But the house is only part of the reason Ramble is interesting.

Where Is Ramble in Celina TX?

Ramble is located in Celina near Preston Road/Highway 289, one of the primary north-south routes through this part of North Texas.

Preston Road runs roughly parallel to the Dallas North Tollway, giving residents another option for traveling south without necessarily paying tolls.

The tradeoff?

You’ll generally deal with more stoplights and traffic than taking the Tollway.

For buyers relocating to Celina, location should be one of the first things you evaluate—not something you consider after finding a house you love.

As Jake explains in the tour, it doesn’t matter how beautiful the home is if the location doesn’t work for your lifestyle.

Ramble’s Location Is a Tradeoff

Ramble is farther north than communities such as Light Farms, Mosaic and Cambridge Crossing.

That can potentially help your housing budget stretch farther.

But you’ll also need to consider how frequently you’re traveling south toward:

Highland Homes is one of the builders buyers can consider within Ramble.

The model Jake toured sits on a 50-foot lot and offers roughly:

  • Large covered outdoor living area

The base floor plan was approximately $700,000 at the time Jake filmed the tour.

Because the model included significant upgrades, Jake estimated the model itself would likely be above $800,000, while a similar build might potentially land somewhere in the high $700,000s to low $800,000s depending on selections.

Builder pricing, incentives and inventory change frequently, so buyers should always verify current numbers.


50-Foot Lots in Ramble

Don’t dismiss this home simply because it’s on a 50-foot lot.

One thing Jake specifically liked about Ramble was the depth of the homesites.

The Highland model still had substantial backyard space despite sitting on a 50-foot product.

That’s an important lesson for anyone comparing new construction.

Lot width doesn’t tell you how large your backyard will be.

A 50-foot lot that’s particularly deep can potentially give you more usable outdoor space than a wider but shallower homesite.

For buyers who like watching football outside, grilling or entertaining friends and family, this is one of the floor plan’s strongest features.

And because the lot has good depth, you’re not necessarily sacrificing the entire backyard to get the covered patio.

The HOA deserves some explanation because simply looking at the annual number doesn’t tell the whole story.

Jake discussed HOA dues of roughly $2,100–$2,200 for the 50-foot lots at the time of filming.
