Between the resort-style amenities, larger homesite options, newer construction, included front-yard maintenance, and access to the Collin County Outer Loop, Parks at Wilson Creek offers a combination that can be difficult to find in other Celina TX neighborhoods.
I recently toured a Highland Homes Verona floor plan in Parks at Wilson Creek. It’s a large one-story home on a 74-foot homesite that starts around $858,000 at the time of my tour. But the house itself isn’t the only reason buyers should know about this neighborhood.
Here’s what makes Parks at Wilson Creek different—and what you should consider before buying a home here.

Parks at Wilson Creek is located in Celina, Texas, near the Collin County Outer Loop.
That location is worth paying attention to if you’re moving to Celina but need access to other parts of North Texas.
The Outer Loop provides connectivity toward Highway 75, Preston Road, and the Dallas North Tollway. This can be especially helpful for buyers commuting toward McKinney or the Highway 75 corridor.
When comparing the best neighborhoods in Celina TX, I recommend looking at more than the distance on a map. The roads you’ll actually use every day can have a major impact on where you should live.
Amenities are one of the biggest reasons Parks at Wilson Creek stands out.
At the time of my tour, the community had amenities including:
One thing I particularly like is that many of these amenities already exist.
That’s important.
When you’re buying new construction in Celina, you’ll sometimes see impressive plans for future amenities. But planned and completed aren’t the same thing.
If amenities are one of the main reasons you’re choosing a master-planned community, knowing what you can actually use today should be part of your decision.
The HOA is another major differentiator.
At the time of my tour, the HOA was approximately $143 per month.
At first glance, that may seem higher than some nearby Celina neighborhoods. However, you need to consider what’s included.
The HOA includes maintenance of the front and side yards, including services such as:
You’re still responsible for maintaining your backyard.
For someone who wants the benefits of a single-family home without spending as much time maintaining the front yard, this could be a major advantage.
I wouldn’t compare HOAs based solely on which community has the lowest fee. Compare what you’re actually receiving for that money.
Cross Creek Meadows is another nearby Celina neighborhood that buyers may consider.
During my tour, I discussed how its HOA was roughly $900–$1,000 per year based on my recent experience with the community, while Parks at Wilson Creek was higher annually.
However, Parks at Wilson Creek includes front and side yard maintenance.
There are also differences in amenities and homesite options. Parks at Wilson Creek offers larger 74-foot homesites, which may appeal to buyers wanting a wider lot and larger home.
Neither community is automatically “better.”
The right choice depends on whether you’d rather prioritize things like a lower HOA, larger lots, amenities, lawn maintenance, home options, or other factors.
That’s why comparing Celina neighborhoods side-by-side is so important.
Another reason Parks at Wilson Creek is different is its larger homesite options.
The Highland Homes model I toured sits on a 74-foot lot.
A wider lot can give a home a completely different feel compared with the 40-, 50-, or 60-foot lots commonly found in newer North Texas developments.
But width isn’t everything.
The particular model I toured had a very wide lot, but the backyard wasn’t exceptionally deep.
That’s something buyers sometimes overlook when choosing a new construction homesite.
Don’t simply ask:
“How wide is the lot?”
Also look at:
A 74-foot lot doesn’t automatically mean you’ll have an enormous backyard.
This is one of those details that can seem insignificant when you’re standing inside an air-conditioned model home.
Then August arrives in Texas.
When selecting a lot in Parks at Wilson Creek—or any new construction community in Celina—pay attention to the direction the backyard and patio will face.
The home I toured had large sliding doors connecting the interior to the backyard.
That’s a fantastic feature, but if outdoor living is important to you, the direction of the afternoon sun can dramatically affect how comfortable that patio feels during the hottest months.
Lot orientation is one of the things buyers should consider before signing a new construction contract, not after the home is already built.
The home featured in my Parks at Wilson Creek tour was the Highland Homes Verona.
At the time of the tour, the Verona started around $858,000.
The floor plan offers more than 3,300 square feet in a one-story configuration with:
That’s a lot of house without needing a second floor.
The model itself was heavily upgraded, and I estimated that a home equipped similarly to the model could potentially be around $1.05 million to $1.15 million. That’s an estimate from the tour rather than a quoted builder price, so buyers should get current pricing directly for the specific home and upgrades they’re considering.
There’s a small design detail in the Verona that I really liked.
The primary closet is positioned near the laundry room and garage.
You can come into the house from the garage, access the closet and laundry area, and move into the primary bathroom and bedroom.
It’s one of those floor-plan decisions that doesn’t necessarily stand out on a builder’s website but can make the home more functional in everyday life.
The Verona also has an open kitchen, dining, and living area that keeps the main gathering spaces connected.
For buyers specifically searching for a large one-story home in Celina TX, this is a floor plan I’d consider touring.
Buyers also need to understand the complete cost of owning a home here.
At the time of my tour, I discussed a tax rate of approximately 2.01%.
Parks at Wilson Creek also has a PID assessment.
The PID assessment can differ depending on the property and lot, so buyers should verify the exact assessment associated with a specific home rather than assuming every property will have the same cost.
This is particularly important when comparing Celina TX neighborhoods.
Two $850,000 homes can have different monthly costs because of differences in:
Purchase price is only one part of the equation.
The Verona model also demonstrates why buyers need to understand builder upgrades.
Model homes are designed to impress. They can include flooring, cabinetry, structural changes, lighting, sliding doors, and other options that aren’t included in the advertised starting price.
For example, I discussed large sliding doors during this tour. Based on pricing I’ve encountered at other Highland Homes models, an upgrade like that can be substantial.
Structural upgrades are often worth considering during construction because adding them after closing could require significant demolition and reconstruction.
Cosmetic upgrades can be different.
Depending on builder pricing, certain flooring, lighting, fixtures, or finishes may make more sense to change after closing.
Every builder is different, so this needs to be evaluated individually.
It could be for the right buyer.
I’d especially consider Parks at Wilson Creek if you want:
However, it won’t automatically be the best Celina neighborhood for everyone.
If minimizing HOA expenses is your biggest priority, another community may make more sense.
If you don’t care about amenities, you may be paying for features you won’t use.
If you want an extremely deep backyard, you’ll need to evaluate individual homesites carefully rather than choosing based solely on lot width.
The “best neighborhood” is the one that matches your priorities.
Celina has enough new construction communities that buyers can quickly become overwhelmed.
Instead of trying to pick your favorite model home first, I prefer a process of elimination.
