If you’re searching for Celina TX homes under $400K, Legacy Hills is one of the master-planned communities you should know about.

In this home tour, I walked through a new-construction model in Legacy Hills Celina TX offering nearly 2,500 square feet, four bedrooms with the option for a fifth, multiple living spaces, an office and a surprisingly large primary suite. At the time of the tour, this floor plan started around $386,000 before upgrades.

The price is impressive, but there’s a reason homes this far north in Celina can offer more space for the money. Location, future development, property taxes and MUD/PID assessments all need to be part of the conversation.

What Can Under $400K Buy in Celina TX?

One of the biggest reasons buyers continue moving north toward Celina is the amount of house they can potentially get for their budget.

The floor plan featured in this tour started around $386,000 at the time of filming.

For that starting price, you’re looking at roughly:

  • Nearly 2,500 square feet
  • 4 bedrooms
  • Option for a 5th bedroom
  • Dedicated office
  • Multiple living spaces
  • Large kitchen
  • Upstairs game room
  • Large primary suite
  • Tankless water heater
  • Rear-entry garage

That’s a substantial amount of space at this price point, particularly for buyers comparing Celina with more established areas farther south.

However, remember that the home I toured was a model home.

That matters.

Model Home vs Base Price

One of the biggest mistakes you can make when shopping for new construction is assuming the model home represents what you’re getting for the advertised starting price.

It usually doesn’t.

The model I toured had numerous upgrades, finishes and design selections.

I estimated during the tour that purchasing the home exactly as shown would likely push the final price into the mid-$400Ks, although buyers should get an actual builder quote rather than relying on that estimate.

When touring a model home, focus first on the floor plan.

Ask yourself:

Do I like how the home actually functions?

Paint, hardware, flooring, countertops and fixtures can often be changed.

The fundamental layout is much harder to change.

Modern Farmhouse Design

The model leans heavily into a modern farmhouse look.

You’ll notice elements like:

  • Rustic finishes
  • Decorative wall treatments
  • Open shelving
  • Gold hardware
  • Barn-door details
  • Neutral finishes
  • Open living spaces

If you don’t like the exact finishes in the model, don’t immediately eliminate the floor plan.

Builders typically offer different design packages and selections.

Think about the bones of the house first.

Dedicated Home Office

Immediately inside the home is a dedicated office.

That’s increasingly important for buyers moving to Celina because remote and hybrid workers are some of the people who may benefit most from living farther north.

The office in this model overlooks the front of the home and includes decorative shelving and wall treatments.

But there’s another workspace downstairs too.

Second Work-From-Home Space

Near the kitchen and garage entrance is a built-in desk area.

This is a small feature that could be surprisingly useful.

If both spouses work remotely, one person could use the dedicated office while the other uses this workspace.

It could also function as a:

  • Homework station
  • Family command center
  • Small office
  • Charging station
  • Kids’ computer area

For a family trying to maximize functionality without dedicating another bedroom to an office, that’s a nice addition.

Downstairs Bedroom and Full Bathroom

The home also includes a secondary bedroom downstairs with access to a full bathroom.

That’s useful if you regularly have guests or have a household member who would rather avoid stairs.

The primary suite is upstairs in this particular layout, so this downstairs bedroom also creates some separation.

Open-Concept Kitchen and Living Room

The kitchen and living area are probably among the strongest features of this floor plan.

The downstairs feels considerably larger than you might expect based purely on the home’s square footage.

The kitchen features a large island with room for approximately four seats and a significant amount of storage.

The dining area is directly beside it, followed by the main living room.

This creates one continuous entertaining space:

Kitchen → Dining → Living Room

For families or buyers who regularly entertain, the layout works well.

Kitchen Storage

Storage is another strong point.

You have cabinets throughout the kitchen, island storage and additional storage around the surrounding living spaces.

I did note that another Legacy Hills home I toured offered even more cabinet storage at a lower price.

That’s why I’d recommend touring multiple floor plans rather than assuming the more expensive plan automatically gives you more of everything.

Sometimes you’re paying for a completely different layout rather than simply “more.”

One Kitchen Feature I’d Change

I personally would’ve preferred a large farmhouse-style sink rather than the divided sink shown in the model.

That’s obviously subjective.

But it’s also a good example of why you shouldn’t confuse cosmetic selections with the value of the floor plan.

A sink can be changed.

A poorly designed kitchen can’t be fixed nearly as easily.

Dining Space

The dining area is incorporated directly into the open living space.

The model demonstrates seating for roughly six people using a booth-style setup along one side.

For a household of four to six people, the dining area should provide plenty of usable space without requiring a separate formal dining room.

That’s another way the floor plan uses its square footage efficiently.

Primary Bedroom

The primary bedroom is upstairs.

This will be a positive for some buyers and a dealbreaker for others.

If you strongly prefer a downstairs primary suite, I’d look at another floor plan.

But if you don’t mind the stairs, the primary suite itself is one of the highlights of the home.

It’s large, includes a tray ceiling and has a modern farmhouse-style barn door leading into the bathroom.

Huge Primary Bathroom

The primary bathroom surprised me.

For a home starting under $400,000 at the time of filming, it’s a very substantial space.

You get:

  • Separate vanities
  • Large shower
  • Bathtub
  • Private toilet area
  • Large overall footprint

If having both a tub and shower matters to you, this floor plan checks that box.

Upstairs Laundry Room

Because the primary bedroom is upstairs, the laundry room is conveniently located nearby.

I actually prefer this arrangement compared with another Legacy Hills floor plan I toured where the primary bedroom was downstairs but the laundry room was upstairs.

Here, your primary bedroom and the majority of the home’s bedrooms are on the same floor as your washer and dryer.

For everyday functionality, that makes sense.

Upstairs Game Room

You also have a second living space upstairs.

This could function as a:

  • Game room
  • Kids’ playroom
  • Media area
  • Homeschool room
  • Second living room
  • Teen hangout

The layout provides more separation between this upstairs space and the downstairs living room than another Legacy Hills floor plan I toured.

That could make a noticeable difference when multiple people are entertaining or watching TV at the same time.

Four or Five Bedrooms

The standard configuration shown in the tour had four bedrooms, but buyers could configure the plan with a fifth bedroom.

The model had one bedroom downstairs and three upstairs.

The secondary bedrooms aren’t enormous, but they provide enough room for typical bedroom furniture and usable closet space.

Again, that’s where this home’s value proposition becomes interesting.

You’re getting multiple bedrooms, an office and two living areas while staying around 2,500 square feet.

Backyard

The backyard isn’t massive.

If your goal is an enormous backyard or enough room for a huge pool and outdoor-entertaining setup, I’d prioritize the lot just as much as the floor plan.

But there’s enough usable yard for a dog, kids or basic outdoor space.

The model was also located around a cul-de-sac area, although buyers should evaluate the specific lot they’re purchasing rather than assuming every home will have the same configuration.

What Is Legacy Hills Celina TX?

Legacy Hills is much bigger than one subdivision.

It’s a massive master-planned development in Celina covering approximately 3,200 acres.

That size matters because you’re looking at years of additional development.

There are different sections, builders, home types and tax structures throughout Legacy Hills.

The community also includes or plans significant amenities, including a golf-course component.

This isn’t a neighborhood that’s going to be completely built out overnight.

Why Are Legacy Hills Homes More Affordable?

Location is a major factor.

Legacy Hills is farther north than many of Celina’s established communities and considerably farther from Frisco, Plano and Dallas.

That can allow buyers to get more house for their money.

But you need to decide whether that tradeoff makes sense for your lifestyle.

More house isn’t automatically a better deal if you hate your commute.

Legacy Hills Commute to Dallas

If you’re commuting into Dallas every day, I’d think very carefully about Legacy Hills.

During my tour, I discussed Dallas as being more than an hour away depending on traffic and destination.

Five days per week of that commute could become exhausting.

This is one situation where I’d potentially recommend sacrificing some square footage to live farther south.

Legacy Hills Commute to Frisco and Prosper

The equation changes considerably if you work in Prosper, Frisco or around Legacy West.

Those locations are significantly more manageable from northern Celina than Downtown Dallas.

That’s why your workplace matters so much when deciding whether Legacy Hills represents good value.

A buyer working remotely might look at this house and see an incredible opportunity.

A buyer driving to Downtown Dallas every morning may look at the exact same house and decide it isn’t worth it.

Both can be right.

Legacy Hills for Remote Workers

Remote workers are probably among the buyers who benefit most from the northward movement of DFW.

If you don’t have to commute every day, you can potentially trade proximity to Dallas for:

  • More square footage
  • New construction
  • More bedrooms
  • Larger communities
  • New amenities
  • Lower entry prices

That’s exactly the value proposition this Legacy Hills home represents.

Future Growth in Celina

Celina continues to experience significant residential and commercial development.

The Dallas North Tollway is expanding north, more builders are entering the area and additional retail and services are expected as the population grows.

That’s important for a community like Legacy Hills because one of today’s biggest objections is convenience.

But I’d make an important distinction:

Don’t buy a house solely because you assume future development will make it worth more.

Future growth can improve convenience and desirability, but development timelines change and real estate appreciation is never guaranteed.

Buy the home because it works for you today while understanding how the surrounding area may evolve.

Legacy Hills Amenities

Legacy Hills is planned as a major master-planned community rather than simply a collection of houses.

Amenities discussed during my tour include a golf-course component and other community features as the development continues to build out.

Because this is such a large development, I’d verify which amenities are available to the specific section you’re considering and which are still planned.

That’s especially important when purchasing early in a new community.

Legacy Hills HOA

During the tour, I estimated HOA dues in the roughly $1,200-$1,500 annual range, but I specifically noted that I needed to verify the exact amount.

For that reason, buyers should not use that estimate as the current HOA figure.

Always verify current HOA dues, fees and included amenities for the specific property before purchasing.

Legacy Hills MUD and PID

This is one of the most important things relocation buyers need to understand.

Some newer Celina communities and sections can have additional taxing districts.

The home discussed in this tour was in an area where I referenced an additional district assessment.

Two terms you’ll commonly encounter are MUD and PID.

What Is a PID?

PID stands for Public Improvement District.

These districts can help fund public improvements and infrastructure within developing areas.

Depending on the specific structure, assessments can affect your total cost of homeownership.

What Is a MUD?

MUD stands for Municipal Utility District.

MUDs can help finance infrastructure such as water and sewer systems in developing areas.

For buyers, the important takeaway is simple:

These costs can affect your monthly payment.

Don’t Compare Celina Homes by Price Alone

Imagine you’re comparing this approximately $386,000 starting price with a $400,000 home somewhere else in North Texas.

It would be easy to assume the cheaper house has the cheaper payment.

Not necessarily.

You need to compare:

Mortgage payment + property taxes + MUD/PID assessments + HOA + homeowners insurance

That’s the number that actually affects your monthly budget.

This is especially important when comparing new-construction communities across Celina, Prosper and Frisco.

New Construction Upgrade Costs

Another number to watch is your final builder price.

A floor plan starting at $386,000 doesn’t necessarily mean you’ll spend $386,000.

Depending on the builder and home, you could potentially add costs for:

  • Homesite premium
  • Flooring
  • Cabinets
  • Countertops
  • Hardware
  • Lighting
  • Plumbing fixtures
  • Structural options
  • Additional bedroom
  • Exterior elevation
  • Other design selections

The model home is designed to sell you on what’s possible.

Your job is determining which upgrades are actually worth paying for.

Should You Buy a Model-Like Home?

I’d separate upgrades into two categories.

Functional upgrades change how you use the home.

Examples might include an additional bedroom, structural changes or larger living spaces.

Cosmetic upgrades change how the home looks.

Examples include hardware, paint, backsplash and certain fixtures.

I’d generally prioritize the things that are difficult or expensive to change later.

You can replace cabinet hardware.

Moving a wall is a different story.

Legacy Hills vs Frisco

For many relocation buyers, this comparison boils down to:

Do I want location or more house?

Frisco gives you much more established:

  • Shopping
  • Restaurants
  • Entertainment
  • Employment
  • Infrastructure
  • Convenience

Legacy Hills may allow your budget to purchase considerably more house.

At under $400,000 starting price at the time of this tour, nearly 2,500 square feet with four bedrooms, an office and two living spaces demonstrates that difference clearly.

Legacy Hills vs Prosper

Prosper gives you something closer to the middle geographically.

You’re generally closer to Frisco while still having access to many newer master-planned communities.

But Prosper can command a substantial premium.

If the type of home you want in Prosper exceeds your budget, moving farther north into Celina could open significantly more options.

The tradeoff is commute and current convenience.

Who Is This Legacy Hills Home Best For?

This floor plan could make a lot of sense for buyers who:

  • Want new construction under $400K
  • Need four bedrooms
  • Want the option for five bedrooms
  • Work remotely
  • Want a dedicated office
  • Want multiple living spaces
  • Like modern farmhouse design
  • Don’t mind an upstairs primary suite
  • Want to be in a major master-planned community
  • Are comfortable living farther north
  • Plan to stay longer term

For those buyers, there’s a lot to like.

Who Might Want Something Else?

I’d look at other options if you:

  • Commute to Dallas every day
  • Need a downstairs primary bedroom
  • Want a huge backyard
  • Want a completely established neighborhood
  • Don’t want ongoing construction
  • Want extensive shopping and dining immediately nearby
  • Don’t want to deal with potential MUD/PID assessments

The home itself can be a great value without being the right house for every buyer.

If you work remotely or around Prosper and Frisco, that tradeoff could be completely worthwhile.

If you’re commuting to Dallas five days per week, I’d probably look farther south even if that means sacrificing some square footage.

And before buying, make sure you understand the exact tax rate, special assessments, HOA dues and final builder price after upgrades.

The $386,000 starting price gets your attention.

The total cost of ownership should determine whether you actually buy it.
