North Sky is a newer master-planned community on the eastern side of Celina.

According to Jake’s community tour, buyers can find a wide range of homes, builders and lot sizes, with options ranging from smaller entry-level homes to substantially larger move-up properties.

At the time of Jake’s tour, the community included homesites ranging from approximately 40 to 65 feet, homes from roughly 1,300 to 3,700 square feet, and multiple builders serving different price points.

That variety is one of North Sky’s biggest advantages.

A buyer looking for a smaller first home may be able to consider the same community as someone looking for a larger home with five bedrooms and significantly more entertaining space.

Where Is North Sky in Celina TX?

Location is one of the most important things to understand about North Sky.

Celina covers a large geographic area, so simply saying a home is “in Celina” doesn’t tell you enough about its location.

North Sky sits on the east side of Celina, giving residents access toward major roads and employment centers farther south.

For buyers relocating from another state, this matters because two Celina communities can have dramatically different commute times despite sharing the same city name.

At the time of Jake’s tour, estimated drive times under normal conditions were approximately:

  • Frisco: 30 minutes
  • PGA Frisco: 25–30 minutes
  • Legacy West: 30–45 minutes
  • Toyota headquarters/Plano area: 35–40 minutes
  • Downtown Dallas: 50–60+ minutes
  • DFW Airport: approximately 50–60 minutes

Traffic can obviously change these numbers considerably.

That’s especially important if you’re commuting into Dallas every weekday.

A 50-minute drive can quickly become much longer because of rush-hour congestion, construction, accidents or weather.

Is North Sky Good for Remote Workers?

This is where North Sky becomes particularly compelling.

If you work remotely, you’re able to take advantage of one of Celina’s biggest benefits—more home for your money—without paying as much of a penalty for the longer commute.

Hybrid workers who only travel into Frisco, Plano or another employment center once or twice per week may also find the tradeoff reasonable.

Someone commuting to downtown Dallas five days per week should think much harder about the location.

Jake points out that spending 10 or more hours every week commuting can significantly change your quality of life, regardless of how much you love the house.

What Does North Sky Feel Like?

North Sky is new.

That means you’re not getting the mature trees and established landscaping you’ll find in older parts of Frisco, Plano or McKinney.

This is arguably North Sky’s biggest advantage.

Buyers can potentially get significantly more house for their budget than in newer Frisco neighborhoods.

Jake gives the example of a roughly $500,000 North Sky home offering around four bedrooms, two to two-and-a-half bathrooms and approximately 2,500 square feet, while comparable new construction farther south could be substantially more expensive.

2. Multiple Builders

Taylor Morrison, American Legend and Perry Homes provide buyers with different architectural styles, floor plans and price points.

That creates more flexibility without making the neighborhood feel like every home is identical.

3. Amenities

Pool, parks, playgrounds, trails, green space, athletic fields and a dog park give residents multiple ways to use the neighborhood beyond their individual homes.

4. Celina ISD

For buyers specifically targeting Celina ISD, North Sky provides another new-construction option within the district.

Cons of Living in North Sky Celina TX

North Sky isn’t right for everybody.

1. Construction

The advantage of buying in a new community is getting a new home.

The disadvantage?

Everyone else is getting one too.

Depending on where you buy within the development, you could deal with construction traffic, noise, crews and potential debris while surrounding homes are completed.

Ask how many lots remain around the specific home you’re considering.

2. Shopping Isn’t Five Minutes Away

North Sky isn’t Frisco.

Some everyday errands may require 10, 15 or 20 minutes in the car.

If you prioritize having restaurants, gyms, grocery stores and entertainment immediately outside your neighborhood, North Sky may not be the best fit.

3. Downtown Dallas Commute

If you’re commuting to downtown Dallas every weekday, this could be a deal breaker.

An hour each way means roughly 10 hours per week in your vehicle before accounting for especially bad traffic days.
