’s starting price is exactly that—a starting price.

Your actual finished price may include:

  • Lot premium
  • Structural options
  • Flooring
  • Cabinets
  • Countertops
  • Lighting
  • Bathroom upgrades
  • Ceiling treatments
  • Appliances
  • Outdoor living
  • Additional design selections

Separate the floor plan from the finishes.

You may love the layout without needing every upgrade shown in the model.

A Floor Plan Built for Entertaining

If I had to pick one theme for this house, it would be entertaining.

There are multiple spaces where people can gather without everyone being forced into one room.

You have the main living room, kitchen, dining area, downstairs media room, bonus sitting room, dry bar, and another living/game-room area upstairs.

That’s an impressive amount of usable living space for a home around 4,300 square feet.

For buyers who regularly host holidays, friends, extended family, or clients, this layout makes a lot of sense.

Massive Kitchen Island

The kitchen is one of the highlights of the home.

The oversized island provides substantial prep space, storage, and seating.

Other kitchen features shown in the model include:

  • Double ovens
  • Five-burner gas cooktop
  • Premium appliances
  • Deep farmhouse sink
  • Cabinets extending to the ceiling
  • Deep drawers
  • Large pantry
  • Extensive island storage
  • Gold fixtures

If you love cooking or entertaining, having double ovens is one of those features that becomes particularly useful around holidays and larger gatherings.

Open-Concept Living

The kitchen connects directly into the primary living spaces.

This gives the downstairs a very open feeling while still maintaining distinct areas for different uses.

One of the things I like about the floor plan is that the openness doesn’t eliminate flexibility.

You still have private spaces.

That’s important.

A completely open house can look impressive, but it isn’t always practical when multiple people are trying to do different things.

Downstairs Media Room

The media room being downstairs is one of the more interesting decisions in this floor plan.

Many two-story homes put the media room upstairs.

Here, it’s located close to the main living and entertaining areas.

That has several advantages.

If you’re entertaining, guests don’t need to constantly walk upstairs to use the media space.

It can also work well for older family members or anyone who simply prefers minimizing stairs.

Whether you prefer it upstairs or downstairs is personal, but I think it works particularly well with the rest of this floor plan.

Dedicated Home Office

The house also has a legitimate private office.

The office features sliding doors and substantial natural light from multiple windows.

For relocation buyers working remotely, this is an important feature.

You don’t have to convert one of the five bedrooms into a workspace.

And because the office is positioned farther toward the back of the home, it has more separation from the front entry and some of the primary entertaining areas.

A Second Potential Office

One of my favorite parts of this floor plan is that the dedicated office isn’t your only workspace option.

Near the kitchen is another bonus/sitting room.

The model uses it as more of a formal sitting and piano area, but it could potentially become another office depending on your needs.

For a household where both spouses work remotely, that’s a major advantage.

You can potentially have two legitimate workspaces without sacrificing a bedroom.

Dry Bar and Wine Storage

The bonus room also includes a dry bar with refrigerator space and wine storage.

This fits the entertaining theme of the house.

Instead of everyone gathering around the primary kitchen every time someone wants a drink, you have a separate beverage area close to the living spaces.

It’s a small feature compared with the overall size of the home, but it makes the entertaining layout more functional.

Luxury Primary Suite

Highland Homes is known for creating impressive primary suites, and this model doesn’t disappoint.

The primary bathroom has more of a spa-like feel with:

  • Freestanding tub
  • Separate shower
  • Dual sinks
  • Makeup vanity
  • Gold fixtures
  • Plantation shutters
  • Upgraded tile
  • Large walk-in closet

I particularly like the separation between the tub and shower area.

It gives the bathroom a more private and custom feel.

Huge Primary Closet

The primary closet is enormous.

There’s extensive hanging space, shelving, shoe storage, folded-clothing storage, and additional room to potentially add even more storage systems.

If closet space is high on your priority list, this is one of the stronger features of the floor plan.

But the location of the closet is just as useful as its size.

Primary Closet Connected to Laundry Room

The primary closet connects directly into the laundry room.

This is one of my favorite practical features in newer luxury homes.

Instead of carrying clothes across the house, the laundry room is immediately accessible from the closet.

The laundry room shown in the model includes:

  • Washer and dryer area
  • Sink
  • Cabinets
  • Hanging space
  • Additional storage

This isn’t the kind of feature that sells a home in a listing photo.

But it’s something you appreciate constantly once you live there.

Two Bedrooms Downstairs

Another major advantage is having two bedrooms on the first floor.

You have the primary suite plus a secondary bedroom with convenient access to a full bathroom.

That second downstairs bedroom could work well for:

  • Parents
  • In-laws
  • Long-term guests
  • Older children
  • Multigenerational living
  • Anyone who wants to avoid stairs

For many relocation buyers, having at least two downstairs bedrooms has become a major priority.

Upstairs Game Room

Upstairs, you get another large secondary living space.

This gives the house multiple entertainment zones.

Adults can be downstairs in the kitchen and main living area while kids or guests use the upstairs game room.

The additional separation can make a huge difference in a larger household.

Large Secondary Bedrooms

The upstairs secondary bedrooms are also appropriately sized for a home at this price point.

During my tour, I specifically noted that one of the upstairs bedrooms was noticeably larger than the downstairs guest room.

The secondary bedrooms also offer good closet space and bathroom access.

That’s something I like to see in luxury homes.

If you’re paying close to or above $1 million for a house, the secondary bedrooms shouldn’t feel like an afterthought.

Star Trail Prosper TX Property Tax Rate

One of the most interesting financial advantages of Star Trail is the tax structure discussed during my tour.

At the time of filming, I referenced a property tax rate around 1.91% to 1.92%.

For a luxury home, that matters.

When you’re purchasing around $1 million or more, even relatively small differences in tax rates can create meaningful differences in your annual and monthly housing costs.

Always verify the current tax rate for the specific property you’re considering.

Does Star Trail Have a MUD or PID?

At the time of my tour, I noted that this Star Trail property was not subject to a MUD or PID assessment.

That’s significant when comparing Star Trail with some newer North Texas communities.

MUDs, PIDs, and other special districts can add substantial costs to homeownership.

That doesn’t automatically make communities with those assessments bad investments or poor places to live.

It means you need to compare the entire payment.

A lower purchase price in one community can potentially be offset by a higher tax burden.

Star Trail Prosper ISD

The home featured in my tour was within Prosper ISD at the time of filming.

For buyers prioritizing a particular school district, always verify current attendance boundaries for the exact property.

North Texas is growing rapidly, and attendance zones can change as new schools open.

Don’t rely solely on an old listing or builder brochure.

Star Trail Amenities

Star Trail offers established community amenities and green space.

During the tour, you could see amenity areas and open green space from parts of the model home.

That’s another distinction between Star Trail and some of Celina’s newest developments.

You’re not necessarily buying into a community where everything is still conceptual.

For buyers who don’t want to wait years for the neighborhood around them to develop, an established Prosper community can be appealing.

Star Trail Location

Location is one of the strongest reasons to consider Star Trail.

You’re in Prosper while remaining close to Frisco and not far from PGA Frisco.

That gives residents access to established shopping, dining, entertainment, employment areas, and the continued development happening throughout North Frisco.

For buyers comparing Prosper against Celina, this can be one of the biggest differences.

Moving farther north can potentially get you more home or lot for your budget.

Staying in Prosper can give you greater proximity to Frisco and established conveniences.

Star Trail vs Celina New Construction

This is a comparison I’d make with many buyers.

Suppose your budget is around $1 million.

In Star Trail, you’re getting an established Prosper location, relatively low tax rate, Prosper ISD, amenities, and proximity to Frisco.

Move farther north into Celina and you may be able to find:

  • Larger lot
  • Newer community
  • More square footage
  • Different builder options
  • Potentially more customization

But you may also encounter:

  • Higher tax rates
  • MUD/PID/MMD assessments
  • Longer commutes
  • Incomplete amenities
  • More construction

Neither is automatically better.

It depends on what matters to you.

Star Trail vs Fields of Frisco

Fields of Frisco is another community luxury buyers may compare against Star Trail.

Fields puts you even closer to PGA Frisco, Universal Kids Resort, Fields West, and the Dallas North Tollway.

Star Trail gives you a Prosper location and may offer a different combination of lot size, taxes, amenities, and home options.

For many buyers, the decision comes down to whether they value the major development surrounding Fields or prefer the more established residential environment of Star Trail.

Star Trail vs Windsong Ranch

Windsong Ranch is another major Prosper community buyers frequently consider.

Windsong Ranch is particularly known for its resort-style amenities and Crystal Lagoon.

Star Trail offers a different lifestyle.

If amenities are your number-one priority, Windsong Ranch deserves a close look.

If you’re focused more heavily on the house itself, location, lot options, tax structure, and a luxury established neighborhood, Star Trail could be a stronger fit.

Why Total Monthly Cost Matters

This is where relocation buyers can make expensive mistakes.

Don’t compare a $1 million Star Trail home with a $900,000 home somewhere else and automatically assume the $900,000 home is cheaper.

Calculate:

  • Mortgage principal and interest
  • Property taxes
  • HOA dues
  • MUD/PID/MMD assessments
  • Homeowners insurance
  • Utilities
  • Landscaping
  • Commute costs
  • Long-term maintenance

Who Might NOT Like Star Trail?

Star Trail won’t be the best option for every buyer.

You may want to compare other communities if:

  • You want acreage
  • You want the newest possible master-planned community
  • You want to maximize home size for your budget
  • You want Celina’s farther-north growth areas
  • You prioritize resort-style amenities above everything else
  • You don’t need a larger luxury home

Again, those aren’t necessarily negatives.

They’re simply reasons another community might fit your priorities better.

The biggest thing buyers need to watch is the upgrade budget.

Don’t confuse the model-home experience with the base price.

Determine what you actually need, calculate the finished cost, and then compare that total against other options in Prosper, Frisco, and Celina.
