That range is useful because buyers aren’t locked into one type of property simply because they like North Sky.
You can potentially compare smaller, more affordable homes against larger move-up options without leaving the community.
North Sky offers a broad range of prices.
During Jake’s tour, he described options potentially ranging from the high $300Ks or $400Ks into the mid-to-high $700Ks, depending on the builder, floor plan, lot and current inventory.
That makes North Sky interesting for several different types of buyers.
Someone entering the new-construction market may consider one of the smaller floor plans, while a move-up buyer could look at Perry’s larger options.

If you plan to spend afternoons outside grilling, entertaining or watching your kids in the backyard, think carefully about lot orientation.
A west-facing outdoor living area can receive intense afternoon sunlight.
Jake recommends considering this before choosing your lot because it’s something you can’t change later.
The main living area is one of this Perry Homes floor plan’s strongest features.
The kitchen opens directly into the living and dining spaces, creating good sightlines throughout the center of the home.

Storage isn’t the most exciting feature during a model-home tour, but it often becomes one of the most appreciated features after moving in.

One small negative is the lack of a dedicated makeup vanity, although Jake points out that there’s enough room to create one either in the bathroom or bedroom if it’s important to the buyer.

You don’t need every home to have every feature.

Instead of one shared primary closet, the suite provides two separate closets.
Some buyers will love having completely separate storage.

That may not sound remarkable to someone relocating from a dense urban area.
But Celina covers a large geographic area.
Some communities can put you 20–25 minutes from major grocery options, so location within Celina matters.
North Sky is still in Celina.
That means you’re farther north than Frisco and much of Prosper.
Jake estimates many major employment areas at roughly 30 minutes away, while Downtown Dallas could be approximately 45 minutes to an hour, depending on traffic and destination.
That’s one of the biggest tradeoffs buyers need to consider.
You’re getting more home for your money partly because you’re farther from the established employment centers to the south.
Location.
Jake estimates that putting a comparable new-construction floor plan in Prosper or Frisco could potentially add $100,000–$200,000 to the price, depending on the specific location and community.
That doesn’t mean North Sky is automatically a better value.
It means you’re making a trade.
You may get:
More house
Newer construction
More options
But potentially accept:
Longer commute
Less nearby retail
More surrounding development
For remote and hybrid workers, that trade can become especially compelling.
For someone commuting into Dallas five days per week, it may not.
Celina continues developing rapidly.
That means more residential development, infrastructure and commercial growth can move toward areas that currently feel farther from established shopping and employment.
But buyers should be careful with this argument.
Don’t buy solely because someone promises everything will eventually be five minutes away.
Future development can change.
Instead, make sure you’re comfortable with the community as it exists today, then treat future convenience as a potential bonus.

“Is North Sky worth it?”
It’s:
“Does living farther north give me enough additional home and lifestyle benefits to justify the commute?”
