Jake Inderman recently toured a Perry Homes model in North Sky with approximately 3,200 square feet, five bedrooms, four-and-a-half bathrooms, a dedicated office, formal dining room and an impressive upstairs media and game-room setup. At the time of filming, the base floor plan was approximately $717,000 before many of the upgrades shown in the model.

North Sky is a newer master-planned community in Celina with several builders and a wide range of price points.

Jake’s tour highlights Perry Homes, American Legend Homes and Taylor Morrison as builder options within the community. Perry and American Legend generally occupy the more premium side of the community, while Taylor Morrison provides options at lower price points.

At the time of filming, Jake described North Sky home prices as ranging from the high $300Ks into the high $700Ks, depending on builder, floor plan, lot and upgrades.

That range gives relocation buyers several options without having to leave the neighborhood.

What Does This Perry Homes Floor Plan Offer?

The Perry Homes model Jake toured is designed for buyers who need substantially more space than a typical starter home.

The home features approximately:

Jake highlights the circular architectural detail above the entry, wood beams and hanging chandelier that create a much more dramatic first impression.

You’re also greeted by a formal dining room.

Formal dining has disappeared from many newer floor plans as builders prioritize open-concept living, so buyers who still want a dedicated space for sit-down meals may appreciate having it here.

Dedicated Home Office

The home also includes a dedicated office.

For remote and hybrid workers, that means you don’t have to sacrifice one of the five bedrooms to create a workspace.

And if you don’t need a formal office, the room could potentially serve another purpose depending on how you use the home.

That’s one of the themes throughout this floor plan: there are enough separate spaces to adapt the house to your lifestyle.

Kitchen and Main Living Area

The kitchen opens directly into the main living area and includes features such as a six-burner gas cooktop, substantial counter space and a double oven in the model Jake toured.

There’s also a good-sized pantry and an additional counter area that could work particularly well as a coffee station.

Jake liked the overall proportions of the kitchen and living space.

The living room isn’t unnecessarily enormous, but it doesn’t feel cramped against the kitchen and breakfast area either.

That’s an important distinction.

More square footage isn’t always better if the additional space is allocated poorly.

This floor plan does a good job of spreading that space across the rooms buyers are likely to actually use.

Downstairs Primary Bedroom

The primary bedroom is downstairs and features extremely tall ceilings and plenty of natural light.

For a two-story home, a first-floor primary suite is an important feature for many buyers.

It keeps the owner’s suite separated from much of the upstairs activity while eliminating the need to use the stairs every time you go to the bedroom.

Primary Bathroom

The primary bathroom includes both a separate shower and tub.

Jake specifically liked the shower bench and the separation created by the tub’s placement within the bathroom.

The primary suite also provides two closets, giving buyers separate storage areas.

It’s another example of this home prioritizing functionality rather than simply maximizing bedroom count.

Downstairs Guest Suite

Another useful feature is the secondary bedroom tucked away on the first floor.

Because it’s separated from much of the main activity, Jake points out that it could work particularly well for:

Don’t Confuse the Model Price With Your Actual Price

This is one of the most important lessons from Jake’s tour.

At the time of filming, Jake reported the base floor plan at approximately $717,000.

But the model includes upgrades.

Jake estimated that recreating the home with many of the finishes and upgrades shown could push the total into approximately the mid-to-high $700Ks.

That’s why relocation buyers should never walk through a model, hear the base price and assume that’s what the finished house they’re looking at costs.

How Much Should You Budget for New Construction Upgrades?

Jake gives buyers a useful general guideline:

Consider leaving approximately 10%–20% of the home’s price available for upgrades, depending on the builder and what you want.

For example, if your absolute budget is $600,000, looking at a $600,000 base-price floor plan may leave very little room for the structural and design options you actually want.

Instead, you might target a lower base price and preserve room in the budget.

Of course, not every buyer will spend 10%–20%, and some inventory homes already include substantial upgrades.

But you need to understand the difference between:

Base price + lot premium + structural options + design upgrades + other costs.

The model-home price isn’t necessarily your price.

North Sky Lot Sizes

North Sky provides multiple lot sizes.

Jake confidently identifies 40-, 50- and 55-foot lots during this particular tour and notes there may also be larger options depending on the section.

Different builders and floor plans will be available on different homesites.

But don’t automatically assume bigger is better.

Lot orientation, neighboring properties and what’s behind your backyard can sometimes matter more than an extra few feet of width.

Backyard Direction Matters in Texas

This is one of Jake’s biggest recommendations for relocation buyers.

Pay attention to which direction your outdoor living area faces.

Jake filmed this home around 3 p.m. on a roughly 100-degree Texas afternoon.

Despite the heat, the covered patio remained shaded.

Add ceiling fans and suddenly the outdoor space becomes significantly more usable during summer.

Put the same floor plan on a lot receiving intense afternoon sun and your experience could be completely different.

You can change countertops.

You can change flooring.

You can’t rotate your lot after closing.

Covered Patio and Backyard

The model’s backyard includes a covered patio with fans, outdoor gas hookup, turf, fire-pit area and plenty of usable green space.

Jake also notes that buyers could potentially use the space differently, including creating room for a pool depending on the homesite.

But there’s an important disclaimer.

The model backs to a road and has a brick wall.

That doesn’t mean every home with this floor plan will have the same backyard setup.

Many homesites may instead have traditional fencing.

That’s why buyers should separate the floor plan from the lot when touring a model home.

Laundry-Room Location

Jake also points out one potential negative.

The laundry room is on the opposite side of the home from the primary bedroom.

For Jake, that’s not a major issue.

For some buyers, it absolutely is.

If having the laundry room directly connected to or immediately outside the primary closet is a must-have, there are other North Texas floor plans that provide that configuration.

This is why defining your priorities before touring homes is so important.

North Sky HOA

At the time of Jake’s tour, North Sky HOA dues were approximately:

HOA dues can change, so current figures should always be verified before purchasing.

North Sky Amenities

North Sky provides many of the amenities relocation buyers expect from a newer Celina master-planned community.

For dog owners, the gated dog park can also create an easy way to meet neighbors while giving pets somewhere to run.

Where Is North Sky in Celina?

North Sky’s location is one of its advantages compared with some communities farther north.

Jake describes North Sky as being toward the southern side of Celina rather than in the far northern portions of the city.

That matters because Celina is geographically large.

Two communities with Celina addresses can have very different access to grocery stores, restaurants, major roads and employment centers.

North Sky to Downtown Celina

Jake estimates North Sky at less than approximately 10 minutes from Downtown Celina.

Downtown Celina provides the historic square, local restaurants, shops and community events.

For relocation buyers who like the idea of Celina’s small-town downtown atmosphere but still want a newer master-planned neighborhood, that proximity can be attractive.

North Sky to H-E-B

Jake estimates H-E-B at approximately 15 minutes from North Sky.

That may seem like a minor detail, but grocery-store access becomes surprisingly important when comparing Celina communities.

Some neighborhoods farther north can require significantly longer drives for everyday errands.

North Sky vs Farther North Celina Communities

This is one of the biggest location considerations.

Move farther north and buyers may find additional options, larger lots or different price points.

But everyday convenience can decrease.

North Sky provides something of a middle ground:

Celina new construction without being as far removed from existing conveniences.

As development continues moving north, that equation may change.

But buyers should evaluate the community based on what exists today—not solely what may eventually be built.

Perry Homes vs American Legend vs Taylor Morrison

North Sky gives buyers several builders to compare.

Jake identifies Perry Homes and American Legend as more premium options within the community while Taylor Morrison can provide a lower entry price.

That doesn’t mean one builder is automatically “better.”

Instead, compare:

  • Floor plans
  • Base prices
  • Included finishes
  • Upgrade costs
  • Inventory homes
  • Lot premiums
  • Warranty
  • Current incentives
  • Construction timelines

A lower base price doesn’t necessarily mean a lower finished price.

And a higher base price doesn’t automatically mean a builder is outside your budget if more features are included from the beginning.

Think about the laundry-room location.

Think about the upgrades you’ll actually use.

And most importantly, understand the difference between the advertised base price and what the home you actually want will cost.

Those decisions can have a bigger impact on how much you enjoy your home than the flashy upgrades that initially get your attention.
