Ramble in Celina TX: The Neighborhood You Never Have to Leave?

on October 11, 2026

If you’re researching Ramble in Celina TX, it’s easy to look at a builder website and see new homes, pools, trails and amenities. But Ramble is being designed around a bigger idea: creating a community where many of the things you use every day are located within or immediately around the neighborhood.

There’s already a local coffee shop at the entrance. Ramble is planned to include multiple amenity centers, schools, extensive trails, sports courts, ponds, community events and even a small convenience-style store for everyday necessities. Pasted text

But Ramble also comes with tradeoffs, including a higher tax rate, years of future construction and a location that won’t make sense for every commuter.

Here’s what buyers should know about Ramble in Celina, Texas.

Where Is Ramble in Celina TX?

Ramble is located off FM 289, also known as Preston Road, in Celina.

One of the first things you’ll notice when entering the community is that the homes aren’t immediately sitting along the main road. You drive farther into Ramble before reaching the residential sections, helping create separation from Preston Road traffic. Pasted text

The location is also becoming more convenient as this part of Celina develops. In the video, I discuss being approximately five minutes from Costco and around 12 minutes from the Prosper H-E-B. Pasted text

How Big Will Ramble Be?

This isn’t a small neighborhood.

Ramble is planned across nearly 1,400 acres with approximately 4,200 homes and three phases. Phase one opened in May 2026, meaning buyers considering Ramble today are getting into a community that could continue developing for many years. Pasted text

That’s important.

Buying early gives you access to a newer community as amenities and infrastructure are being built, but it also means living around ongoing construction.

If you don’t plan on staying long term, that’s something I’d think seriously about. Selling while builders are still offering brand-new homes and incentives can mean competing directly against new construction. Pasted text

Why Does Ramble Feel Different?

Ramble is being designed as an interconnected community.

The neighborhood includes ponds and trails, with approximately three miles of trails already open at the time of the tour. Plans call for the trail system to continue expanding and eventually connect toward Downtown Celina Square. Pasted text

There’s also an under-road connection being developed between sections of the community. The idea is that residents will eventually be able to drive golf carts, bike or walk between areas without having to cross the main road at street level. Pasted text

For buyers who prioritize walkability and connectivity within a suburban master-planned community, that’s one of Ramble’s more interesting features.

Yes, Ramble Has a Coffee Shop

One of the most recognizable features of Ramble is the coffee shop located right at the entrance.

It’s not simply something planned for the future—it’s already operating. It offers indoor/outdoor seating and even sells its own coffee beans. Ramble also has bees on-site, with plans discussed in the video to produce honey that can be sold through the coffee shop. Pasted text

It’s a small feature compared with thousands of homes, but it helps explain what the developer is trying to create here.

Ramble isn’t just being designed around houses. It’s being designed around a lifestyle.

Ramble Amenities

The Turtle Club will serve as one of Ramble’s major amenity centers and was actively under construction during this driving tour.

Plans discussed in the video include a fitness center and pool, while the community also has basketball courts and plans for tennis and pickleball facilities. Ramble is ultimately planned to have three amenity centers. Pasted text

There’s also an approximately 18-acre pond with walking trails, along with additional ponds throughout the community. Pasted text

Ramble also plans a significant lifestyle calendar. The video discusses more than 300 events throughout the year, giving residents built-in opportunities to meet other people in the community. Pasted text

That could be particularly valuable for someone relocating to Celina from another state who doesn’t already have a social network in North Texas.

Schools Planned Inside Ramble

Ramble is planned to have two on-site elementary schools, along with another school discussed during the tour. Pasted text

The first school discussed in the video is expected to open in 2027. Because Ramble is still early in its development, buyers should verify current school plans and attendance boundaries when they’re actually preparing to purchase rather than assuming today’s plans will remain unchanged.

What Builders Are in Ramble?

One reason Ramble can appeal to a wide range of buyers is the variety of builders and lot sizes.

The community includes homesites ranging from approximately 40-foot lots up through 84-foot lots, with future acre lots also planned. Pasted text

Builders discussed during the tour include Coventry Homes, American Legend Homes, Perry Homes, Highland Homes and Drees Homes.

The builder mix changes depending on lot size. For example, Highland and Drees are discussed on some of the larger 74- and 84-foot homesites. Pasted text

That allows Ramble to offer everything from smaller homesites to substantially larger luxury homes within the same master-planned community.

Future Acre Lots in Ramble

One of the developments I’m particularly interested in watching is Ramble’s planned one-acre homesites.

During this tour, those lots were not yet available. They’re discussed as potentially arriving around the 2027–2028 timeframe. Pasted text

For buyers who want more land but still want to live inside a large amenity-focused community, these could make Ramble even more interesting.

If you need an acre now, however, you’ll need to consider other Celina-area communities such as Redbud Gardens, Golden Ranches or Highland Crossing, which I also discuss in the video. Pasted text

Ramble HOA: Why It Costs More

Ramble’s HOA varies depending on lot size.

The figures discussed during the tour range from approximately $1,800 to $2,600 per year, depending on the homesite. Pasted text

But looking only at the HOA number doesn’t tell the whole story.

The HOA includes front-yard maintenance, including services such as mowing, flower-bed work, mulching and bush trimming. Internet is also included, which the video estimates separately at roughly $50–$60 per month in value. Pasted text

That’s why I describe it as an expensive HOA that can simultaneously offer significant value. You have to look at what you’re receiving rather than comparing the annual dues alone.

Ramble’s Tax Rate Is a Tradeoff

This is probably the biggest number buyers need to understand.

The tax rate discussed in the video is approximately 2.78%. Pasted text

That’s higher than you’ll find in some other North Texas communities.

The argument for the additional cost is that it helps fund infrastructure sooner rather than waiting years for some improvements. During the tour, I point to examples such as road improvements and the traffic signal near the community entrance. Pasted text

Whether that’s worth paying for is personal.

If another community gives you the location, home, amenities and lifestyle you want at a lower overall monthly cost, the lower-cost option may make more sense. If Ramble offers something you can’t replicate elsewhere, then you have to determine whether the additional expense is worth it for your household.

Don’t Ignore the Construction

Ramble is still very new.

That means dirt lots, construction vehicles, active building sites and potentially early-morning construction activity. During warmer months, concrete work may begin particularly early because of North Texas heat. Pasted text

That’s part of buying early in a large new community.

You get the opportunity to watch the neighborhood develop around you, but you shouldn’t expect every street and surrounding homesite to look finished immediately.

What Is Living Near Downtown Celina Like?

One thing I wanted this driving tour to show that a normal model-home video can’t is the lifestyle outside the neighborhood.

Downtown Celina Square is only a short drive from Ramble. In the video, I stop at a local barbecue restaurant and discuss events and restaurants around the square. Residents can also take advantage of Celina events such as festivals, markets and Christmas activities. Pasted text Pasted text

That’s an important part of evaluating Ramble. You’re not simply deciding whether you like a particular house—you need to decide whether you like Celina itself.

Is Ramble Good for Someone Commuting to Dallas?

This is one of the biggest potential downsides.

If you commute into Dallas every day, Ramble probably isn’t where I’d start your search.

During the drive, I discuss a midday Dallas trip taking around an hour, with potentially much longer commute times during rush hour. Pasted text

For someone working from home, in Frisco or around North Plano, the location can make substantially more sense. Pasted text

Where you work should be one of the first questions you answer before falling in love with a home this far north.

Is Ramble One of the Best Neighborhoods in Celina TX?

There isn’t one Celina neighborhood that’s right for every buyer.

Ramble’s appeal is its combination of new construction, multiple builders, different lot sizes, trails, ponds, planned amenities, community events, schools and lifestyle features.

Its biggest tradeoffs are equally important: higher taxes, ongoing construction and distance from Dallas.

For the right buyer, the appeal is easy to understand. Ramble is trying to create a community where you can grab coffee, walk the trails, use the amenities, attend neighborhood events, send the kids to nearby schools and eventually access even more services without constantly leaving the neighborhood.

That’s where the idea of “the neighborhood you never have to leave” comes from.

Moving to Ramble in Celina TX?

If you’re considering moving to Celina TX, don’t choose a neighborhood based solely on a model home.

Compare the tax rate, HOA, lot dimensions, builder, commute, future development and where your particular homesite sits within the community.

Jake Inderman is a Celina TX Realtor helping buyers compare Ramble, new construction and other neighborhoods throughout Celina, Prosper, Frisco and North Texas.

Whether you’re moving in nine days or nine months, understanding those differences before you start touring can make it much easier to determine whether Ramble in Celina TX actually fits the lifestyle you’re looking for.
