If you’re searching for Legacy Hills homes in Celina TX, you’re looking at one of the largest new master-planned communities being developed in North Texas.
Legacy Hills is planned across more than 3,200 acres with approximately 7,000 homes at full buildout. The vision includes golf, lakes, trails, resort-style amenities, future retail and restaurants, and a large selection of new-construction homes from multiple North Texas builders.
As a Celina, TX Realtor, I help buyers and families relocating to North Texas compare communities like Legacy Hills based on more than just the house. Builders, property taxes, HOA fees, commute times, lot sizes, future development and what actually exists in the community today can all affect whether a neighborhood is the right fit.
If you’re considering Legacy Hills homes, here’s what you should know before buying.
Legacy Hills is located in Celina, TX, west of Preston Road and north of Frontier Parkway.
It’s one of the farther-north communities in Celina, which gives it a different feel from neighborhoods closer to Prosper and Frisco. Buyers looking for newer construction and a somewhat quieter setting may find that appealing.

The northern location is both a benefit and a tradeoff.
If you work from home, have a hybrid schedule, or work in Celina, Prosper or Frisco, Legacy Hills may be relatively convenient.
If you’re commuting into Downtown Dallas five days a week, I would strongly recommend testing that drive during your actual commuting hours before buying.
Legacy Hills is planned to encompass more than 3,200 acres and approximately 7,000 homes when fully developed.
That makes it one of the largest master-planned communities in the Dallas-Fort Worth area.
But all 3,200+ acres aren’t simply rows of houses.
The master plan incorporates residential neighborhoods along with features such as:
That scale is one of the biggest differences between Legacy Hills and a traditional new-construction subdivision.
Celina has a tremendous amount of new construction, so simply being “new” isn’t enough to make a neighborhood stand out.
Legacy Hills is different because of the scale and long-term vision behind the development.
The idea is to create more of a live, work and play environment where residents eventually have recreation, amenities, shopping, restaurants and entertainment within or close to the community.
For relocation buyers, however, there’s an important distinction:
What’s planned for Legacy Hills and what’s available in Legacy Hills today aren’t necessarily the same thing.
As a Celina Realtor working with new-construction and relocation buyers, this is something I encourage clients to look at carefully.
Before buying in any developing master-planned community, I want to know:
What’s open today? What’s under construction? What’s planned? And how long could those future phases realistically take?
That gives you a much better picture of what living there will actually be like.
Legacy Hills is being developed by Centurion American, which was also behind developments such as River Walk at Central Park in Flower Mound and The Villages of Hurricane Creek in Anna.
The overall vision for Legacy Hills extends beyond residential development and incorporates recreational, commercial and lifestyle components.
For buyers, the size of the project means Legacy Hills could continue changing for years.
You’re buying into both the current neighborhood and a much larger long-term development plan.
One of the biggest features associated with Legacy Hills is golf.
The community plan includes major golf components, including an 18-hole championship course discussed during my community tour.
This also creates opportunities for buyers interested in Legacy Hills golf course homes and premium lots with golf or potentially water views.
Golf-course lots can be extremely attractive, but I recommend looking beyond the view when comparing them.
Consider things such as:
A golf-course lot may be worth paying more for if that’s a lifestyle feature you’ll genuinely enjoy.
But don’t automatically assume every golf-course lot is better than every interior lot.
The long-term Legacy Hills plan includes an extensive collection of community amenities.

The goal is for Legacy Hills to eventually feel almost like its own small town within Celina.
Again, because this is a developing community, buyers should verify which amenities are currently completed and available before purchasing.
One of the biggest advantages of Legacy Hills homes is the number of builders represented throughout the community.
Builders discussed in my Legacy Hills tour included:
Availability will depend on the section, lot size and current development phase.
Having multiple builders is valuable because it creates more choices in floor plans, architecture, homesite sizes, finishes and price points.
It also helps prevent the neighborhood from feeling like the same three floor plans were copied and pasted down every street.
Legacy Hills is designed to serve buyers across several different price points.
Homes discussed during my tour ranged from approximately 1,800-square-foot starter-sized floor plans to 5,000-square-foot luxury homes.
Architectural styles include combinations of modern farmhouse, transitional designs, brick, stone and other popular North Texas styles.
That diversity means someone searching for a smaller new-construction home in Celina may consider Legacy Hills alongside a buyer looking for a large luxury property.
New-construction pricing changes frequently, so any price published online should be treated as a snapshot rather than a guarantee of current inventory.
At the time of my Legacy Hills community tour, homes started around $475,000 and extended well beyond $1 million for larger luxury and premium properties.
The general ranges discussed were:
Approximately $475,000 to the mid-$500,000s, with examples around three bedrooms, two bathrooms and approximately 1,800–2,200 square feet.
Approximately $650,000–$850,000, with larger four- and five-bedroom floor plans around 2,800–3,500 square feet and opportunities for larger lots.
Approximately $950,000 and above, including larger homes, premium finishes and opportunities for golf-course or other premium homesites.
Current prices, incentives and available homes can be substantially different.
As a Celina, TX Realtor, I can help buyers compare current builder inventory rather than relying on advertised base prices alone.
This is especially important with new construction.
A builder advertising a lower starting price isn’t automatically offering the better deal.
Your actual cost can be affected by:
Two homes with similar advertised starting prices can end up costing very different amounts.
That’s why I recommend comparing the actual home, actual lot and actual incentives rather than simply comparing builder websites.
The HOA figures discussed during this particular community tour were approximately $125–$150 per month depending on the section.
HOA dues can change, and a large community may have differences between sections.
Buyers should verify the current HOA amount and exactly what it covers for the home they’re considering.
The better question isn’t simply, “Is the HOA expensive?”
Ask:
Am I getting enough value from the amenities and community features to justify what I’m paying?
For someone who plans to use the pools, trails, fitness facilities, parks and recreational amenities, the answer may be very different than it is for someone who doesn’t care about those features.
Property taxes are one of the most important things to understand when buying a home in Celina.
The tax figures discussed in this particular Legacy Hills tour were approximately 2.4%–2.6% at that time.
However, tax rates and special taxing districts can vary by section and change over time.
If you’re considering a specific Legacy Hills home, verify the actual current taxes and any applicable special districts rather than using a general community estimate.
As a Celina Realtor, this is one of the areas I spend time explaining to relocation buyers because Texas property taxes can be confusing if you’re moving here from another state.
When comparing homes, look at the entire housing payment:
Mortgage + property taxes + homeowners insurance + HOA + applicable special assessments.
A $700,000 home in one community can have a noticeably different monthly cost than a $700,000 home somewhere else.
At the time of my community tour, Legacy Hills was associated with Celina ISD, with the schools discussed including Odell Elementary, Moore Middle School and Celina High School.
Celina is growing rapidly, and school attendance boundaries can change as new schools open.
If school assignment is important to your purchase, verify the current zoning for the specific property directly with Celina ISD.
Don’t rely solely on an old listing, builder website or community blog for final school assignments.
One tradeoff with Legacy Hills’ northern Celina location is that you’re not currently surrounded by the same amount of established retail and dining you’d find in Frisco.
You do, however, have access to Downtown Celina, Prosper and Frisco.
Nearby destinations include Gates of Prosper, along with additional grocery stores, restaurants and retail throughout the Prosper and Frisco corridor.
The Legacy Hills master plan also includes future commercial development intended to bring more conveniences closer to residents.
That’s part of the long-term appeal.
But when deciding whether to buy, make sure you’re comfortable with the conveniences that exist today.
The approximate drive discussed in my tour was around 20 minutes to Frisco, depending on your exact destination and traffic.
That’s an important number for many relocation buyers because Frisco has become a major North Texas employment, shopping and entertainment hub.
PGA Frisco and the surrounding development are also relatively accessible from Celina.
For someone who works in Frisco but wants a newer home farther north, Legacy Hills could be worth comparing with communities in Prosper and North Frisco.
The approximate drive discussed in my community overview was around 45 minutes to an hour, but Dallas traffic can significantly change that.
During peak commuting periods, I’d plan conservatively.
If you need to commute to Downtown Dallas every weekday, Legacy Hills may not be the best fit.
If you work remotely or only make that drive occasionally, you may view the location completely differently.
The continued expansion of the Dallas North Tollway is an important part of northern Celina’s growth.
Improved north-south connectivity could make reaching Prosper, Frisco and employment centers farther south easier as infrastructure develops.
For Legacy Hills, that’s particularly relevant because the community is located farther north.
But I don’t recommend buying a house solely because of what a future road project might do for values or commute times.
Make sure you’re comfortable owning the home under today’s conditions first.
Future infrastructure improvements can then be viewed as additional upside.
Compared with more established portions of Frisco, Legacy Hills can provide a noticeably more open and less developed environment.
That’s one of the things I personally like about this part of Celina.
However, “quiet” comes with an important caveat:
Legacy Hills is still under construction.
Depending on where you buy, you could have active homebuilding nearby.
That can mean construction vehicles, workers, dust and noise as new phases develop.
If that concerns you, choosing a more completed street or section can make a major difference.
Buyers considering Legacy Hills homes often compare Celina with Prosper.
Prosper is farther along in its development and generally closer to established Frisco-area shopping, restaurants and employment centers.
Legacy Hills takes you farther north into a community with significantly more development still ahead.
That may create different opportunities for new construction, lot selection and pricing.
Neither is automatically better.
If commute and immediate convenience are your priorities, Prosper may have an advantage.
If the home, community vision, golf or northern Celina location appeal to you more, Legacy Hills may make sense.
Frisco offers significantly more established restaurants, shopping, entertainment and employment access.
But the same housing budget can produce very different options when comparing Frisco vs. Celina.
A buyer may prioritize Frisco’s location.
Another buyer may decide they’d rather move farther north for a newer home, different lot or specific master-planned community.
As a Realtor serving Celina, Frisco and Prosper, I don’t think buyers should decide which city is “best” before comparing what their actual budget and lifestyle look like in each one.
The right suburb is the one that fits your priorities.
Legacy Hills may appeal to buyers looking for:
Potential downsides include:
The important thing is that these aren’t universally good or bad.
They’re tradeoffs.
Someone who works from home and wants new construction may barely care about the distance from Dallas.
Someone driving Downtown every day may consider it a dealbreaker.
Legacy Hills could be a strong fit if you want new construction in Celina, golf, trails, lakes, amenities and a community with significant future development ahead of it.
It may also make sense for buyers working remotely, hybrid, or in Celina, Prosper or Frisco.
If you want a completely established neighborhood with mature landscaping, immediate retail and very little construction, I’d compare Legacy Hills with some more established North Texas communities before deciding.

The community information discussed during my tour identified Legacy Hills with Celina ISD. Buyers should verify the current school assignment of an individual property directly with the district.
Legacy Hills may be a good fit for buyers wanting new construction, golf, trails, lakes, master-planned amenities and a quieter northern Celina location. Buyers prioritizing a short Downtown Dallas commute or a completely established neighborhood may prefer other areas.
If you’re looking for Legacy Hills homes in Celina TX, don’t make your decision based solely on the model home.
Look at the entire community.
Compare the builder, lot, property taxes, HOA, commute, completed amenities, future development and what else the same budget could buy in Celina, Prosper or Frisco.
