Mustang Lakes Celina Texas: Almost 3,000 Square Feet Without Stairs!

on October 26, 2026

If you’re looking for a one-story home in Mustang Lakes in Celina, Texas, this Britton Homes model is definitely worth checking out.

One thing I’ve noticed when helping buyers look at new construction homes in Celina and Prosper is that a lot of people want to avoid stairs.

Maybe you’re downsizing from a larger two-story home. Maybe you’re thinking about how you’ll use the house ten or fifteen years from now. Or maybe you just don’t want to carry laundry up and down stairs anymore.

But here’s the problem.

Sometimes when buyers start looking at single-story homes, they feel like they’re giving up too much space.

That’s what makes this particular floor plan interesting.

You’ve got almost 3,000 square feet, four bedrooms, a three-car garage, and even a dedicated media room, all on one level.

Now, there are a few things I’d personally change about this home, and I’ll get into those. But overall, I think it’s a really good option for the right buyer.

Touring a Britton Homes One-Story Model in Mustang Lakes

This home is in Mustang Lakes, a master-planned community in Celina, Texas, near Prosper.

Here are the main features of the floor plan I toured:

  • Nearly 3,000 square feet
  • Four bedrooms
  • Three-car garage
  • Single-story layout
  • Dedicated media room
  • Large open kitchen and living area
  • Separate primary closets
  • Covered outdoor living space
  • 60-foot lot

One of the first things I noticed walking into this home was how wide the hallways felt.

That’s something people don’t always think about when they’re looking at floor plans online.

But when you’re moving furniture, carrying things through the house, or just going about your day, having that extra room can make a difference.

I also like that this house doesn’t feel like you’re giving up a lot of living space just because everything is downstairs.

The Kitchen Is a Big Selling Point

The kitchen is one of my favorite parts of this Britton Homes model.

You’ve got a huge island with seating for several people, plenty of cabinet storage, and an open layout that connects to the living and dining areas.

If you like having family or friends over, I think this setup would work really well.

You’ve also got:

  • A six-burner gas cooktop
  • Double ovens
  • A coffee bar
  • A pantry
  • Soft-close cabinets
  • A built-in trash pullout
  • Two-tone cabinetry

And if you’ve watched my other home tours, you know I’m a fan of the hidden trash pullouts.

It’s a small thing, but I appreciate the details that make a kitchen easier to use every day.

The kitchen also opens to the outdoor living area through a large sliding glass door.

That’s another feature I really like, although it is an upgrade you’ll want to price out with the builder.

Indoor-Outdoor Living in Celina, Texas

The sliding patio door is one of the more impressive features in this home.

When you open it, the indoor living area connects directly to the covered patio.

If you enjoy entertaining, I can see that being a great setup.

There’s also a ceiling fan outside, which I appreciate because we’re in Texas.

Now, the backyard isn’t huge.

This model sits on a 60-foot lot, and while there’s usable grass and some landscaping, you’re not getting an enormous yard.

I think you might be able to fit a pool, depending on the final layout and required clearances, but that’s something we’d need to verify before making plans.

One thing I always tell buyers is not to get too focused on lot width alone.

I’ve worked with buyers who thought they needed a 60-foot lot, but after looking at how the home was positioned, they found that a different lot size actually gave them a backyard that worked better for their needs.

It’s not just how big the lot is. It’s how you can actually use it.

That’s especially important when you’re comparing new construction homes in Celina and Prosper.

A Dedicated Media Room Without Going Upstairs

Here’s another reason this floor plan stands out.

You get a dedicated media room, and it’s downstairs.

If you’re looking for a single-story home but still want a separate space for movies, sports, or gaming, that’s a nice feature.

The room has built-in entertainment cabinetry, a ceiling fan, and some natural light.

But there is one thing I’d think about.

The media room is located right off the main living area.

Depending on how you plan to use it, sound could be an issue.

If you’ve got kids watching a movie while someone else is trying to watch TV in the living room, you might hear some noise between the rooms.

The model also has glass doors, which look nice but may not provide the sound separation some buyers want.

For younger kids, though, having the media room nearby might actually be a benefit.

That’s why I always say there’s no perfect floor plan for everybody.

What works for one family might not work for another.

The Primary Bedroom and Bathroom

The primary bedroom is a good size, although it’s not the widest primary suite I’ve toured.

Personally, I think it’s plenty big enough.

The bathroom is where this home really stands out to me.

I’ve toured other homes in Mustang Lakes around a similar price point, and I actually prefer the bathroom in this Britton Homes model over some of the others.

You’ve got separate vanities, a spacious shower with two showerheads, and a sliding door leading into the bathroom.

One small detail I appreciate is that the shower controls are positioned where you can turn on the water without immediately getting wet.

That’s one of those things you might not notice during a quick tour, but it’s nice when you’re using the bathroom every day.

One thing this bathroom doesn’t have is a dedicated makeup vanity.

For some buyers, that’s not a big deal.

For others, it’s something they specifically want.

Again, it really comes down to how you use the space.

Two Separate Primary Closets

This home also has two separate primary closets.

And I like that.

Instead of sharing one large closet, you’ve each got your own space.

Both closets have a good amount of vertical storage, although one appears a little smaller than the other.

You might want to add additional hanging rods or storage accessories depending on how you organize your clothes.

But overall, I think having separate closets is a nice feature.

Especially in a one-story home where you’re trying to make the most of the available square footage.

The Living Room and Secondary Bedrooms

The main living area has a fireplace, a coffered ceiling, and plenty of natural light.

I also like the space along the wall that could work well as a dry bar or additional entertaining area.

When you’re choosing a lot, I’d pay attention to which direction the home faces.

Morning sun versus afternoon sun can make a big difference in how the living room and backyard feel throughout the day.

As for the secondary bedrooms, they’re reasonably sized and offer different bathroom arrangements.

One bedroom has its own bathroom, while two others share a Jack-and-Jill-style bathroom.

That shared bathroom has a practical setup where someone can use the sink area while another person uses the shower or toilet behind a separate door.

If you’ve got kids, guests, or family visiting, that flexibility can be helpful.

How Much Does This Britton Homes Model Cost?

At the time I filmed this tour, the base price for this Britton Homes floor plan was approximately $840,000 before upgrades.

But there’s an important distinction.

The model home shown in the video has a significant number of upgrades.

Based on what I saw, I estimated that building the home with similar upgrades could bring the price closer to $1 million.

That’s an estimate, not a current builder quote.

Some features, including the large sliding patio door, can add quite a bit to the price.

And depending on the lot you choose, you may also have a lot premium.

So when you’re comparing new construction homes, don’t just compare the advertised starting prices.

Compare what each builder includes, what upgrades you actually want, and what the final price would look like.

That’s where having someone help you compare the options can make a difference.

What Is It Like Living in Mustang Lakes?

Mustang Lakes is a master-planned community in Celina, Texas, near the Prosper border.

One of the things buyers like about the neighborhood is the number of amenities.

During my tour, I talked about the community’s ponds, walking trails, swimming pools, parks, playgrounds, and organized events.

There’s also a lifestyle coordinator who helps organize community activities.

But amenities aren’t the only thing to consider.

If you’re moving to North Texas, I’d also look at the location, commute, school zoning, lot sizes, HOA responsibilities, and total cost of ownership.

I always tell buyers that there isn’t one perfect neighborhood for everybody.

You can find a great community and still end up with the wrong fit if it doesn’t match your needs.

Is Mustang Lakes in Prosper ISD or Celina ISD?

This is one of the most important questions buyers ask about Mustang Lakes.

Parts of the community are zoned to Prosper ISD, while other sections are zoned to Celina ISD.

So if a particular school district matters to you, don’t assume the entire neighborhood has the same school assignments.

We need to verify the specific property address.

School boundaries can change, and I’d rather confirm that information before you get excited about a particular home.

Does Mustang Lakes Have a PID?

Yes. Mustang Lakes has a Public Improvement District, commonly called a PID.

A PID assessment is an additional cost associated with certain infrastructure improvements in the community.

It’s something buyers should consider along with regular property taxes, HOA dues, homeowners insurance, and other expenses.

The assessment can vary by property, so it’s important to review the details for the specific home you’re considering.

I don’t think a PID automatically makes a neighborhood a bad choice.

But I do think buyers should understand it before purchasing.

The goal is to know the full cost of owning the home, not just the purchase price.

Is a One-Story Home in Mustang Lakes Right for You?

Here’s where I think this Britton Homes model makes a lot of sense.

If you want to avoid stairs but don’t want to give up a lot of space, you’ve got nearly 3,000 square feet to work with.

You’ve also got four bedrooms, a dedicated media room, a large kitchen, separate primary closets, and a three-car garage.

For buyers downsizing from a larger two-story home, that could be a really appealing combination.

But there are trade-offs.

The backyard isn’t enormous, the media room is close to the living room, and the upgraded model is considerably more expensive than the advertised base price.

Those are all things I’d want you to think about before deciding whether this is the right home.

Because the best home isn’t necessarily the biggest, newest, or most expensive.

It’s the one that works for how you actually live.
