Mirabella Prosper TX: What to Know About Prosper’s New Gated Community

on October 4, 2026

If you’re searching for luxury homes in Prosper, Texas, there’s a new gated community you’ll want to know about: Mirabella in Prosper TX.

Mirabella is planned as a roughly 190-acre community with just 288 homesites, making it very different from many of the large master-planned communities North Texas buyers are used to seeing. Instead of thousands of homes and a massive resort-style amenity package, Mirabella is being positioned around larger homesites, luxury builders, green space, and a lower-density gated environment.

For buyers considering new construction in Prosper TX, here’s what we currently know about Mirabella—and some of the tradeoffs worth considering before deciding whether it belongs on your list.

Where Is Mirabella in Prosper TX?

Mirabella is located on the east side of Prosper, north of Highway 380 and west of Custer Road.

Location is particularly important when comparing Prosper neighborhoods because the town has grown enough that living on the east side can create a very different day-to-day experience from living closer to the Dallas North Tollway.

Mirabella is approximately 4.5 miles from the Dallas North Tollway, about 3 miles from Preston Road, and roughly 7 miles from Highway 75.

That could make Mirabella particularly interesting for someone who wants access toward McKinney, Highway 75, or the eastern side of Prosper.

However, someone commuting south on the Dallas North Tollway every day may also want to compare Mirabella with Prosper communities located farther west.

Mirabella Will Have Just 288 Homes

One of the biggest things separating Mirabella from other new communities is its density.

Current plans call for approximately 288 homes across about 190 acres. Homesites are expected to range from approximately 60-foot to 100-foot lots, with some of the largest lots reaching approximately 100 feet wide by 150 feet deep.

That’s notable in a part of North Texas where many new construction communities are designed around considerably smaller homesites.

For luxury buyers, the house itself is only part of the equation. Lot size, distance between neighboring homes, traffic through the neighborhood, privacy, and the overall feel of the community become increasingly important as prices rise.

Mirabella appears designed with those buyers in mind.

Who Is Building in Mirabella Prosper?

The two builders currently associated with Mirabella are Highland Homes and Huntington Homes.

Based on information discussed with a Highland Homes representative, Highland is expected to build on approximately 60- and 74-foot homesites, while Huntington Homes is expected to build on larger 80- and 100-foot homesites. Because the community is still early in development, these details could change.

Having only two primary builders could also help Mirabella maintain a more cohesive architectural feel than some enormous master-planned communities with numerous builders and product types.

The Developer Behind Mirabella

Another important part of the Mirabella story is the developer.

Mirabella is being developed by Tellus Group, the developer associated with Windsong Ranch in Prosper.

But buyers shouldn’t assume Mirabella will simply be Windsong Ranch 2.0.

The two communities appear to be pursuing very different concepts.

Windsong Ranch is a massive master-planned community known for an extensive amenity package. Mirabella is planned as a much smaller, gated community with larger homesites and a greater emphasis on luxury and lower density.

That distinction may ultimately be one of the most important factors for buyers comparing the two.

What Amenities Will Mirabella Have?

Based on information released so far, Mirabella is expected to emphasize features such as:

  • Green spaces
  • Parks
  • Walking and biking trails
  • Gathering areas
  • A gated entrance
  • A lower-density neighborhood design

What hasn’t been announced is equally important.

At this point, Mirabella isn’t being presented around a giant resort-style amenity center or something comparable to the lagoon at Windsong Ranch.

That doesn’t necessarily make Mirabella better or worse.

It simply means buyers need to decide what they’re actually looking for from their neighborhood.

Some buyers want pools, pickleball courts, fitness centers, community events, and a huge amenity package.

Others would rather have fewer homes, larger lots, less neighborhood traffic, and more space between themselves and their neighbors.

Mirabella appears much more focused on the second buyer.

How Much Will Homes in Mirabella Cost?

Pricing is still developing.

The early information discussed in the video indicates Huntington Homes could start around $1.7 million before upgrades on its larger homesites.

Final purchase prices can be substantially different from advertised base prices once buyers account for lot premiums, structural options, design-center selections, flooring, additional bedrooms, outdoor upgrades, pools, and other customization.

Pricing for Highland Homes had not yet been released at the time of the video.

Because Mirabella is still developing, buyers should verify current pricing, available homesites, lot premiums, incentives, HOA costs, and other expenses directly before making a purchase decision.

What Will Property Taxes Be in Mirabella?

At the time of the video, Mirabella’s tax rate was showing at approximately 2%, although buyers should verify the current rate and any applicable assessments before purchasing.

That’s especially important for people relocating to Texas.

The purchase price alone doesn’t tell you what a home will actually cost each month. Property taxes, homeowners insurance, HOA dues, and special assessment districts can create meaningful differences between two similarly priced homes.

When comparing Mirabella with another Prosper neighborhood, look at the total cost of ownership, not simply the advertised price of the house.

Mirabella vs. Windsong Ranch

Mirabella and Windsong Ranch may appeal to very different buyers despite sharing a developer connection.

Windsong Ranch offers the enormous master-planned-community experience, including extensive amenities and a much larger neighborhood.

Mirabella is expected to offer a smaller gated environment with larger homesites and fewer residences.

Someone prioritizing amenities may prefer what Windsong Ranch offers. Someone prioritizing privacy, lot size and a smaller neighborhood environment may find Mirabella more interesting.

Mirabella vs. Star Trail

Star Trail in Prosper is another community luxury buyers should consider.

Star Trail is considerably more established and offers pools, tennis, pickleball, basketball, trails and larger homesites. Its location also provides easier access to the Dallas North Tollway than Mirabella.

For someone commuting toward Dallas regularly, that location difference could matter considerably.

Mirabella’s advantages are different: new construction, a gated entrance, a smaller number of homes and homesites reaching approximately 100 feet wide.

Other Alternatives to Mirabella

Buyers shopping in Mirabella’s price range shouldn’t evaluate it in isolation.

Depending on priorities, other communities worth comparing may include Windsong Ranch, Star Trail and Park Place in Prosper.

Buyers willing to go farther north into Celina may also want to compare acre-lot communities such as Redbud Gardens and Golden Ranches, particularly if land and custom construction are higher priorities.

There isn’t one Prosper or Celina community that’s automatically right for every luxury buyer.

The better question is which combination of location, commute, homesite, amenities, builder, privacy and total monthly cost best fits how you actually want to live.

Who Should Consider Mirabella Prosper TX?

Mirabella could be particularly interesting if you’re looking for:

  • Luxury new construction in Prosper
  • A gated Prosper community
  • Larger homesites
  • Highland Homes or Huntington Homes
  • A smaller, lower-density neighborhood
  • Less emphasis on massive resort-style amenities

On the other hand, buyers primarily looking for extensive amenities, the shortest possible Dallas North Tollway commute, or maximum acreage for their budget should compare Mirabella with other options before deciding.

That’s ultimately what makes Mirabella interesting.

It isn’t trying to replicate every other master-planned community in Prosper.

With only 288 planned homes, larger homesites, a gated setting and two high-end builders, it’s targeting a much more specific type of Prosper luxury buyer.
