Starview is a smaller new construction community in Prosper, Texas, featuring Highland Homes on approximately 74-foot-wide lots. What really separates Starview from many other Prosper neighborhoods, though, is location. The community sits just north of Highway 380 and roughly half a mile from Gates of Prosper, putting major shopping and dining extremely close to home.
That creates an interesting option for buyers moving to Prosper: instead of choosing a massive master-planned community built around resort-style amenities, Starview offers a smaller neighborhood with larger homesites and considerably more convenient access to the surrounding area.
So, is Starview one of the best new construction communities in Prosper TX? Here’s what buyers should know.

Starview is located in Prosper, Texas, just north of Highway 380 near Gates of Prosper.
Location is arguably Starview’s biggest selling point.
Gates of Prosper provides nearby access to shopping, restaurants, and services including Target, HomeGoods, Sephora, Chick-fil-A, TJ Maxx, and more. Depending on where your home is located within Starview, many of these destinations are roughly half a mile away.
For buyers relocating from areas where shopping and restaurants are only minutes away, that’s important.
One concern buyers sometimes have when moving farther north into Prosper, Celina, and other growing North Texas suburbs is sacrificing convenience for a newer or larger home. Starview gives buyers an opportunity to get new construction in Prosper while remaining extremely close to established retail and dining.
Highway 380 is also immediately south of the neighborhood. That’s convenient for getting around North Texas, although buyers who expect to commute during rush hour should personally drive their anticipated route before deciding on a home.
The homes featured in Starview are being built by Highland Homes, a well-known Texas homebuilder.
The model home featured in my Starview tour is configured with five bedrooms and approximately 4,600 square feet after adding an optional bedroom. The standard configuration is typically four bedrooms, according to the information provided during the tour.
The model demonstrates several features and upgrades buyers can consider, including:
One important thing to understand when touring a builder model is that the model isn’t necessarily representative of the base price of the home.
The Starview model shown in the video was priced at approximately $1.6 million as configured, while I also discussed a four-bedroom spec home priced around $1.2 million at the time of filming. The model included substantial upgrades, including upgraded sliding-door packages.
Prices, inventory, incentives, floor plans and builder offerings can change, so buyers should verify current availability before making decisions.
One of Starview’s other major selling points is lot size.
The homesites discussed during my tour are approximately:
74 feet wide × 135 feet deep.
That combination provides buyers with additional backyard space while still maintaining the neighborhood’s convenient location.
Lot dimensions matter for more than simply having a bigger yard.
When you’re building a new construction home, think about how you’ll actually use the property. Consider the orientation of the home, afternoon sun, covered patio placement, outdoor entertaining, potential pool placement and overall backyard usability.
In North Texas, home orientation can make a noticeable difference during the summer.
Yes. The Starview community discussed in this tour is within Prosper ISD.
School boundaries can change as North Texas continues growing, so buyers should always independently verify the specific schools assigned to a property directly with the school district before purchasing.
At the time of filming, the tax rate discussed for Starview was approximately 1.99%.
Property taxes are an especially important consideration when comparing new construction communities in Prosper TX because tax rates can vary considerably from one neighborhood to another.
Don’t compare two homes based exclusively on purchase price.
A buyer should consider the home’s price, estimated property taxes, HOA dues, insurance, potential special assessments or districts, and expected maintenance when comparing the true monthly cost of different Prosper communities.
The HOA discussed during the Starview tour was approximately $2,000 per year.
This leads directly to what I consider one of Starview’s biggest tradeoffs.
Starview doesn’t have the extensive resort-style amenity package you’ll find in some of North Texas’s larger master-planned communities.
There are common areas, green space and ponds, but buyers shouldn’t choose Starview expecting a massive community pool complex and a long list of neighborhood amenities.
Instead, you’re largely paying for a different kind of lifestyle: location and convenience.
Based on the community information discussed during my tour, Starview does not offer the type of resort-style community pool and extensive amenity package found in some larger Prosper communities.
That doesn’t necessarily make it a negative.
It makes Starview a community that appeals to a different buyer.
If your priorities include huge amenity centers, multiple pools and an extensive master-planned lifestyle, communities such as Star Trail may deserve consideration.
If you’d rather have a smaller neighborhood that’s close to shopping, restaurants and major roads, Starview becomes considerably more interesting.
Starview is expected to be a relatively small community compared with some of the enormous master-planned developments throughout Prosper and surrounding North Texas.
During the tour, I discussed approximately 170–172 homes in the community.
That’s one of the features I like about Starview for the right buyer.
Not everyone wants to live in a community containing thousands of homes.
Starview gives buyers an opportunity to have newer construction while maintaining a smaller-neighborhood feel.
This may be the most interesting question.
Starview is unusually convenient to shopping and dining for a Prosper new construction community because Gates of Prosper is located extremely close to the neighborhood.
From portions of the community, buyers can potentially walk to nearby shopping and restaurants. The video shows just how close the surrounding retail is from Starview.
Of course, “walkable” in Prosper doesn’t mean the same thing as living in a dense urban neighborhood.
You’re still in suburban North Texas, and weather matters. Walking half a mile when it’s 70 degrees outside is considerably different from doing it during a 100-degree Texas afternoon.
But having major shopping and dining immediately outside your neighborhood is a significant advantage for buyers who value convenience.
For buyers comparing Prosper TX new construction homes, I’d summarize Starview this way:
Excellent location: Gates of Prosper is extremely close.
New construction: Buyers can consider newer Highland Homes rather than exclusively shopping resale inventory.
Large lots: The approximately 74′ × 135′ homesites discussed during the tour provide substantial space.
Smaller community: Around 170 homes creates a different environment from massive master-planned developments.
Prosper ISD: The community is within Prosper ISD based on the information available during the tour.
Shopping and dining: Target, restaurants and other everyday conveniences are nearby.
Limited amenities: Buyers looking for a resort-style amenity package may prefer another community.
HOA cost: Approximately $2,000 annually was discussed during the tour despite the relatively limited amenities.
Highway 380: Its proximity is convenient, but buyers who commute should evaluate traffic during the actual times they’ll be driving.
Luxury price point: The homes featured in the community represent a significant investment, particularly once upgrades are added.
Don’t confuse Starview with Star Trail. They’re different Prosper communities.
One of the biggest differences for buyers is lifestyle.
Starview’s appeal is its smaller size, larger homesites, new construction and proximity to Gates of Prosper.
Star Trail is worth considering if extensive community amenities are higher on your priority list. During the video, I specifically mention Star Trail as an alternative for buyers who want more amenities.
Neither is automatically “better.”
The better community depends on what you actually want from your move to Prosper.
I think Starview makes the most sense for a buyer who wants Prosper new construction but prioritizes location over having a massive amenity package.
It should move higher on your list if you want:
A newer Highland home, a wider lot, a relatively small neighborhood, convenient shopping and dining, access to Prosper ISD, and a location that doesn’t feel disconnected from everyday necessities.
Conversely, I’d probably look elsewhere if your number-one priority is having resort-style amenities inside your neighborhood.
That’s why comparing communities based solely on pictures of model homes can be misleading.
The house matters, but the community has to fit your lifestyle too.
For the right buyer, absolutely.
What makes Starview interesting isn’t simply the Highland Homes themselves. Prosper has plenty of impressive new construction.
Starview’s differentiator is the combination of new construction, larger homesites, a smaller neighborhood and unusually convenient access to Gates of Prosper.
That combination won’t matter equally to every buyer.
But if you’re relocating to North Texas and are worried that moving farther into Prosper means giving up convenient access to restaurants, shopping and everyday necessities, Starview is one Prosper community I’d put on your comparison list.

If you’re researching Prosper TX new construction, don’t choose a community based solely on the model home.
Lot size, taxes, HOA dues, commute, amenities, location, home orientation, builder options and future resale all deserve consideration.
