5 Best Master-Planned Communities in North Dallas: Frisco, Prosper & Celina

on September 20, 2026

If you’re moving to North Dallas and looking at new construction, one of the hardest decisions may not be choosing a house. It may be choosing the right master-planned community.

Frisco, Prosper and Celina are filled with communities offering resort-style pools, trails, pickleball courts, fitness centers, parks and impressive new homes. But despite how similar they can look online, they can provide very different lifestyles.

In this guide, I’m comparing five North DFW master-planned communities: Ramble in Celina, Fields of Frisco, Star Trail in Prosper, The Grove in Frisco and Light Farms in Celina.

Rather than simply ranking them, I’ll explain what makes each community different, the type of lifestyle it offers and the trade-offs you should understand before buying.

What Are the Best Master-Planned Communities in North Dallas?

Five communities buyers relocating to North Texas should know about are:

  1. Ramble – Celina, TX
  2. Fields of Frisco – Frisco, TX
  3. Star Trail – Prosper, TX
  4. The Grove Frisco – Frisco, TX
  5. Light Farms – Celina, TX

There isn’t one community that’s automatically the best for every buyer. Someone prioritizing convenience and proximity to Frisco may reach a completely different conclusion than someone who wants more space, newer construction or a community that’s already established.

Here’s how they compare.

1. Ramble in Celina TX: New, Nature-Focused Living

Ramble in Celina TX is one of the newest communities on this list, and that’s a major part of its appeal.

Rather than trying to fit as many amenities as possible into the neighborhood, Ramble was designed around the existing landscape.

The community is planned for roughly 1,300+ acres and approximately 4,200 homes at buildout. The plan incorporates extensive parks and natural areas, trails, lakes and mature trees that were preserved throughout portions of the development.

What Makes Ramble Different?

Ramble is heavily focused on creating a community lifestyle.

The neighborhood includes or plans features such as interconnected walking trails, lakes and ponds, a community coffee shop, recreational areas, community events and future schools.

A particularly important design feature is connectivity. The trail system is intended to connect different portions of the neighborhood so residents can access community amenities without every trip requiring a car.

Who Should Consider Ramble?

Ramble could be worth considering if you want:

  • New construction
  • A nature-focused community
  • Extensive trails and outdoor spaces
  • Community events and amenities
  • A Celina location
  • To get into a community relatively early in its development

It’s especially worth investigating if you work remotely or have a hybrid schedule and don’t need to commute south every day.

What’s the Trade-Off With Ramble?

You’re early.

That’s both the attraction and the downside.

Some of the community and surrounding infrastructure is still developing. Certain conveniences and amenities that are part of the long-term vision may not exist when you initially move in.

With Ramble, you’re buying into the beginning of a community’s lifestyle rather than the finished product.

2. Fields of Frisco: A Community Built Around Convenience

If Ramble is about nature and getting in early, Fields of Frisco represents something different.

Fields is a massive development of roughly 2,500 acres with plans for thousands of homes alongside significant office, retail, entertainment, parks, trails and open space.

Its location near PGA Frisco and other major development is a significant part of the appeal.

What Makes Fields of Frisco Different?

Fields isn’t simply being developed as a collection of neighborhoods.

The larger vision is to create an environment where people can live, work, shop, eat and find entertainment within the same general area.

That means the real attraction isn’t necessarily the house.

It’s everything surrounding the house.

For someone relocating to North Texas who values convenience, that can be a major advantage.

Who Should Consider Fields of Frisco?

Fields may appeal to someone who wants newer construction but doesn’t want to move as far north as Celina.

It could also make sense if you value having restaurants, employment, entertainment and other everyday conveniences relatively close to home.

What’s the Trade-Off With Fields?

Development.

A significant vision exists for Fields, but buyers should distinguish between what’s already completed, what’s currently under construction and what’s still planned.

This applies to any developing North Texas community:

Don’t buy solely because of a rendering.

Buy because what exists today works for your lifestyle. Treat future development as potential upside rather than something your decision absolutely depends upon.

3. Star Trail in Prosper TX: Established Luxury With Tollway Access

Star Trail in Prosper provides a different balance.

The community has a more established feel than some of the newest developments while still offering newer and luxury housing options.

Star Trail features pools, pickleball and tennis courts, trails, parks and gathering spaces. It also offers convenient access to the Dallas North Tollway.

What Makes Star Trail Different?

Location and overall community feel are two major differentiators.

Star Trail can appeal to someone who wants an upscale Prosper community without necessarily being one of the first residents moving into a brand-new development.

Its proximity to the Dallas North Tollway can also be significant for buyers who regularly travel south.

What About MUD and PID Taxes?

Another point discussed in the video is that Star Trail is not in a MUD or PID.

That’s important because comparing two similarly priced North Texas homes doesn’t necessarily mean comparing two similar monthly payments.

Property-tax rates, MUD/PID assessments and HOA dues can create meaningful differences in ownership costs between communities.

What’s the Trade-Off With Star Trail?

Price.

You’re paying for the Prosper location, established community, amenities and Tollway access.

Someone primarily trying to maximize home size for the money may find more options farther north.

Someone who places a higher value on location and reducing drive time may view that premium differently.

4. The Grove Frisco: Newer Homes in an Established Location

The Grove Frisco offers something that’s becoming harder to find: newer construction surrounded by already-established cities and conveniences.

The community sits near the Frisco, McKinney, Allen and Plano area and is approximately 735 acres, with significant open space, planned trails, multiple pools and community gathering spaces.

What Makes The Grove Different?

Location.

You don’t have to move as far north to find newer housing and master-planned-community amenities.

For someone working in Frisco, Plano or surrounding employment centers, that can mean substantially different everyday driving compared with living farther north.

The Grove also offers a range of housing, from townhomes to larger luxury properties.

The Grove Amenities

Community amenities discussed in the video include trails, pools, fitness facilities, pickleball, gathering spaces, green space and the Orchard House.

Because The Grove is smaller than several communities on this list, it may also appeal to someone who wants amenities without living inside an enormous development.

What’s the Trade-Off With The Grove?

House versus location.

The same budget may buy more house farther north in Celina.

The question is whether that additional space is worth potentially adding more driving to your everyday life.

You’re effectively deciding how much you value space versus time.

5. Light Farms in Celina TX: An Established Celina Community

Light Farms in Celina is almost the opposite of Ramble.

Instead of moving into a community at the beginning of its development, Light Farms gives buyers the opportunity to see much more of the finished product.

Development began years ago, and the community is substantially more established today.

What Makes Light Farms Different?

The community already has an established lifestyle.

Light Farms includes extensive trails, ponds, green space, pools, fitness amenities and community events.

But one of its biggest differentiators isn’t necessarily the physical amenities.

It’s that residents actually have an established community around those amenities.

For someone relocating from another state, that can matter. You’re leaving friends, neighbors, routines and familiar places behind. Moving into a community with an active social environment may make that transition easier.

Light Farms vs. Ramble

These two Celina communities illustrate why choosing a neighborhood solely by its amenity list doesn’t work.

Ramble represents possibility. Light Farms represents an established community.

Ramble allows you to get in earlier and watch the neighborhood develop.

Light Farms allows you to drive through today and see much more clearly what everyday life already looks like.

Neither approach is automatically better. They appeal to different buyers.

Ramble vs. Fields vs. Star Trail vs. The Grove vs. Light Farms

Here’s the easiest way to understand the differences.

Ramble: Consider it if you want newer construction, nature, extensive amenities and are comfortable getting into a Celina community early.

Fields of Frisco: Consider it if convenience, major surrounding development and proximity to Frisco amenities are high priorities.

Star Trail: Consider it if you want an upscale Prosper community, strong amenities and convenient Dallas North Tollway access.

The Grove: Consider it if you want newer construction while staying closer to established Frisco, Plano, Allen and McKinney conveniences.

Light Farms: Consider it if you want a more established Celina master-planned community where the amenities and community lifestyle are already easier to evaluate.

How Do You Choose the Right North Texas Master-Planned Community?

Don’t start with the swimming pool.

Before touring houses, write down what you actually want your everyday life to look like.

How long are you willing to commute? Where do you work? How often do you go into the office? How close do you want groceries and restaurants? Do you want new construction or an established neighborhood? Do you actually use community amenities? How important are trails and outdoor spaces?

Then evaluate communities against those priorities.

A beautiful clubhouse might impress you for an afternoon.

Your location affects you every day.

That’s why I tell relocation buyers to choose the lifestyle and community before getting emotionally attached to a particular house.

Moving to Frisco, Prosper or Celina TX?

Choosing between Frisco, Prosper and Celina is only the beginning.

Two communities located within the same city can provide completely different experiences depending on their location, development stage, amenities, taxes and surrounding infrastructure.
