Mustang Lakes Celina Texas: Is This Tradition Homes Floor Plan Better Than the $1.3M Home?

on October 23, 2026

If you’re looking at homes in Mustang Lakes in Celina, Texas, I’ve got an interesting comparison for you.

I recently toured a large Tradition Homes model in Mustang Lakes that was around the $1.3 million price point. It had six bedrooms, a ton of space, some beautiful architectural details, and plenty of things I really liked.

But then I toured another Tradition Homes model right across the street.

And here’s the interesting part.

I actually like this floor plan better.

Now, that doesn’t mean it’s the better home for everybody. If you need six bedrooms or more square footage, the larger home might make a lot more sense.

But if you’re looking for a home with a great kitchen, plenty of entertaining space, and a layout that doesn’t feel unnecessarily big, I think this one is definitely worth checking out.

Let me show you why.

Where Is Mustang Lakes in Celina, Texas?

Mustang Lakes is a master-planned community in Celina, near the Prosper border.

If you’re relocating to North Texas, this is one of the neighborhoods I’d put on your list to explore, especially if you’re considering Celina or Prosper.

You’ve got a variety of builders, different floor plans, community amenities, and a location that gives you access to the surrounding North Texas cities.

One thing I always tell buyers is that you really need to compare the neighborhood and the home together.

You might love a floor plan, but you also need to think about your commute, school zoning, lot size, and overall cost of ownership.

Those are all things I pay attention to when I’m helping someone compare communities.

How Much Does This Tradition Homes Model Cost?

The floor plan I toured starts just under $900,000 before upgrades.

Now, I want to be clear about something.

The model home you’re seeing in the video is not necessarily what you’re getting at that starting price.

This model has quite a few upgrades, including decorative finishes and other features that can increase the final price.

I’d expect the home as shown to cost considerably more than the starting price, but we’d need an actual builder quote to know exactly how much.

Tradition Homes offers semi-custom options, so there may be opportunities to personalize certain features if you’re building from the ground up.

That’s one reason I like helping buyers compare the different builders. It’s not just about the starting price. It’s about what you’re actually getting for your money.

Why I Like This Floor Plan More Than the Larger Home

The bigger Tradition Homes model across the street is impressive.

It’s got six bedrooms, beautiful curved archways, and a lot of square footage.

But bigger isn’t always better.

Personally, I don’t need six bedrooms. And when I look at this smaller floor plan, there are a few things that make it more appealing to me.

The kitchen is probably the biggest reason.

The Kitchen Is One of My Favorite Parts of This Home

As soon as you walk into the main living area, you can see that this house was designed with entertaining in mind.

You’ve got a huge kitchen island with plenty of seating, lots of cabinet space, and room for a large dining table.

If you have family or friends over, I think this layout would work really well.

You’ve also got a six-burner gas cooktop, KitchenAid appliances, and a farmhouse-style sink.

But what really gives this kitchen character is the ceiling.

The vaulted ceilings and wooden beams make the space feel open without making it feel cold.

And I like that.

Sometimes you walk into a big new construction home and everything feels a little too open or spread out.

This one feels more comfortable to me.

There’s a Hidden Pantry

Here’s a feature I really like.

Just off the kitchen, there’s a hidden pantry.

You also have a coffee bar area nearby, which is a nice touch.

I actually prefer this pantry to the one in the larger Tradition Homes model I toured.

It’s one of those features that might not be the first thing you notice when you’re looking at homes online, but it can make a difference when you’re actually using the kitchen every day.

If you cook a lot or like having people over, having that additional storage space is definitely something to consider.

The Backyard Is Designed for Entertaining

Now, the backyard is a little different from what some buyers might expect.

This home sits on a 65-foot lot, and the outdoor space is set up more for entertaining than having a huge grassy backyard.

You’ve got a covered patio, an outdoor fireplace, and room for a seating area.

Personally, I’d probably look at adding an outdoor kitchen or grill setup.

I’d also consider extending the patio.

And one thing I’d probably change is some of the landscaping. I’d rather have a little more grass and fewer flower beds to maintain.

But that’s just my preference.

If you have dogs or kids, you still have some usable yard space. You just need to think about how you plan to use it.

That’s something I always tell buyers when we’re touring new construction homes.

Don’t just look at the lot size on paper. Look at the actual usable backyard.

A wide lot doesn’t always mean a deep backyard, and the way the house sits on the lot can make a big difference.

A Dedicated Home Office

Another feature I like is the home office.

It’s separate from the main living area and has a view toward the back patio.

If you work from home, that’s a nice setup.

Of course, depending on what’s going on outside, that view could also be a little distracting.

But overall, I like having a dedicated space where you can close the door and get some work done.

For buyers relocating to North Texas who work remotely or have a hybrid schedule, a home office can be one of the most important rooms in the house.

The Laundry Room Has a Ton of Space

This is something I’ve noticed in the Tradition Homes models I’ve toured.

They seem to put quite a bit of thought into the laundry rooms.

And I appreciate that.

This one has a large laundry area with a sink, floating shelves, and additional storage.

Some of those finishes may be upgrades, so that’s something we’d want to confirm with the builder.

But even beyond the finishes, I like the amount of space.

It’s one of those rooms that doesn’t necessarily get much attention in listing photos, but you use it all the time.

Separate Primary Closets

Here’s another feature I really like about this home.

You have two separate primary closets.

Now, everybody has their own preference on this.

Some buyers love one huge shared closet. Others would rather have separate spaces.

Personally, I think having two closets is a pretty nice option.

Both closets have good storage, and you don’t have to worry quite as much about who’s taking up whose side.

The primary bedroom also has a small sitting area, which could work well as a reading spot.

It’s a nice little detail that gives the room some character.

The Primary Bathroom

The primary bathroom is another area where I prefer this model over the larger home.

You’ve got separate sinks, a freestanding tub, a spacious shower, and plenty of room to move around.

I also like the herringbone-pattern brick flooring and the sliding door leading into the bathroom.

And unlike the larger model I toured, this one has a makeup vanity area.

Now, there are still a few details I’d personally change.

For example, I’d prefer a built-in bench in the shower.

But overall, I like how open this bathroom feels.

It’s a good reminder that sometimes the layout and smaller details matter more than just the total square footage.

The Upstairs Bonus Room Is a Great Feature

One of the things that makes this floor plan interesting is that it’s a one-and-a-half-story home.

You’ve got most of your everyday living space downstairs, with an additional bonus room upstairs.

And I think that’s a really practical setup for the right buyer.

Maybe you’ve got kids and want a separate playroom.

Maybe you have grandkids visiting and want a space for them.

Or maybe you just want somewhere to watch a game without taking over the main living room.

You’ve got a dry bar upstairs and a half bathroom, so you don’t have to keep running downstairs.

I like that separation.

It’s another example of why I think this floor plan works well without needing the extra bedrooms and square footage of the larger home.

There’s Also a Downstairs Media Room

And if the upstairs bonus room isn’t enough, you’ve also got a downstairs media room.

Personally, I like having the media room downstairs.

I think I’d use it more often.

You can set it up for movies, sports, or whatever you enjoy watching.

And with the upstairs bonus room, you have two separate entertaining spaces without having to go with a much larger home.

That’s a big part of why I prefer this layout.

What Is It Like Living in Mustang Lakes?

Now, let’s talk about the neighborhood itself.

Because when you’re buying a home, you’re not just buying the house.

Mustang Lakes is a large master-planned community with ponds, walking trails, pools, parks, playgrounds, and other amenities.

It’s the kind of neighborhood where you can get outside, go for a walk, spend time at the pool, or enjoy the community spaces.

And there are different types of homes throughout the neighborhood, so you’re not limited to just one builder or one price range.

For some buyers, the amenities are a huge selling point.

For others, the biggest priorities are the location, schools, and floor plan.

That’s why I always recommend comparing Mustang Lakes with other neighborhoods in Celina and Prosper rather than assuming one community is automatically the best fit.

Is Mustang Lakes in Prosper ISD?

This is one of the questions I get most often about Mustang Lakes.

Parts of Mustang Lakes are zoned to Prosper ISD.

But not every home in the community necessarily has the same school assignment.

So if Prosper ISD is important to you, we need to verify the school zoning for the specific property you’re considering.

Don’t just go by the neighborhood name or assume every section is the same.

That’s especially important when you’re looking at new construction in a growing area like Celina.

Does Mustang Lakes Have a PID?

Yes, Mustang Lakes is in a Public Improvement District, or PID.

This is something I always want buyers to understand before purchasing a home here.

A PID helps pay for certain infrastructure improvements in the community, and the assessment is an additional cost to consider alongside your regular property taxes and HOA dues.

The assessment can vary depending on the property.

It’s not necessarily a reason to avoid Mustang Lakes, but it is something that needs to be part of the conversation.

When I’m helping buyers compare neighborhoods, I like looking at the full picture.

That includes the home price, property taxes, HOA, PID, builder upgrades, and other expenses.

Because the goal isn’t just to find a home you love.

It’s to find one that makes sense for your budget and how you plan to live.

Is This Home Really Better Than the $1.3 Million Model?

For me, I prefer this floor plan.

I like the huge kitchen, the hidden pantry, the vaulted ceilings, the separate primary closets, and the combination of a downstairs media room and upstairs bonus room.

I also like that it has a cozy feeling even though there’s plenty of space.

But that doesn’t mean everybody should choose it over the larger model.

If you need six bedrooms, want more square footage, or prefer the larger home’s architectural details, the $1.3 million home might be the better choice.

And that’s really the point.

The most expensive home isn’t automatically the best home for you.

You have to think about how you’re actually going to use the space.

That’s why I like comparing homes side by side instead of just looking at the price or square footage.
