If you’re researching The Ranch at Uptown Celina TX, this community should be on your radar if you want a newer home, community amenities, access to the Dallas North Tollway, and potentially more house for your money than you may find farther south in Prosper or Frisco.

I recently toured a Toll Brothers modern farmhouse in The Ranch at Uptown with four bedrooms, three bathrooms, almost 3,000 square feet, a media room, two outdoor patios, and a layout designed around multiple living spaces. At the time of the tour, this home started around $579,000 before considering available builder incentives.

But the house is only part of the story.

The Ranch at Uptown offers a location near Downtown Celina, community amenities, walking trails, and relatively quick access toward the Dallas North Tollway. The tradeoff is a higher property tax rate associated with the MUD and a longer commute compared with Prosper or Frisco.

Where Is The Ranch at Uptown in Celina TX?

The Ranch at Uptown is located in Celina, Texas, one of the fastest-growing areas north of Frisco and Prosper.

For relocation buyers, the location creates an interesting middle ground.

You’re farther north than Prosper and Frisco, which can help your housing budget go further, but you aren’t completely removed from the shopping, restaurants, employment, and entertainment available farther south.

During my tour, I referenced approximately:

  • Less than 10 minutes to Downtown Celina
  • 15-20 minutes to Prosper and US-380
  • Around 30 minutes to Legacy West in North Plano
  • Approximately 45-60 minutes to Dallas depending on traffic

Actual commute times will vary significantly based on traffic, your exact destination, and road construction.

If you’re relocating and commuting every day, test the drive during your actual work hours before deciding where to live.

Why Are Buyers Considering The Ranch at Uptown?

The Ranch at Uptown competes with several popular Celina communities, including Ramble, North Sky, and Legacy Hills.

But they don’t necessarily appeal to the exact same buyer.

The Ranch at Uptown can be particularly attractive if you prioritize:

  • Newer homes
  • More house for your budget
  • Community amenities
  • Walking trails
  • Access to Downtown Celina
  • Dallas North Tollway access
  • A manageable HOA
  • Parks and outdoor recreation

The community can offer an appealing balance between affordability, amenities, and location within Celina.

Toll Brothers Homes in The Ranch at Uptown

The home featured in my tour was a Toll Brothers modern farmhouse.

It offered approximately:

  • 4 bedrooms
  • 3 bathrooms
  • Nearly 3,000 square feet
  • 1 downstairs secondary bedroom
  • Upstairs primary suite
  • Media/game room
  • Open kitchen and living area
  • Large primary closet
  • Primary bathroom connected to laundry
  • Two outdoor patios
  • Rear-entry garage

At the time of filming, the home started around $579,000 and was available with builder incentives. Pricing and incentives can change frequently, so buyers should always verify current inventory.

How Much Are Homes in The Ranch at Uptown?

One of the biggest reasons buyers consider Celina instead of Prosper or Frisco is purchasing power.

During my tour, I used this home as an example.

At around $579,000 at the time, you’re getting almost 3,000 square feet, four bedrooms, three bathrooms, a media room, multiple outdoor spaces, and newer construction.

I estimated that placing a similar home in Prosper could potentially add around $100,000 to the price, while Frisco could potentially cost even more.

Those numbers aren’t guarantees or direct appraisals.

The larger point is that moving farther north into Celina can sometimes allow your budget to purchase more house and potentially more space.

The Ranch at Uptown vs Prosper

This is one of the most important comparisons for relocation buyers.

Prosper is farther south and generally more established.

That can mean better proximity to:

  • Frisco
  • PGA Frisco
  • Shopping
  • Restaurants
  • Employment centers
  • Dallas North Tollway
  • US-380

But that convenience can come at a higher housing cost.

The Ranch at Uptown gives buyers another option:

Move slightly farther north and potentially get more house for the same budget.

Whether that’s worthwhile depends heavily on your commute.

The Ranch at Uptown vs Frisco

The difference becomes even more noticeable when comparing Celina with Frisco.

Frisco offers significantly more established shopping, dining, entertainment, employment, and infrastructure.

But your housing budget may not stretch as far.

For someone who works remotely, Celina can make a lot of sense.

For someone commuting into Dallas five days per week, the equation changes.

Don’t choose between Celina and Frisco solely based on the house.

Choose based on your entire lifestyle.

Downtown Celina

One of The Ranch at Uptown’s biggest location advantages is proximity to Downtown Celina.

Downtown Celina offers a completely different atmosphere from the commercial developments you’ll find around Frisco and US-380.

You’ll find local:

  • Restaurants
  • Coffee shops
  • Small businesses
  • Community events
  • Historic downtown atmosphere

During my tour, I referenced The Ranch at Uptown as being less than approximately 10 minutes from Downtown Celina.

For buyers who like having a smaller downtown area nearby, that’s a meaningful advantage.

The Ranch at Uptown Amenities

Amenities are another reason buyers consider this community.

At the time of my tour, community amenities included:

  • Community pool
  • Parks
  • Playground
  • Fishing pond
  • Walking trails
  • Common areas

The walking trails are one of the community’s biggest lifestyle features because they connect different portions of the neighborhood.

For households that enjoy walking, running, biking, taking the dog out, or spending time outside, that can add a lot of everyday value.

Is The Ranch at Uptown Walkable?

“Walkable” in North Texas means something different from walkable in a major city.

You’re still going to need a vehicle for most everyday errands.

But within the context of a suburban Celina community, The Ranch at Uptown provides a more walkable environment because of its trails and community amenities.

I’d describe it as semi-walkable by North Texas standards rather than truly urban walkability.

The Ranch at Uptown HOA

At the time of my tour, I referenced HOA dues around $950 per year.

That HOA helps cover community common areas and amenities such as the pool, parks, playground, fishing pond, and trails.

Compared with some larger master-planned communities in North Texas, that can be a relatively manageable HOA expense.

However, HOA dues and inclusions can change.

Always review the current HOA documents before purchasing.

Property Taxes in The Ranch at Uptown

This is where buyers need to pay attention.

The home featured in my tour had a property tax rate around 2.81% at the time. The property was also located within a MUD.

For someone relocating from another state, 2.81% may look extremely high.

Texas doesn’t have an individual state income tax, but that doesn’t mean property taxes should be ignored.

A higher property tax rate can meaningfully change your monthly housing payment.

What Is a MUD in Texas?

MUD stands for Municipal Utility District.

MUDs are commonly used in growing Texas communities to help finance infrastructure and services necessary for development.

A MUD isn’t automatically a reason to avoid a neighborhood.

But it absolutely should be included when comparing the true cost of two homes.

This is particularly important in Celina because different communities can have different tax structures.

Two $600,000 Celina homes can have very different monthly payments.

Why a $600,000 Home Isn’t Always a $600,000 Home

Suppose you’re comparing two homes.

Home A costs $600,000 and has a higher tax rate associated with a MUD.

Home B also costs $600,000 but has a lower overall tax rate.

The purchase prices are identical.

The monthly payments aren’t.

During my tour, I used a hypothetical example showing how the difference could potentially amount to several hundred dollars per month.

This is why I tell relocation buyers not to shop based solely on listing price.

Compare the total monthly payment.

Could You Afford More House in a Lower-Tax Community?

Potentially.

If another Celina community has a lower overall tax rate, you might be able to purchase a somewhat more expensive home while maintaining a similar monthly payment.

Or you could purchase at the same price and simply save money every month.

That’s why I don’t tell buyers:

“Never buy in a MUD.”

Instead, compare what you’re receiving for the additional monthly cost.

Consider:

  • House
  • Lot
  • Location
  • Amenities
  • Builder
  • Schools
  • Commute
  • Age
  • Condition
  • Monthly payment

If another community checks all the same boxes and costs substantially less per month, that’s worth considering.

Kitchen and Living Area

The Toll Brothers home featured in my tour has an open-concept kitchen and living space.

Kitchen features included:

  • Five-burner gas cooktop
  • Vent hood
  • Large island
  • Extensive cabinetry
  • Pantry
  • Built-in oven
  • Open dining area

There’s no separate formal dining room, but the dining area is large enough to accommodate a substantial table.

For many buyers, that’s a better use of space than having a formal dining room that gets used twice per year.

Two Outdoor Patios

The home has two separate outdoor patio spaces.

One connects through sliding glass doors and could potentially work for:

  • Outdoor TV
  • Grill
  • Seating area
  • Small entertaining space

The second provides another outdoor area near the backyard.

Having multiple outdoor spaces gives you flexibility, although buyers should pay attention to sun exposure and how they actually plan to use each patio.

Primary Bedroom Upstairs

One of the biggest potential negatives of this floor plan is the location of the primary bedroom.

It’s upstairs.

Some buyers won’t care.

Others will immediately eliminate the house because of it.

That’s why I always recommend creating your must-have list before touring homes.

If a downstairs primary bedroom is non-negotiable, don’t let beautiful finishes convince you to compromise on something that will frustrate you every day.

The Ranch at Uptown has other floor plans, so this particular layout isn’t representative of every home in the community.

Primary Bathroom

The primary bathroom is one of the strongest parts of the house.

Features include:

  • Large shower
  • Rain shower head
  • Additional shower head
  • Shower bench
  • Separate bathtub
  • Dual vanity area
  • Large closet

The shower is particularly spacious for a home at this price point.

Primary Closet Connected to Laundry

One of my favorite functional features is the connection between the primary closet, bathroom, and laundry room.

That makes the everyday flow of the house significantly easier.

You can move clothes between the laundry and closet without carrying everything across the house.

Small layout decisions like this often matter more after you’ve lived in a home than flashy model-home upgrades.

Upstairs Media Room

The upstairs media room provides another living space separate from the downstairs living room.

There’s enough room for a large sectional, television, entertainment setup, and potentially a wet or dry bar depending on what’s possible with the builder.

This could work as:

  • Media room
  • Game room
  • Kids’ living area
  • Second family room
  • Entertainment space

The downside is that portions of the upstairs are open to the downstairs living area.

Noise Between Upstairs and Downstairs

Open floor plans look great.

But they can create noise issues.

If children are playing games upstairs while adults are watching a movie downstairs, sound may travel between the spaces.

That’s not necessarily a dealbreaker.

It’s simply something buyers should think about before getting distracted by the finishes.

Imagine how your household will actually use the house.

Downstairs Secondary Bedroom

The home has a secondary bedroom downstairs with access to a full bathroom.

That can be particularly useful for:

  • Guests
  • Parents
  • In-laws
  • Older children
  • Multigenerational living

If you don’t want your primary bedroom upstairs but need a downstairs bedroom for someone else, this configuration could still work well.

Backyard

The backyard on this particular home isn’t especially large.

For some buyers, that’s a negative.

For others, it’s a huge advantage.

If you don’t want to mow or maintain a large yard, a smaller outdoor area can reduce upkeep.

But if you want:

  • A swimming pool
  • Large play area
  • Outdoor kitchen
  • Space for dogs
  • Large covered patio
  • Room for sports

then you need to pay close attention to the lot.

Don’t assume every home in the community has the same backyard.

Rear-Entry Garage

This particular home also has a rear-entry garage.

Again, this comes down to preference.

Some buyers like rear-entry garages because they keep garage doors away from the front elevation.

Others prefer a traditional front-entry garage because it can feel more convenient.

Neither is universally better.

Think about how you’ll use the house every day.

Shopping and Dining Near The Ranch at Uptown

Celina isn’t as commercially developed as Frisco.

That’s part of the tradeoff.

But you aren’t completely disconnected from shopping and dining.

During my tour, I referenced approximately 15-20 minutes to the Prosper and US-380 area, where you’ll find numerous restaurants, stores, and everyday conveniences.

Downtown Celina also gives you local restaurants, coffee shops, and small businesses closer to home.

Future H-E-B in Celina

During my tour, I discussed a future H-E-B planned for Celina with an anticipated timeline around 2028 based on information available at the time.

Future development timelines can change, so buyers shouldn’t make a purchase based on a projected opening date.

Currently, buyers can access other grocery options in the broader area, including the Prosper H-E-B farther south.

Commuting From Celina to Legacy West

One of the biggest questions relocation buyers ask is:

“Is Celina too far north?”

It depends entirely on where you’re commuting.

During my tour, the drive from The Ranch at Uptown to Legacy West was approximately 29-30 minutes under the conditions tested.

For someone commuting into North Plano, that may be manageable.

For someone driving into Downtown Dallas every day, the commute becomes significantly more demanding.

This is why your workplace should be one of the first things we look at when narrowing down communities.

Is Celina Too Far From Everything?

Not necessarily.

Celina is farther from established Dallas-area employment and commercial centers than Frisco or Plano.

But it’s not isolated.

You’re roughly 15-20 minutes from major shopping and dining around Prosper and US-380 based on the drive times discussed during my tour.

You’re also close to Downtown Celina and have access toward the Dallas North Tollway.

The bigger question is:

How often do you need to drive south?

If you work remotely, Celina’s location may barely matter.

If you’re commuting to Dallas five days per week, it matters significantly.

The Ranch at Uptown vs Ramble

Ramble is another newer Celina community buyers frequently consider.

Both communities offer new construction and amenities, but the homes, builders, locations, lot sizes, tax structures, and future development can differ.

If you’re considering either one, don’t just compare model homes.

Compare:

  • Total monthly payment
  • Tax rate
  • MUD/PID structure
  • HOA
  • Lot
  • Builder
  • Amenities
  • Commute
  • Future development

That’s how you determine which community actually offers better value for you.

The Ranch at Uptown vs North Sky

North Sky is another Celina community that comes up frequently with relocation buyers.

Again, there’s no universal winner.

The right community depends on your price point, desired builder, lot size, commute, amenities, and tax structure.

I would tour both before making a decision if they fit your budget.

The Ranch at Uptown vs Legacy Hills

Legacy Hills provides a different type of community experience.

It’s a much larger development with significant future plans, including golf, additional amenities, residential sections, and commercial development.

The Ranch at Uptown can appeal to someone looking for a different price point and location closer to Downtown Celina.

These communities shouldn’t necessarily be compared based solely on which has the most amenities.

They’re targeting somewhat different buyers.

Who Should Consider The Ranch at Uptown?

The Ranch at Uptown could be a strong fit if you:

  • Want a newer Celina home
  • Want more house for your budget
  • Like community amenities
  • Use walking trails
  • Want to be near Downtown Celina
  • Need Dallas North Tollway access
  • Want a relatively manageable HOA
  • Work remotely
  • Commute toward North Plano or Frisco
  • Don’t mind being farther north

For the right relocation buyer, it can provide a strong combination of house, amenities, and price.

Who Might NOT Like The Ranch at Uptown?

I’d compare other communities if:

  • You commute to Downtown Dallas daily
  • You want the lowest possible property tax rate
  • You don’t want a MUD
  • You want a huge backyard
  • You need a downstairs primary
  • You want to live near established Frisco shopping and entertainment
  • You prefer a front-entry garage
  • You want a more established community

Some of these concerns depend on the specific home rather than the entire neighborhood.

If you can find everything you want somewhere else with a lower monthly payment, then another community may make more sense.

That’s the decision buyers should actually be making.
