Light Farms Celina TX: Homes, Amenities, Taxes & Buyer Guide

on August 19, 2026

If you’re looking at Light Farms in Celina TX, one of the biggest questions is probably: How much does it actually cost to live in one of Celina’s most established master-planned communities?

The answer may surprise some relocation buyers.

Jake Inderman recently toured a home in Light Farms listed around $619,000 at the time of filming. The home offered four bedrooms, three bathrooms, a large upstairs game room, oversized pantry, office space and a large primary suite.

But the individual house is only part of what makes Light Farms interesting.

Jake Inderman is a Celina TX Realtor helping families relocating to North Texas compare communities throughout Celina, Prosper and Frisco. Light Farms consistently stands out because it combines an established neighborhood, extensive amenities, multiple price points and access to both Prosper ISD and Celina ISD depending on the property.

Here’s what buyers should know before deciding whether Light Farms Celina TX is right for them.

What Is Light Farms in Celina TX?

Light Farms is one of the best-known master-planned communities in Celina.

Unlike some of Celina’s newest developments that are still years away from completion, Light Farms has been developing since approximately 2012 and was entering its final phase at the time of Jake’s tour.

That’s an important distinction for buyers.

In a brand-new development, you may spend years living around construction while waiting for trees, amenities and surrounding infrastructure to mature.

Light Farms already has much of that established community feel.

You get newer North Texas housing while living in a neighborhood that has had more than a decade to develop.

Can You Buy a Home in Light Farms Around $600,000?

Yes.

In fact, this particular tour was inspired by someone asking Jake whether it was possible to buy in Light Farms around that price point.

The home Jake toured was listed at approximately $619,000 at the time of filming and had received an approximately $40,000 price reduction.

Jake also notes that buyers can find homes throughout Light Farms across a much broader range.

At the time of the tour, he described the overall community as having some properties in the high $400Ks to $500Ks, with homes extending all the way toward approximately $2 million.

That price diversity is one of Light Farms’ biggest strengths.

You’re not limited to one specific buyer profile.

What Kind of Home Can $600K Buy in Light Farms?

The home Jake toured gives buyers a good example.

It featured:

  • 4 bedrooms
  • 3 bathrooms
  • Two stories
  • Downstairs guest bedroom
  • Upstairs primary suite
  • Office/flex space
  • Large kitchen
  • Oversized pantry
  • Large breakfast area
  • Upstairs game/media room
  • Large laundry room
  • Two-car garage
  • Tankless water heater
  • Covered outdoor space

The home also had tall, open ceilings that helped the main living area feel larger.

For buyers relocating from more expensive markets, this is the type of comparison worth making.

Instead of asking only, “What does a $600,000 house look like in Texas?”

Ask:

What does $600,000 buy in Light Farms compared with Prosper, Frisco and other Celina communities?

That’s a much more useful comparison.

The Kitchen and Pantry

One of Jake’s favorite features in this particular home was the pantry.

After touring approximately half a dozen homes that day, Jake described it as the largest pantry he’d seen.

The kitchen also included:

  • Five-burner gas cooktop
  • Vent hood
  • Oven
  • Large countertops
  • Bar-stool seating
  • Trash pull-out
  • Open connection to the living area

The house doesn’t have a traditional formal dining room.

Instead, it provides an oversized breakfast/dining area that Jake estimates could accommodate a table for approximately six to eight people, in addition to seating at the kitchen island.

For buyers who rarely use formal dining rooms, that may actually be a more efficient use of space.

Primary Bedroom Is Upstairs

One feature could immediately eliminate this particular floor plan for some buyers:

The primary bedroom is upstairs.

There is one secondary bedroom downstairs, while the primary and additional bedrooms are located upstairs.

Jake specifically calls this out because it can be a dealbreaker.

Some buyers strongly prefer a downstairs primary suite for convenience or long-term accessibility.

Others like having the bedrooms together upstairs.

Neither is universally better.

But if a downstairs primary bedroom is on your must-have list, this particular house probably isn’t the right fit—even if you love Light Farms.

The good news is that Light Farms has many different floor plans and resale options.

Downstairs Guest Bedroom

The downstairs bedroom gives the home additional flexibility.

It could work well for:

  • Overnight guests
  • Older children
  • Parents visiting
  • Home office overflow
  • Multigenerational living

The adjacent bathroom includes a shower, although Jake points out that the shower has a roughly three- to four-inch step down.

That’s the kind of seemingly minor detail that can matter significantly if an elderly parent or someone with limited mobility will regularly use the room.

Large Upstairs Game Room

Upstairs, the home includes a substantial game/media room.

Jake notes that the room is large enough for something like a pool table, oversized television and potentially even a small wet or dry bar setup.

For families with children, that gives you a second living area away from the primary downstairs space.

But there’s a potential downside.

Because the game room is open to the living area below, sound can travel between floors.

If someone is watching a movie downstairs while children are playing upstairs, you’ll probably hear each other.

That’s not necessarily a dealbreaker.

It’s simply something you might not notice from listing photos.

Large Primary Suite

The upstairs primary bedroom is generously sized and connects to a large bathroom with a separate shower and tub.

Jake also highlights the size of the primary closet.

Again, this home isn’t necessarily about over-the-top luxury finishes.

Its appeal is more about usable space and layout for the price point.

Why Is Light Farms So Popular?

The biggest reason is probably the combination of location, maturity and amenities.

Many newer Celina developments have impressive future plans.

Light Farms already has an established track record.

Jake describes it as one of Celina’s top communities, with development dating back to approximately 2012.

That gives buyers access to mature sections of the neighborhood while still having newer construction and recently completed homes available.

Light Farms Amenities

This is where Light Farms separates itself from many competing communities.

Jake highlights amenities including:

  • Five resort-style pools
  • More than 13 miles of trails
  • Pickleball
  • Playgrounds
  • Ponds
  • Community gathering areas
  • Elementary school within the community

For buyers who actually use neighborhood amenities, that’s a substantial package.

It’s also one reason comparing HOA dues based solely on price can be misleading.

A $100-per-month HOA with minimal amenities isn’t necessarily a better value than a slightly more expensive HOA providing significantly more.

How Much Is the Light Farms HOA?

At the time of Jake’s tour, Light Farms HOA dues were approximately $125 per month.

That works out to approximately $1,500 annually.

Jake considers that particularly competitive given the number of amenities residents receive.

There are Celina communities with fewer amenities that may still charge somewhere around $80–$100 per month.

If your household uses the pools, trails, pickleball courts, playgrounds and other shared spaces, Light Farms can offer significant value.

Of course, HOA dues can change, so buyers should verify current fees before purchasing.

Light Farms Property Taxes

Property taxes are another major expense buyers need to understand.

The specific home Jake toured had an effective tax rate of approximately 2.6% at the time of filming and was located within a MUD, or Municipal Utility District.

For relocation buyers unfamiliar with Texas, this is important.

The list price is not enough information to determine your monthly housing cost.

You need to calculate:

Principal + interest + property taxes + homeowners insurance + HOA + applicable special assessments

Two similarly priced Celina homes can produce different monthly payments because their tax rates aren’t identical.

What Is a MUD?

A Municipal Utility District, commonly called a MUD, is a special-purpose district often used to finance infrastructure in developing Texas communities.

That can include infrastructure such as water, sewer and roads.

The result for homeowners can be an additional component in the overall property-tax rate.

A MUD isn’t automatically good or bad.

What matters is how it affects your total monthly payment compared with other homes you’re considering.

For the property Jake toured, the effective tax rate was approximately 2.6%.

Light Farms Prosper ISD vs Celina ISD

This is one of the most important details for buyers considering Light Farms:

Not every home is in the same school district.

Jake explains that Light Farms includes properties zoned to both Prosper ISD and Celina ISD.

That means buyers should never assume the school district based solely on the community name.

If school zoning is important to your move, verify the exact address.

Prosper ISD vs Celina ISD

Jake describes both districts positively while noting they have different characteristics.

Prosper ISD is larger, while Celina ISD has historically had a smaller-district feel.

Rather than choosing solely based on an online rating, buyers should evaluate:

  • Exact campus zoning
  • District size
  • Programs
  • School location
  • Commute
  • Future rezoning
  • Individual household priorities

This is especially important in rapidly growing North Texas communities where new campuses continue opening.

An Elementary School Inside Light Farms

One major convenience for households with younger children is having an elementary school located inside the community.

In a large master-planned community, that can make the daily school routine significantly easier.

It’s also part of what makes Light Farms feel more like an established community rather than simply a subdivision.

Light Farms Is Entering Its Final Phase

At the time of Jake’s tour, Light Farms was wrapping up development and was in its final phase.

That’s worth considering if you’re deciding between Light Farms and a brand-new Celina community.

In a new development, builders could potentially be selling homes for years.

That means ongoing:

  • Construction traffic
  • Builder inventory
  • New phases
  • Dirt
  • Noise
  • Changing surroundings

A community approaching buildout can provide a more established environment.

It can also mean fewer opportunities to build from scratch, depending on remaining inventory.

Builder Discounts in the Final Phase

The home Jake toured had been discounted approximately $40,000 at the time of filming.

Jake notes that because builders were working through the final phase, buyers should at least ask whether additional incentives are available.

That doesn’t mean a builder will automatically negotiate further.

But buyers shouldn’t assume the advertised price is the only number worth discussing.

Depending on market conditions, builders may offer:

  • Price reductions
  • Closing-cost assistance
  • Rate incentives
  • Design credits
  • Appliance packages
  • Other concessions

These incentives change constantly, so current offers need to be verified when you’re ready to purchase.

Apartments Near This Particular Home

Jake also points out something many home tours might conveniently ignore.

Apartments were being constructed behind or near this particular property.

For some buyers, that won’t matter.

For others, it’s an immediate dealbreaker.

This is exactly why relocation buyers need more than listing photos.

A listing can show you the kitchen.

It may not make it obvious what’s being constructed behind the backyard.

If you don’t want to overlook apartments, commercial development, major roads or future construction, investigate the surrounding parcels before purchasing.

North Texas Weather for Relocation Buyers

Jake also spends part of the tour discussing one of the most common questions he receives from out-of-state buyers:

What’s North Texas weather actually like?

The biggest factors he highlights include:

  • Hot summers
  • Thunderstorms
  • Seasonal allergies
  • Occasional hail
  • Tornadoes
  • Mosquitoes and insects

North Texas absolutely experiences tornadoes, but Jake notes that severe thunderstorms and hail are more common day-to-day concerns in his experience.

What About Hail?

Hail is something homeowners relocating to North Texas should understand.

Jake describes major hail events as occasional rather than an everyday occurrence, but significant storms can happen.

That makes homeowners insurance particularly important.

Before purchasing, understand:

  • Roof age
  • Insurance premiums
  • Wind/hail deductible
  • Previous claims
  • Roof replacement history

Those costs can materially affect homeownership in North Texas.

What About Allergies?

Jake also receives frequent questions about allergies.

He describes them as seasonal and notes that some people relocating to North Texas experience stronger reactions than others.

Dry periods can allow pollen and allergens to remain in the air longer, while rainfall can temporarily improve conditions.

This isn’t something that should necessarily determine where you buy a house, but it’s worth knowing if you’re relocating from a different climate.

Bugs and New Construction

Another unglamorous reality of North Texas new construction:

Bugs.

Jake points out that many newer communities were recently open fields.

That can mean spiders, crickets, grasshoppers, mosquitoes and other insects around newly constructed homes.

Pest control is common.

Light Farms may have somewhat less of this issue in its more mature sections because the community has existed for years, but newly developed portions can still experience it.

Access to North Texas Lakes

For buyers who enjoy boating, fishing or spending weekends on the water, Celina also provides reasonable access to several North Texas lakes.

Jake mentions:

  • Lake Lewisville
  • Lake Ray Roberts
  • Grapevine Lake
  • Lake Texoma

Exact drive times depend on the destination and traffic, but having multiple lakes within driving distance gives North Texas residents several weekend recreation options.

Pros of Living in Light Farms Celina TX

Established community: Development dates back to approximately 2012 rather than being brand new.

Huge amenity package: Five pools, 13+ miles of trails, pickleball, playgrounds, ponds and more.

Multiple price points: Jake describes homes ranging from roughly the high $400Ks/$500Ks up toward $2 million at the time of filming.

School options: Different portions of the community are zoned to Prosper ISD and Celina ISD.

Elementary school inside the community: A major convenience for some households.

Near buildout: Buyers may experience less long-term builder construction than in newer Celina developments.

Strong HOA value: Approximately $125 per month at the time of filming for an extensive amenity package.

Potential Cons of Light Farms

MUD taxes: The home Jake toured had an approximately 2.6% effective tax rate.

School zoning varies: You need to verify the exact home if Prosper ISD or Celina ISD matters to you.

Limited remaining new construction: Being in the final phase means opportunities may become more limited.

Apartments near certain homes: Location within the community matters significantly.

It’s still Celina: Buyers commuting south should calculate their actual commute before purchasing.

Primary-bedroom location varies: This particular $619,000 home had the primary bedroom upstairs.

Who Is Light Farms Best For?

Light Farms could be particularly attractive to buyers who want:

  • An established Celina master-planned community
  • Extensive amenities
  • Multiple home-price options
  • Trails and outdoor recreation
  • Community pools
  • Newer housing
  • Access to Prosper or Celina ISD depending on location
  • A neighborhood closer to buildout
  • Strong community infrastructure

It’s especially compelling for buyers who will actually use the amenities they’re paying for.

Who Might Prefer Another Celina Community?

Light Farms may not be your best option if you want:

  • A brand-new community at the beginning of development
  • The lowest possible HOA
  • No MUD
  • One specific school district throughout the entire neighborhood
  • A more rural environment
  • Larger acreage-style homesites

Celina has enough community variety that buyers shouldn’t try to force one neighborhood to fit every priority.

Light Farms vs Other Celina Communities

This is where Light Farms becomes particularly interesting.

Newer Celina communities may offer newer models, additional builder inventory and opportunities to build from scratch.

But they may also require buyers to wait years for:

  • Amenities
  • Retail
  • Trees
  • Roads
  • Neighborhood buildout

Light Farms gives buyers the opposite proposition.

Much of the community already exists.

The amenities are established.

Residents already live there.

And buyers can see much more clearly what the finished neighborhood will actually look like.

For relocation buyers, that reduced uncertainty can be extremely valuable.
