The Grove Frisco TX: Is It Really Worth the Hype?

If you’re considering moving to Frisco TX, you’ve probably come across The Grove Frisco.

It’s frequently mentioned as one of the best master-planned communities in Frisco, and on paper, it’s easy to understand why: newer homes, multiple builders, parks, trails, green spaces, community amenities and a location that keeps you relatively close to everything Frisco has to offer.

But is The Grove Frisco TX actually worth the hype?

That’s the question relocation buyers should be asking.

Because a neighborhood can look incredible online and still not be the right fit once you understand the location, lot sizes, HOA, commute and day-to-day lifestyle.

I recently broke down The Grove specifically from the perspective of someone relocating to North Texas—including what makes the community different, what homes cost, who should consider living here and who probably shouldn’t.

Where Is The Grove Frisco?

The Grove is a master-planned community located in northeast Frisco, Texas.

One of its biggest advantages is the balance between accessibility and residential feel.

You can get relatively quick access toward major roads and the Dallas North Tollway while still living in a neighborhood that’s somewhat removed from the major traffic corridors.

That distinction matters.

You don’t necessarily want your house directly beside the road you use to commute every morning.

Being tucked farther into a residential area can mean less through traffic and road noise while still allowing you to get where you need to go relatively quickly.

The Grove’s Hidden Location Advantage

When relocation buyers compare Frisco neighborhoods, they understandably focus on commute times.

But location affects more than your morning drive.

It changes how the neighborhood feels every day.

The Grove’s location can provide:

  • Less through traffic
  • A quieter residential atmosphere
  • Access toward major Frisco roads
  • Proximity to shopping and dining
  • Access toward PGA Frisco
  • Convenient routes toward other parts of North Texas

If you want the conveniences of Frisco without feeling like you live directly in the middle of the busiest commercial areas, that’s one of The Grove’s strongest selling points.

The Grove Was Designed Around Green Space

This is where I think The Grove starts separating itself from a typical newer subdivision.

The homes weren’t simply built first with amenities added afterward.

The community was designed around green spaces, trails, parks and connectivity.

That changes the lifestyle.

You see people walking.

You see dogs out on the trails.

Kids can ride bikes.

Residents naturally cross paths with one another.

For buyers relocating from another state who don’t already have a social circle in North Texas, that can be more valuable than it sounds.

What Is Living in The Grove Frisco Like?

I’d describe The Grove as an active, community-oriented neighborhood.

The trail system connects residents with parks, playgrounds and green spaces rather than having every amenity isolated in one corner of the development.

That’s particularly useful because you don’t necessarily need to get in your car every time you want to use an amenity.

Some North Texas master-planned communities are enormous.

The amenities might look great on a map, but depending on where your house is located, you could be surprisingly far away from them.

The Grove feels more integrated.

The Grove Amenities

The Grove’s lifestyle revolves heavily around its shared spaces.

In the video, I highlighted:

  • Trails
  • Parks
  • Playgrounds
  • Green spaces
  • Community gathering areas
  • Outdoor recreation

The important distinction isn’t simply that these amenities exist.

It’s how they’re integrated into the neighborhood.

If your ideal Saturday morning involves walking the dog, taking the kids outside or running into neighbors, this type of layout can be a major advantage.

If you’d rather have complete privacy and rarely see your neighbors, it may actually be a disadvantage.

Is The Grove Good for Relocation Buyers?

I think this is one of The Grove’s strongest use cases.

Moving from another state can be isolating.

You don’t necessarily know anyone.

Your kids may be starting at a new school.

You might be starting a new job.

Living in a neighborhood where people naturally interact can make that transition easier.

The Grove is designed in a way that encourages those interactions through its parks, trails and shared spaces.

That’s something you can’t fully understand from looking at listing photos.

Homes in The Grove Frisco

The Grove has multiple builders and architectural styles.

That’s important because it prevents the neighborhood from feeling like one floor plan was copied and pasted down every street.

Homes discussed in my video generally ranged from approximately:

3–5 bedrooms

2,000–4,000 square feet

with pricing during the period discussed generally falling around the $600Ks through $900Ks, depending on the home, lot, builder and upgrades.

Current inventory and pricing can change significantly, so those numbers should be treated as a reference point rather than current availability.

The Grove Works for Different Types of Buyers

One thing I like about the community is that you don’t necessarily need to be shopping for a massive luxury home.

There are options closer to Frisco’s broader average price point as well as larger homes for move-up buyers.

That means The Grove could potentially work for someone moving from a smaller starter home who wants:

  • Additional bedrooms
  • Larger kitchen
  • Dedicated office
  • More living space
  • Newer finishes
  • Community amenities

without necessarily jumping immediately into the multimillion-dollar luxury market.

What Do The Grove Homes Look Like?

Because these are newer homes, you’re going to see many of the features buyers currently expect:

  • Open-concept layouts
  • Taller ceilings
  • Larger kitchens
  • Kitchens overlooking living rooms
  • Modern finishes
  • Multiple architectural styles
  • Flexible living spaces

For buyers moving from an older home in another state, that can be a major lifestyle upgrade.

But there’s an important consideration when comparing prices.

Base Price Isn’t Always Your Final Price

With new construction, the number you initially see isn’t necessarily the number you’ll spend.

Your finished price can change depending on:

  • Lot
  • Lot location
  • Greenbelt premium
  • Builder
  • Floor plan
  • Flooring
  • Cabinets
  • Hardware
  • Structural selections
  • Design-center upgrades

A home backing to green space could command a premium.

A wider lot could cost more.

And if you’re building from the ground up and selecting finishes at the design center, those upgrades can add up quickly.

Lot Size Matters in The Grove

This is one of the areas where buyers need to understand the tradeoff.

The Grove offers some lot variety, but this isn’t the community I’d choose if your dream is a half-acre or acre backyard.

You’re buying into the master-planned lifestyle.

That typically means homes are closer together than you’d find on acreage.

For many buyers, that’s completely fine.

They’d rather have parks, trails, amenities and less yard maintenance.

But if you’re moving to Texas because you want a huge backyard, pool, outdoor kitchen and substantial separation from your neighbors, I’d compare other options.

Greenbelt Lots Can Be Worth the Premium

Within a master-planned community, I think lot selection deserves almost as much attention as floor-plan selection.

A home backing to a greenbelt can feel dramatically different from the exact same house backing directly to another home.

You’re potentially getting:

  • Better views
  • More perceived privacy
  • Less visual congestion
  • Direct proximity to green space

Of course, you’re probably going to pay more for it.

Whether that’s worthwhile depends on how much you value the lot versus upgrades inside the house.

Personally, I’d rather see buyers prioritize things they can’t easily change later.

You can replace countertops.

You can’t move your lot.

The Grove Frisco vs Acreage Living

This is where you need to decide what type of North Texas lifestyle you’re actually looking for.

If you want:

Walkability + amenities + neighbors + community + newer homes, The Grove makes sense.

If you want:

Privacy + huge yard + acreage + fewer neighbors, The Grove probably doesn’t.

Neither is better.

They’re completely different lifestyles.

Who Is The Grove Frisco Perfect For?

Based on the community itself, I’d put The Grove high on your list if you value:

  • Frisco location
  • Community atmosphere
  • Parks and green spaces
  • Trails
  • Walkability within the neighborhood
  • Newer homes
  • Multiple builders
  • Modern floor plans
  • Access toward major roads
  • Being around other residents
  • A master-planned lifestyle

It’s particularly compelling for buyers who want Frisco but don’t necessarily want an older established neighborhood.

Who Should NOT Move to The Grove?

This is just as important.

I’d probably look elsewhere if you want:

  • Half-acre or larger lots
  • Acreage
  • Total privacy
  • No HOA
  • Significant separation from neighbors
  • Ultra-luxury custom construction

If those things are non-negotiable, trying to force The Grove to work doesn’t make sense.

There are other communities throughout Frisco, Prosper and Celina that may fit those priorities better.

Does The Grove Have an HOA?

Yes.

That’s an immediate dealbreaker for some buyers.

An HOA is part of what helps maintain the community’s shared spaces and neighborhood standards, but not everyone wants that.

If you strongly dislike HOA restrictions or simply don’t want another recurring expense attached to your home, The Grove probably shouldn’t be at the top of your list.

The Grove and Frisco ISD

The community discussed in my video benefits from being within Frisco ISD, which is one of the reasons many relocation buyers specifically search for homes in Frisco.

As with any property, buyers should verify current attendance boundaries directly with the school district because zoning can change.

But school district is worth considering beyond your immediate needs.

Even buyers without school-aged children should understand how school zoning can influence future buyer demand.

What About Resale Value?

There are several factors that could support long-term demand for homes in The Grove:

  • Frisco location
  • Frisco ISD
  • Newer housing
  • Community amenities
  • Green space
  • Limited new-construction availability compared with areas farther north

That doesn’t mean appreciation is guaranteed.

No Realtor, builder or developer can guarantee what your house will be worth in the future.

But when comparing communities, I do think it’s worth considering the characteristics that could make future buyers want the same house you’re considering today.

The Short-Term Resale Risk

There’s also a potential downside if you know you’ll be moving again quickly.

The Grove was still building out during the period discussed in my video.

If you purchase a home and try to resell it two or three years later while builders are still offering brand-new homes nearby, you may be competing directly against new construction.

And builders can sometimes offer incentives individual homeowners can’t.

That’s not necessarily a reason to avoid the community.

But if you already know your expected ownership window is extremely short, it’s something I’d factor into the decision.

The Grove vs Fields of Frisco

If you’re shopping at the higher end, Fields is one of the obvious communities to compare.

Fields can provide access to newer development, PGA Frisco and significantly more luxury options.

The Grove targets a different buyer.

You’re getting a more approachable price range, newer homes and master-planned amenities without necessarily moving into the ultra-luxury category discussed in portions of Fields.

The decision could come down to:

Do you want maximum luxury and proximity to Frisco’s newest development?

Or:

Do you want a community-oriented neighborhood with newer homes at a more approachable Frisco price point?

The Grove vs Prosper or Celina

This is another comparison relocation buyers should make.

Moving farther north into Prosper or Celina can potentially give you access to:

  • Different lot sizes
  • Newer master-planned communities
  • More new-construction inventory
  • Different price points

But you’re also changing your location.

Depending on where you work and spend most of your time, living in Frisco could shorten your daily drive.

That’s why I don’t recommend choosing between Frisco, Prosper and Celina based solely on which city has the prettiest model home.

Start with your lifestyle and commute. Then choose the community.

Is The Grove Frisco Good for Commuters?

For many buyers, the location is one of the strongest reasons to consider it.

You’re in northeast Frisco with access toward major transportation routes while still being removed enough from some traffic corridors to maintain a more residential feel.

If you’re relocating for work, I’d still recommend driving your exact commute during rush hour before purchasing.

A map estimate at 11:00 a.m. doesn’t tell you what Tuesday morning traffic will feel like.

Is The Grove Frisco Worth It?

For the right buyer, yes.

But the phrase “right buyer” matters.

The Grove makes the strongest case for someone who wants:

Frisco + newer homes + amenities + trails + green space + community interaction + convenient location.

It makes a much weaker case for someone who wants:

Acreage + total privacy + no HOA + ultra-luxury custom construction.

That’s ultimately why I don’t think there is one “best neighborhood in Frisco.”

The best community is the one that checks the overwhelming majority of your boxes.

Is The Grove in Frisco ISD?

The community discussed in my video is within Frisco ISD. Buyers should verify the current schools assigned to an individual property.

Does The Grove Frisco have an HOA?

Yes. The Grove is an HOA community.

Does The Grove have large lots?

There is some variety in lot sizes, but The Grove generally isn’t the community I’d recommend for buyers looking for half-acre or larger homesites.

Is The Grove good for families relocating to Frisco?

For buyers who value parks, trails, green spaces and opportunities to interact with neighbors, The Grove’s community-oriented design can be particularly appealing when relocating from out of state.

Is The Grove good for resale value?

Frisco location, school zoning, newer homes and community amenities may support future buyer demand, but appreciation and future resale values are never guaranteed.

Final Verdict: Should You Move to The Grove Frisco?

The Grove isn’t simply another neighborhood with nice model homes.

Its biggest differentiator is how the community is designed.

The trails, parks and green spaces aren’t afterthoughts—they’re a central part of the neighborhood’s layout and lifestyle.

Combine that with newer homes, multiple builders, Frisco ISD and a northeast Frisco location, and I can see why The Grove gets so much attention.

But that doesn’t mean it’s for everyone.

If you’re dreaming about a huge Texas property with acreage, complete privacy and no HOA, I’d look elsewhere.

If you want an active master-planned community where you can walk the trails, meet neighbors, have parks nearby and still stay relatively connected to Frisco’s conveniences, The Grove should absolutely be on your shortlist.

The goal isn’t to find the neighborhood everyone else says is best.

It’s to find the neighborhood that checks 95% of your boxes.
