If you’re searching for the best neighborhoods in Frisco TX, the biggest mistake is assuming every part of Frisco offers the same lifestyle.

It doesn’t.

Some Frisco neighborhoods are newer master-planned communities built around resort-style amenities. Others offer mature trees, established homes, gated entrances, larger lots, or a quieter atmosphere. And then there are communities like Fields that are being built around where Frisco is headed over the next decade.

In my recent breakdown, I compared six of the Frisco neighborhoods I get asked about most:

  • Trails of Frisco
  • The Grove Frisco

  • Starwood
  • Fields of Frisco

These communities range from more attainable established homes to multimillion-dollar luxury properties, but price isn’t the only difference. The amenities, HOA costs, home ages, privacy, location, and overall lifestyle vary considerably.

What Are the Best Neighborhoods in Frisco TX?

There’s no single “best neighborhood in Frisco.”

Instead, I’d ask: What’s the best Frisco neighborhood for your lifestyle?

Someone wanting a gated luxury community may love Starwood or Richwoods.

Someone wanting newer construction and resort-style amenities may prefer The Grove.

Someone prioritizing the future growth and development happening in northern Frisco may immediately gravitate toward Fields.

And someone wanting an established neighborhood with a more reasonable HOA may find the Trails of Frisco makes more sense.

That’s why I ranked these communities based on more than home prices.

Let’s start with number six.

6. Trails of Frisco

If you’re looking for value, space and a more established neighborhood, Trails of Frisco is a great place to start.

At the time of my research, homes ranged from approximately $425,000 to $1.3 million, with an average price around $897,000.

Home sizes ranged from roughly 1,600 to more than 5,000 square feet.

That’s an enormous range, which gives buyers significantly more flexibility than some of Frisco’s newer luxury communities.

Trails of Frisco HOA and Amenities

The HOA was approximately $1,200 per year when I researched the neighborhood.

You aren’t getting the enormous resort-style amenity package you’d find in some newer master-planned communities.

Instead, amenities include things such as:

  • Golf
  • Parks
  • Walking trails
  • Outdoor spaces

The overall atmosphere is quieter and more established.

The Tradeoff With Trails of Frisco

The biggest tradeoff is home age.

Some properties may have more dated kitchens, bathrooms, flooring or finishes.

For some buyers, that’s a negative.

For others, it’s an opportunity.

You may be able to purchase an established Frisco home and gradually renovate it exactly how you want instead of paying a premium for brand-new construction.

Best for: Buyers prioritizing space, established neighborhoods and a lower HOA over flashy amenities.

5. The Grove Frisco

If Trails of Frisco represents established and quiet, The Grove Frisco takes things in the opposite direction.

The Grove gives you a newer, resort-style master-planned community without forcing you to move farther north into Prosper or Celina.

That’s one of its biggest advantages.

The Grove Frisco Home Prices

At the time of my research, homes ranged from the high $600Ks to approximately $1.4 million, with an average price just under $1.1 million.

But don’t let that average fool you.

I’ve toured homes in The Grove offering around five bedrooms, three bathrooms and multiple outdoor patios around the $900,000 range.

Home sizes generally ranged from approximately 2,400 to more than 4,000 square feet based on the data discussed in my video.

The Grove Frisco Amenities

The HOA was around $2,500 annually.

That’s substantially more than Trails of Frisco, but you’re getting a much larger amenity package.

The Grove offers features including:

  • Orchard House clubhouse
  • Fitness center
  • Resort-style pool
  • Trails
  • Green spaces
  • Connected community layout

The trails and green spaces are intentionally integrated throughout the neighborhood rather than feeling like amenities added afterward.

The Grove’s Location Is a Major Advantage

One reason I like The Grove is that you get the feel of a newer master-planned community while still being surrounded by established Frisco infrastructure.

That’s an important distinction.

If you move farther north into a developing part of Celina, you may save money on the house but spend more time driving to established shopping, restaurants and entertainment.

The Grove gives you newer homes without sacrificing as much convenience.

Best for: Buyers who want newer homes, strong amenities and an established Frisco location.

4. Phillips Creek Ranch

Phillips Creek Ranch is where the amenities start feeling even more resort-like.

At the time of my research, homes ranged from approximately $700,000 to $1.9 million, with an average price around $1.032 million.

Home sizes ranged from roughly 2,100 to more than 6,000 square feet.

That puts the pricing in a similar range to The Grove while giving buyers access to some significantly larger properties.

Phillips Creek Ranch Amenities

HOA dues varied by section but were approximately $230-$300 per month at the time of my research.

Amenities included:

  • Multiple resort-style pools
  • Lakes
  • Fitness center
  • Walking trails
  • Community events
  • Parks and playgrounds

Yes, $300 per month is a meaningful HOA expense.

But you need to compare what you’re receiving.

If the fitness center replaces a gym membership and your household regularly uses the pools, parks and trails, the value proposition looks different.

The Grove vs Phillips Creek Ranch

These two communities are worth touring back-to-back.

The Grove feels newer.

Phillips Creek Ranch can feel somewhat more private and established while still providing the master-planned amenities many relocation buyers want.

I’d drive both before making the decision.

Best for: Buyers who want a resort-style master-planned community with a wide range of homes and extensive amenities.

3. Richwoods Frisco

Richwoods changes the equation again.

This community is particularly interesting for buyers looking for privacy and a gated neighborhood while still having community amenities.

Homes ranged from approximately $700,000 to $1.9 million during the period discussed in my video.

The average was approximately $1.078 million, and homes ranged from around 2,800 to more than 6,000 square feet.

Richwoods HOA and Amenities

The HOA was approximately $1,800 annually, which was noticeably lower than Phillips Creek Ranch based on the figures I discussed.

Amenities included:

  • Clubhouse
  • Pool
  • Tennis courts
  • Parks
  • Playgrounds
  • Walking areas
  • Gated access

That combination makes Richwoods stand out.

You’re getting amenities without paying some of the higher HOA costs associated with other communities on this list.

Why Buyers Choose Richwoods

Privacy is the differentiator.

Some buyers don’t care about living in a gated neighborhood.

Others specifically seek one out.

If you’re in the second group, Richwoods should probably move higher on your personal list.

Best for: Buyers looking for larger homes, community amenities and a quieter gated environment.

2. Starwood Frisco

Starwood is one of the most recognizable luxury neighborhoods in Frisco TX.

If your priority is an established luxury community rather than new construction, Starwood deserves serious consideration.

Homes ranged from approximately $775,000 to more than $4 million, with an average price around $2.3 million at the time of my research.

That average is influenced by the multimillion-dollar homes in the community, so don’t assume every Starwood property costs $2 million or more.

Homes ranged from approximately 3,000 to more than 8,000 square feet.

That makes Starwood a completely different product from some of Frisco’s more traditional master-planned neighborhoods.

HOA dues ranged from approximately $2,500 to $3,600 annually based on the figures discussed in my video.

The community is gated and offers amenities including:

  • Tennis courts
  • Fitness center
  • Walking paths
  • Community spaces

But one of Starwood’s biggest advantages isn’t an amenity.

It’s maturity.

Established Luxury vs New Construction

Starwood isn’t a brand-new community.

That means you get mature trees, established landscaping and a neighborhood that’s had time to develop its identity.

For luxury buyers, that can be extremely attractive.

New construction can give you the latest floor plans and finishes.

An established luxury community can give you mature landscaping and a longer neighborhood track record.

Best for: Luxury buyers wanting a gated, established Frisco community with larger homes and mature landscaping.

1. Fields of Frisco

Number one is Fields of Frisco.

And the reason isn’t simply the houses.

It’s everything happening around them.

Fields is a massive 2,500-acre, approximately $15 billion master-planned development that’s helping reshape northern Frisco.

It’s located near major developments including PGA Frisco, the Omni PGA Frisco Resort and Universal’s new development.

Then there’s Fields West.

That’s why Fields isn’t just about what exists today.

It’s about what this part of Frisco is becoming.

Fields of Frisco Home Prices

There are townhome options in East Village that started in the $500Ks during the period discussed in my video.

Single-family homes started around $700,000, while luxury homes within The Preserve can reach well into the multimillion-dollar range.

The average home price discussed was just over $1.4 million.

Fields of Frisco Home Sizes

Single-family homes discussed in my video generally ranged from approximately 2,800 to more than 4,000 square feet, although Fields encompasses multiple neighborhoods and housing products.

HOA dues were approximately $2,700 annually based on the figures discussed.

Fields of Frisco Amenities

Depending on the specific section, the broader Fields lifestyle includes access or proximity to:

  • Parks
  • Trails
  • Playgrounds
  • Pools
  • Pickleball
  • PGA Frisco
  • Omni PGA Frisco Resort
  • Future Fields West development

The community has also been described around a “15-minute city” concept, where more of the things residents need are integrated into or positioned near the development.

Fields requires you to think differently.

You’re buying into a major portion of Frisco that’s still evolving.

That’s exciting, but it also means buyers need to understand future development rather than assuming everything is already complete.

For buyers who want to be near some of the biggest growth happening in Frisco, Fields is difficult to ignore.

Best for: Buyers prioritizing newer homes, major future development, amenities and proximity to Frisco’s emerging northern growth corridor.

The important thing is not choosing a neighborhood because someone told you it’s “#1.”

Choose it because it matches the way you actually want to live.

What Should Relocation Buyers Compare?

If you’re relocating to Frisco from another state, don’t start by picking the prettiest house on Zillow.

Compare:

Location. How far are you from work and the places you’ll actually use?

Home age. Do you want move-in ready, new construction or something you can renovate?

Amenities. Will you actually use the pool, fitness center and clubhouse?

HOA. What are you paying, and what does it include?

Privacy. Is a gated community important?

Home size. Do you actually need 5,000 square feet?

Future development. Do you want established surroundings or are you comfortable buying into an area still changing?

Those answers will narrow down your options much faster than simply searching for the “best neighborhoods in Frisco TX.”
