Ramble Celina New Construction: The Problem With This 74′ Lot

on October 5, 2026

If you’re looking at Celina new construction, Ramble is one of the communities you’re probably going to come across. It offers a wide range of homes, amenities, larger lots and a lot of future development.

But even when you find the right community and the right house, you can still choose the wrong lot.

I recently toured a $949,000 new construction home in Ramble Celina TX sitting on a 74-foot lot. It’s just under 4,400 square feet with 5 bedrooms, 5.5 bathrooms, a 3-car garage and a huge backyard. On paper, there’s a lot to like.

But there are a few things about this particular homesite I’d want my buyers to think about before signing a contract.

What’s the Problem With This 74′ Lot?

The problem isn’t really the house or even the size of the lot.

It’s the location of this specific homesite.

This house sits close to one of Ramble’s future amenity areas. That’s convenient—you’ll be able to walk over and use the amenities—but it could also mean additional traffic and cars parking nearby when the amenity center is busy.

There’s also a retaining wall across the front of the property. That’s completely subjective, but personally, it’s not something I’d choose if I had another lot available with the same floor plan.

That’s an important distinction.

I like the house. I like the floor plan. I like the backyard.

I just wouldn’t automatically assume this is the best lot for this particular house.

And with new construction, you may be able to build the same floor plan somewhere else in the community.

Why the 74′ Lot Is Still Appealing

Now let’s talk about the biggest positive: the backyard is huge.

If you have kids who want to play football, want a trampoline or playset, have dogs, or eventually want to add a swimming pool, this backyard gives you options.

I’d personally extend the covered patio as well.

The home already has a large sliding glass door connecting the interior and exterior, so expanding that outdoor living area could make a lot of sense.

I’d also want drop-down shades around the covered patio. In Texas, those aren’t just about blocking the sun—they can help keep mosquitoes, flies and wasps away when you’re trying to use the space.

This is exactly why I’m a fan of the larger homesites in Ramble.

You’re getting a newer home without necessarily sacrificing the backyard.

$949K for Nearly 4,400 Square Feet

At the time I filmed the tour, this home was priced around $949,000.

The home is approximately 4,397 square feet with:

  • 5 bedrooms
  • 5.5 bathrooms
  • 3-car garage
  • Dedicated office
  • Media room
  • Secondary living/game room
  • Large primary suite
  • Multiple closets
  • Large pantry
  • Downstairs guest suite
  • Multiple storage areas
  • Large backyard

It’s a substantial house.

And when you’re comparing homes around the $1 million mark in North Texas, I think you need to look at more than square footage.

What kind of lot are you getting?

How much usable backyard do you have?

What’s around the property?

What’s being built nearby?

And what will the community look like five or ten years from now?

Those questions can matter just as much as the finishes inside the house.

Inside This Ramble Home

The interior has a lot going for it.

One of the first things I noticed was the amount of natural light. You also have two staircases, which is something I always like in a larger two-story home.

There’s a dedicated office near the front of the house that would work well if you’re working remotely.

The main living area is open to the kitchen and dining areas, and the fireplace tile extends all the way up the wall.

It’s a big house, but the floor plan still feels connected rather than like a bunch of completely separate rooms.

Kitchen and Pantry

The kitchen has a large island, plenty of cabinetry, double ovens and a dedicated coffee-bar area.

There’s also a small wine or dry-bar setup with room for a mini fridge.

The pantry is legitimately large, which makes sense in a five-bedroom house.

You also have a laundry room with a sink and additional counter and storage space. I even thought there was enough room to potentially add shelving and create something closer to an additional butler’s-pantry-style storage area.

Those aren’t necessarily the features that sell a house in a thumbnail, but they’re the things you appreciate once you’re actually living there.

Drees Did a Good Job With Storage

One thing that kept standing out throughout this house was the storage.

There are closets tucked into areas that easily could have become wasted space.

For example, Drees utilized the area underneath the second staircase for additional storage. That could also be an interior area to consider during severe weather.

Upstairs, there are additional closets that could work well for Christmas decorations, games, linens or everything else that eventually accumulates when you own a nearly 4,400-square-foot house.

It’s a small detail, but I like when builders think about how people actually use a house.

Primary Bedroom and Bathroom

The primary bedroom is large without feeling unnecessarily oversized.

I’ve toured homes where the primary bedroom is enormous simply for the sake of adding square footage. I’d rather have those square feet somewhere I’m actually going to use them.

The primary bathroom has dual vanities, a tub, a large shower with a long bench and two closets.

The two primary closets are also fairly similar in size, which gives you a lot of usable storage without one person getting stuck with a tiny secondary closet.

Upstairs Living and Media Areas

Upstairs gives you even more flexibility.

There’s a dedicated media room along with another bonus room that could become a secondary living room, kids’ playroom, school room or whatever fits your lifestyle.

That’s something I like about these larger Ramble floor plans.

You’re not buying five bedrooms and then forcing every other activity into the downstairs living room.

There are separate areas where people can spread out.

Downstairs Guest Suite

One of my favorite rooms in the house is actually the secondary bedroom downstairs.

It’s a large bedroom with a big closet and its own en-suite bathroom.

If you regularly have guests, that’s obviously useful.

It could also work well for a family member who wants more privacy without having to go upstairs.

When you’re looking at a five-bedroom house, I’d pay attention to where those bedrooms are located—not simply how many bedrooms are listed on the spec sheet.

Why People Are Looking at Ramble Celina TX

The house is only part of the story here.

Ramble is a newer Celina community that’s going to continue developing for years.

During this tour, I discussed an 18-acre lake, walking trails and multiple planned amenity areas. One fitness center and pool area was under construction near this particular home when I filmed, with another fitness center planned farther into the community’s buildout.

There’s also planned workspace within the amenity area.

That’s part of why I think Ramble is interesting for someone who works remotely.

You can get a larger new construction home, have a dedicated office inside your house and eventually have additional community spaces nearby.

Ramble’s Location Is Still a Tradeoff

Ramble isn’t going to make sense for everyone.

If you’re commuting into Dallas every single day, I’d look carefully at that drive before buying here.

During the tour, I specifically said that Ramble wouldn’t necessarily be my first recommendation for someone making a daily Dallas commute, depending on where they’re going and what commute they’re accustomed to.

This is where buyers sometimes get distracted by the house.

You tour a beautiful home with five bedrooms, a huge backyard and all the finishes you want, and suddenly you’re convincing yourself that the commute won’t bother you.

Drive it first.

A house can be great and still be in the wrong location for your lifestyle.

Ramble Has Homes at Very Different Price Points

Another reason I’ve been creating so much content around Ramble is the variety.

During this tour, I discussed homes starting around 1,700 square feet and roughly the $400Ks, with larger products extending beyond $1 million.

That’s a wide range within one community.

You have buyers looking at smaller homes who may be purchasing for the first time, and then you have buyers looking at 74′ and 84′ lots with significantly larger homes.

That gives Ramble the potential to appeal to buyers at different stages without requiring them to leave the community as their housing needs change.

What About Ramble’s Future 1-Acre Lots?

This is one of the most interesting parts of Ramble’s future development.

At the time of filming, I had been told the future 1-acre lots could begin becoming available around late 2027 or early 2028.

That timeline can absolutely change, so I wouldn’t make a buying decision today based on an estimated future release date.

But if you’re specifically looking for acreage and love the concept of Ramble, it’s something worth following.

I also mentioned during the tour that I have other one-acre communities around Celina that buyers can consider if they don’t want to wait.

74′ vs 84′ vs Future 1-Acre Lots

This is where I’d start with lifestyle rather than simply buying the largest lot you can afford.

If this 74′ backyard gives you enough room for the pool, playset, dogs and outdoor living area you want, do you actually need an acre?

Maybe not.

On the other hand, if you want a detached shop, significantly more separation between homes or just substantially more land, waiting for an acre—or considering another Celina acreage community—might make more sense.

The number on the lot isn’t the goal.

Getting enough usable land for how you actually want to live is the goal.

Don’t Skip an Inspection Because It’s New Construction

I also noticed a few small cosmetic items while touring this home, including an area with missing grout and another spot upstairs where a repair was being completed.

Neither automatically means there’s some major problem with the house.

That’s normal stuff to identify and address.

But it’s also why I recommend inspections on new construction.

Brand new does not mean perfect.

You still want someone representing your interests looking at the property and identifying items that need to be addressed before closing.

The House Isn’t the Problem

That’s ultimately my takeaway from this particular Ramble home.

I like the floor plan.

I really like the backyard.

I like the amount of storage.

And I think having nearly 4,400 square feet, five bedrooms and multiple living areas gives a buyer a lot of flexibility.

The question is whether this specific lot location works for you.

Maybe being across from the amenity center is a huge advantage because you want to walk there constantly.

Maybe you don’t care about the retaining wall.

In that case, the things I see as potential downsides may actually be irrelevant to you.

That’s why I don’t think there is one “best” lot for everyone.

There is a best lot for what you care about.
