Legacy Hills is one of the largest master-planned communities developing in Celina.

At the time of Jake’s tour, the community was planned for approximately 6,700 single-family homes, 4,000 multifamily residences and 100 acres of commercial space.

It’s divided into seven sections, with this particular Windsor home located in Brookshire.

The scale of the community is important because Legacy Hills isn’t being designed as a small subdivision with a neighborhood pool.

The long-term plan includes:

  • Seven amenity centers
  • 1876 Country Club
  • 18-hole golf course
  • 27-acre sports park
  • Commercial development
  • Multiple builders
  • Different homesite sizes

For buyers comfortable purchasing while an area is still developing, Legacy Hills offers an opportunity to get into northern Celina while substantial growth is still underway.

The home Jake toured was the McKenna floor plan by Windsor Homes.

It’s one of Jake’s favorite Legacy Hills floor plans for buyers who need substantial space.

For a larger household, the layout offers something that’s sometimes more valuable than simply having a high square-footage number:

Separate spaces.

You can have people watching a movie in the media room, kids upstairs, someone working in the office and another group downstairs without everyone occupying the same room.

Legacy Hills Home Prices

At the time of filming, Jake described Legacy Hills homes as generally ranging from approximately the $300Ks into the $600Ks, depending on builder, floor plan, lot and available inventory.

This McKenna floor plan was toward the upper end of that range, priced in the mid-$600Ks.

That’s where the Legacy Hills value proposition becomes interesting.

Jake compares the amount of space available here with similar-sized homes farther south in Frisco that can cost substantially more.

You’re not getting that discount for nothing, though.

The tradeoff is primarily location and commute.

This isn’t simply a five-bedroom home where every available corner was turned into another bedroom.

The McKenna provides legitimate secondary living spaces.

The kitchen includes a large island with room for multiple bar stools, five-burner gas cooktop, cabinetry extending toward the ceiling and double ovens.

For a five-bedroom home designed to accommodate a larger household, those details make sense.

Double ovens become particularly useful if you host holidays or regularly entertain.

The oversized island also creates another gathering and eating area without requiring everyone to sit at the formal dining table.

Primary Suite

The primary bedroom is downstairs and oversized.

One of the standout features is the large primary closet, which Jake considers another strong point of the floor plan.

The primary suite also looked out toward open land at the time of filming.

Jake is careful to point out that buyers shouldn’t assume a current view will remain forever.

That’s particularly important in rapidly developing areas like Celina.

If you buy a home because it backs to open land, research what can eventually be built there.

A field today isn’t necessarily a field five years from now.

Huge Upstairs Media Room

The media room may be one of the McKenna floor plan’s biggest selling points.

Jake describes it as one of the largest media rooms he’s seen in homes of a similar size.

This isn’t a tiny bonus room with just enough space for a couch and television.

There’s enough room to create a legitimate home theater or entertainment area.

That becomes particularly valuable for a larger family.

Parents can use the downstairs living room while kids or teenagers have an entirely separate entertainment space upstairs.

Second Upstairs Living Area

The media room isn’t the only secondary living space.

There’s also a separate upstairs bonus/living area.

Jake notes that the room appears large enough for multiple uses, potentially including a large TV setup, game area or even pool tables depending on the configuration.

One of Jake’s biggest observations during the tour was the size of the secondary bedrooms.

Jake estimates some around approximately 11×12, 11×13 and potentially 13×13 feet, although those dimensions were his visual estimates rather than official builder measurements.

One upstairs bedroom is so large that Jake says it could almost feel like another primary bedroom.

That’s a major advantage for families with older children.

Two Bedrooms Downstairs

Another important feature is having two bedrooms downstairs.

The primary is on the first floor, along with a secondary bedroom and nearby bathroom.

That secondary downstairs bedroom could work particularly well for:

Legacy Hills’ design should provide residents with a neighborhood amenity center closer to their section while still offering access throughout the broader community.

1876 Country Club and Golf Course

One of Legacy Hills’ biggest future attractions is the planned 1876 Country Club and 18-hole golf course.

For buyers who golf, that can significantly change the lifestyle proposition.

Jake compares the concept with larger developments such as Fields in Frisco, while pointing out that Legacy Hills currently provides a substantially lower entry price.

However, buyers should distinguish between existing and planned amenities.

If the golf course or country club is a major reason you’re buying, verify the current construction status, expected completion and membership details.

27-Acre Sports Park

Legacy Hills is also planned to include a 27-acre sports park.

For families with children, that’s particularly noteworthy.

As northern Celina continues developing, having recreation built directly into the community can reduce how often residents need to drive elsewhere for activities.

Legacy Hills HOA

Jake reports an HOA of approximately $1,000 per year at the time of filming.

Considering the long-term amenity plan, Jake doesn’t view that amount as unreasonable.

But whether it’s worth it depends on the buyer.

If you’ll regularly use the amenity centers, sports park, community spaces and potentially golf-related facilities, you may see substantial value.

If you don’t care about amenities, paying an HOA for them becomes less compelling.

Legacy Hills Property Taxes

Taxes are one of the most important things to understand before buying in Legacy Hills.

This Brookshire section has a PID, or Public Improvement District.

Jake reports an effective tax rate of approximately 2.49% including the PID at the time of filming.

He estimates the PID portion separately at approximately $80–$120 per month, depending on the applicable property and home/lot size.

Instead of focusing only on the separate assessment, Jake prefers combining everything into an effective rate so buyers can more easily compare the true cost with another community.

What Is a PID?

A PID is a Public Improvement District.

For relocation buyers, the important point is simple:

It can add to your cost of owning the home.

North Texas communities can have different combinations of property taxes and special districts, including MUDs, PIDs and MMDs.

That’s why two similarly priced homes can have very different monthly payments.

Legacy Hills vs Frisco

This is where the value proposition becomes obvious.

Jake references a similar-sized home he’d toured in Frisco priced around $900,000, compared with this nearly 4,000-square-foot Legacy Hills home in the mid-$600Ks.

That’s potentially hundreds of thousands of dollars in purchase-price difference.

But Frisco provides something Legacy Hills currently can’t replicate:

Location.

The farther north you move, the more important it becomes to consider your commute.

Legacy Hills Commute to Plano

Jake estimates the current commute from Legacy Hills toward Plano at approximately 45 minutes, depending on traffic and destination.

That’s particularly relevant because Plano contains major employment areas around Legacy West and other corporate campuses.

If you’re commuting there five days a week, 45 minutes each way is meaningful.

If you’re working remotely and only driving south occasionally, it may barely matter.

That’s why two buyers with identical budgets can reach completely different conclusions about Legacy Hills.

Dallas North Tollway Extension

The future Dallas North Tollway extension is expected to improve access south from this part of Celina.

Jake believes the extension could eventually reduce the commute toward Plano substantially, potentially closer to approximately 30–35 minutes.

However, future commute times are estimates.

Buyers should never purchase a home solely because someone promises a road project will cut 15 minutes from their commute.

Make sure the location works for you today.

Treat future infrastructure improvements as potential upside.

Shopping and Groceries Near Legacy Hills

Even though Legacy Hills appears far north when looking at a map, Jake estimates most basic grocery needs are within approximately 20 minutes at the time of filming.

As northern Celina grows, more retail and commercial development is expected to move closer.

Legacy Hills itself is also planned for approximately 100 acres of commercial space.

That’s important because one of the current downsides—having fewer established conveniences immediately nearby—could change significantly as the area develops.

The Growth Is Coming Toward Legacy Hills

This is one of Jake’s main arguments for Legacy Hills.

Yes, it’s farther out today.

But Celina is growing rapidly, and Legacy Hills itself is planned to continue developing for years.

Instead of buying into an established area where most surrounding development already exists, you’re buying while much of the infrastructure, commercial space and housing is still being built.

That creates both opportunity and risk.

Potential benefits include:

  • More future shopping
  • More restaurants
  • Improved roads
  • More entertainment
  • More nearby services
  • Continued residential development

The downside is that you have to live through the construction and wait for some of those conveniences.

Legacy Hills Is a Long-Term Development
