If you’ve been looking at homes in Celina or Prosper, there’s a pretty good chance you’ve come across Mustang Lakes.
And there’s a reason for that.
Mustang Lakes is one of those neighborhoods that tends to get people’s attention when they’re looking at moving to this part of North Texas. You’ve got beautiful homes, community amenities, lakes, walking trails, and several different builders and floor plans to choose from.
But something I always tell buyers is that there’s a lot more to consider than just how nice a house looks.
I recently toured a Tradition Homes model in Mustang Lakes, and I wanted to share some of the things I really liked about this home, a few things I’d personally change, and what you should know if you’re thinking about buying in this community.

Mustang Lakes is located in Celina, Texas, near the Prosper border and not too far from McKinney.
One thing I like about this location is that you’re close to a lot of the growth happening in North Texas. You’ve got access to shopping, restaurants, and the surrounding cities of Prosper, Frisco, and McKinney.
And if you’re relocating here from another state, that’s something worth paying attention to.
A home might look perfect online, but you also want to understand where it sits in relation to the places you’ll be going every day.
That’s why I always recommend looking at the neighborhood itself, not just the individual houses.
One of the things that makes Mustang Lakes interesting is the variety.
You’re not looking at one builder with five or six floor plans that all look basically the same.
There are different builders, different lot sizes, different home styles, and quite a range of prices depending on what you’re looking for.
Some buyers want something that’s relatively low-maintenance. Others are looking for a larger home with a media room, home office, plenty of bedrooms, and enough space for everyone to spread out.
Mustang Lakes gives you several options to explore.
And the Tradition Homes model I recently toured is a good example of what you can find here.
This was a really impressive home.
The model we toured has six bedrooms, four and a half bathrooms, a three-car garage, and roughly 4,600 to over 5,000 square feet depending on how you configure the floor plan.
But what stood out to me wasn’t just the size.
It was how the home was laid out.
Right when you walk through the front door, you’ve got these beautiful curved archways that give the home a completely different feel from a lot of the new construction houses I tour.
And once you get into the main living area, you’ve got a ton of natural light.
The large windows and sliding glass doors really open everything up.
I also liked how the kitchen connects to the living and dining areas. If you enjoy having people over, this is the kind of layout that makes entertaining pretty easy.
The kitchen has KitchenAid appliances, double ovens, a six-burner gas cooktop, and plenty of counter space.
You’ve also got a dedicated office, which I know is important for a lot of buyers who work from home.
And then there are a few features that really make this floor plan interesting.
The primary bedroom is spacious, with plenty of room for your furniture without feeling cramped.
The bathroom has a large shower, separate vanities, and a freestanding tub.
But the closet might be one of my favorite parts of the entire house.
It’s huge.
And I really like that it connects directly to the laundry room.
That’s one of those little design decisions that might not seem like a big deal until you actually live in the home.
This floor plan also has a downstairs media room.
Personally, I like that.
A lot of the homes I tour have the media room upstairs, and there’s nothing wrong with that. But having it downstairs gives you another entertainment space without having to go up and down the stairs.
Then upstairs, you’ve got a game room with a built-in bar area and additional bedrooms.
So you’ve got quite a bit of separation between the different living spaces.
For a larger household, or someone who likes to entertain, I think that’s a pretty nice setup.
Now, here’s something I pointed out during the tour.
This model sits on an 86-foot lot, so you’ve got a nice amount of width.
But the backyard isn’t especially deep.
And that’s an important distinction.
When you hear that a home sits on a large lot, you might automatically picture a huge backyard.
That’s not always how it works.
You could potentially have room for a pool or an outdoor entertaining area, depending on the design and approvals, but you really need to look at the actual dimensions.
If having a big backyard is important to you, don’t just look at the lot width.
Look at how much usable space you’re actually getting.
That’s something I pay close attention to when I’m helping buyers compare new construction homes.
The homes are obviously a big part of the appeal, but the community itself is another reason people look here.
Mustang Lakes has a large amenity center, swimming pools, fitness facilities, walking trails, lakes, parks, and outdoor recreation areas.
And one thing I like is that it feels like a neighborhood where you can actually get out and enjoy the community.
Whether that’s walking around the lakes, spending time at the pool, or just getting outside, you’ve got options.
Now, amenities are great, but I also tell buyers to think about how much they’ll actually use them.
Some people absolutely love having all of that available.
Other buyers would rather have a bigger private backyard and fewer community features.
Neither one is wrong. It really depends on what matters most to you.
This is a question I get quite a bit.
Parts of Mustang Lakes are zoned to Prosper ISD, and there are neighborhood schools in the area.
But here’s what I always tell buyers: Verify the school zoning for the specific home you’re considering.
Don’t assume that every property in Mustang Lakes has the same school assignment.
School boundaries can vary, and they can change as the area continues to grow.
If a particular school district is important to your home search, we’ll want to confirm that before you get too far into the buying process.
Yes, Mustang Lakes is located in a Public Improvement District, or PID.
And this is definitely something you need to understand if you’re thinking about buying a home here.
A PID is used to help pay for certain infrastructure improvements within a community.
The assessment is separate from your regular property taxes and HOA dues, and the amount can vary depending on the property.
I bring this up because I don’t want buyers falling in love with a house, getting excited about the floor plan, and then finding out about additional costs later.
When we’re comparing homes in Mustang Lakes, we’ll want to look at the complete picture.
That means the home price, property taxes, HOA dues, PID assessment, and any upgrades or additional costs associated with the property.
It’s not necessarily a reason to avoid the neighborhood.
It’s just something you need to understand before making a decision.
One thing to remember when touring model homes is that the model isn’t always representative of what you’re getting at the advertised starting price.
And this Tradition Homes model is a perfect example.
There are quite a few upgrades throughout the house.
So if you love everything you’re seeing, you’ll want to find out what’s included in the base price and what’s considered an upgrade.
The same goes for builder incentives.
Builders may offer things like closing cost assistance or mortgage rate buydowns on certain homes, but those offers can change.
Sometimes an inventory home with incentives might make more sense than building from scratch.
Other times, choosing your own lot and floor plan might be worth the additional time and expense.
That’s why I like comparing the actual numbers and available options rather than just focusing on the advertised price.
I think Mustang Lakes is definitely a neighborhood worth considering if you’re looking in Celina or Prosper.
You’ve got a variety of homes, some really nice community amenities, and access to a growing part of North Texas.
But I wouldn’t tell someone to buy here just because the neighborhood looks nice.
You need to find the right house, on the right lot, at a price that makes sense for you.
And you need to understand the ongoing costs.
For example, there was a lot I liked about the Tradition Homes model.
The natural light was fantastic. I loved the curved archways, the kitchen, the downstairs media room, and that massive primary closet.
But I would’ve liked a little more backyard depth, and there were a few smaller details I’d personally change.
That’s why I enjoy walking through these homes and pointing out both the good and the things you might want to think about.
No home is perfect for everyone.
