Prosper TX New Construction: This Starview Home Surprised Me

on September 11, 2026

If you’re searching for Prosper TX new construction, Starview in Prosper, Texas deserves a closer look. But one of the biggest lessons from touring homes in this community is that the number on the lot size doesn’t always tell you how much usable space you’re actually getting.

I recently toured a luxury Starview home built on a 64-foot lot—and surprisingly, I preferred the usable backyard space to another Starview model I toured on a wider 74-foot lot.

That’s just one of the reasons this home surprised me.

This Starview Prosper TX home features five bedrooms, five bathrooms, an office, game room, media room, three-car garage, open living spaces, and a backyard that could potentially accommodate a pool.

Here’s a closer look at the home, Starview, and what buyers should know before purchasing new construction in Prosper, Texas.

Starview Prosper TX New Construction

Starview is a luxury new construction community in Prosper, Texas with one particularly important advantage: location.

During the home tour, Gates of Prosper is described as being less than half a mile away, putting shopping, dining, and everyday conveniences extremely close to the neighborhood.

Nearby options include Target, TJ Maxx, Chick-fil-A, Gloria’s, and additional shopping and restaurants.

That makes Starview stand out from some other Prosper TX new construction communities where getting to shopping and restaurants may require more driving.

For buyers relocating from a more walkable area, Starview could be especially interesting.

Why This Starview Home Surprised Me

This particular home sits on a 64-foot lot.

Normally, you might assume a 74-foot lot automatically gives you a better backyard than a 64-foot lot.

That’s not necessarily true.

I had just toured another Starview model on a 74-foot lot, yet this particular 64-foot homesite actually felt like it provided more usable backyard space.

The reason comes down to more than lot width.

The depth of the homesite, placement of the house, setbacks, outdoor living additions, and landscaping can dramatically change how much backyard you actually get.

That’s an important lesson for anyone buying Prosper TX new construction:

Don’t choose a lot based solely on the advertised width.

64-Foot Lot vs. 74-Foot Lot

If you’re building a home from the ground up, ask to see exactly how your floor plan will sit on the homesite.

Two buyers can purchase the same floor plan on similarly sized lots and end up with noticeably different outdoor spaces.

Consider:

  • Lot width
  • Lot depth
  • House placement
  • Setbacks
  • Covered patio size
  • Backyard orientation
  • Morning and afternoon sun
  • Landscaping
  • Easements
  • Pool placement
  • Neighboring homes

This particular 64-foot Starview lot felt very usable, and during the tour I noted that the backyard appeared large enough for a pool.

Later in the tour, I came back to the comparison and again said I preferred this specific 64-foot lot to the 74-foot model homesite.

That doesn’t mean a 64-foot lot is universally better than a 74-foot lot.

It means the specific homesite matters.

Inside This Starview Home

The home has a layout designed around open living and entertaining.

You get five bedrooms, five bathrooms, an office downstairs, two bedrooms downstairs, a game room, media room, three-car garage, large kitchen, tall ceilings, and plenty of natural light.

The main living space opens toward the backyard through large sliding glass doors, helping connect the indoor and outdoor areas.

For buyers who entertain or have a larger household, there’s a lot of usable space without every room feeling disconnected from the rest of the home.

The Primary Suite

The primary bedroom is downstairs and includes a spacious layout with a window seat that could be turned into a reading area or sitting space.

Interestingly, this primary suite isn’t as oversized as the one in the 74-foot-lot model.

And that isn’t necessarily a negative.

Sometimes extremely large rooms look impressive in a model home but create square footage that buyers don’t actually use.

This layout still feels open and luxurious without dedicating excessive square footage to the primary bedroom.

That’s another reason it’s important to think beyond total square footage when comparing new construction homes in Prosper TX.

Kitchen and Entertaining Space

The kitchen is another highlight.

It features an oversized island with room for multiple bar stools, a large pantry, plenty of cabinetry, tall ceilings, and an open connection to the dining and living spaces.

The pantry is especially spacious, providing plenty of storage away from the main kitchen.

One detail buyers may want to consider is the single oven in this particular configuration.

For some buyers, that’s completely sufficient. For others who cook frequently or entertain large groups, a double oven might be an upgrade worth considering.

These are exactly the smaller decisions that can matter when you’re selecting options on a new construction home.

Home Office, Media Room and Three-Car Garage

The home also offers spaces that have become increasingly important for buyers.

There’s a dedicated office with built-in shelving, a media room, and a three-car garage.

The base floor plan was discussed during the tour at approximately $997,000, while the highly upgraded model was around $1.3 million as shown.

That difference is important.

When touring model homes, remember that you’re often looking at a heavily upgraded version of the base floor plan.

The model price isn’t necessarily what you have to spend—but the base price also isn’t necessarily what your finished home will cost.

How Much Do New Construction Upgrades Cost?

New construction upgrades can change the final price significantly.

The model toured here was roughly $1.3 million as shown, but I estimated that a buyer selecting the upgrades that mattered most to them could potentially end up closer to roughly $1.15 million, depending entirely on their selections.

That’s why buyers should think about upgrades in categories:

Structural upgrades: things that are difficult or expensive to change later.

Design upgrades: flooring, countertops, cabinets, fixtures and finishes.

Convenience upgrades: features that improve how you actually use the home.

Cosmetic upgrades: features that look great but may be relatively easy to change after closing.

You don’t necessarily need to recreate every upgrade you see in the model.

Starview Prosper TX Amenities

One of Starview’s biggest trade-offs is its amenity package.

The community has green space and ponds, but during the tour I noted that it doesn’t have the extensive amenity package you might find in some larger North Texas master-planned communities.

The HOA was discussed at approximately $2,000 per year.

For some buyers, that’s a downside.

For others, it doesn’t matter.

If you want multiple resort-style pools, extensive playgrounds, parks, and a huge community amenity package, you’ll probably want to compare Starview with other Prosper communities.

But if you prioritize location, luxury homes, larger lots, and proximity to shopping and restaurants, Starview’s trade-off may make sense.

Starview Prosper TX Tax Rate

Another important consideration when comparing Prosper TX new construction is property taxes.

The Starview tax rate discussed during this tour was approximately 1.99%.

That’s important because purchase price alone doesn’t determine what a home costs you each month.

A lower-priced home in another community with a significantly higher property tax rate could potentially have a monthly payment closer to a more expensive home with a lower tax rate.

When comparing new construction communities, look at:

  • Purchase price
  • Property tax rate
  • HOA
  • Homeowners insurance
  • Lot premiums
  • Builder upgrades
  • Interest rate
  • Potential incentives
  • Long-term maintenance

Two homes with the same purchase price can have very different carrying costs.

Starview vs. Other Prosper and North DFW Communities

Starview isn’t going to be the perfect community for every buyer.

That’s why buyers shouldn’t simply ask:

“What’s the best neighborhood in Prosper?”

Instead, ask:

“What’s the best neighborhood for how I want to live?”

If amenities are your priority, another master-planned community may fit you better.

If you’re looking for luxury Prosper TX new construction with larger lot options and extremely convenient access to shopping and dining, Starview becomes much more compelling.

And if you’re comparing Prosper with Celina or Frisco, don’t assume the less expensive home automatically has the lower monthly carrying cost.

Property taxes, HOA fees and other expenses matter too.

What Should You Look for When Buying Prosper TX New Construction?

Before walking into model homes, write down what actually matters to you.

It’s easy to get distracted by beautiful models, expensive finishes and impressive upgrades.

Instead, determine your priorities beforehand.

Do you need a three-car garage?

Do you want a pool?

How much backyard do you actually need?

Do you want two bedrooms downstairs?

How important are community amenities?

Do you care about walkability?

What’s your comfortable monthly payment after taxes and HOA?

How important is access to the Dallas North Tollway?

During the tour, I specifically recommend buyers write down what matters before touring homes so they don’t get caught up in the excitement and lose sight of their original priorities.

Is Starview Prosper TX Worth It?

Starview is worth considering if your priorities include luxury new construction, larger homesites, convenient access to shopping and dining, and a Prosper location.

This particular home also demonstrates why buyers need to evaluate the actual lot, not simply the advertised lot width.

I went into the home knowing it was on a 64-foot lot after touring a 74-foot homesite.

I came away preferring the usable outdoor space on this one.

That’s exactly why buying new construction requires more than choosing a floor plan from a brochure.

The house, homesite, orientation, upgrades, taxes, HOA and location all need to work together.
