I recently toured a former Britton Homes model in Fields of Frisco featuring five bedrooms, 5.5 bathrooms, a three-car garage, a 60-foot homesite, two-story living room, media room, game room, luxury primary suite, and extensive model-home upgrades. At the time of filming, the home was listed just under $2.2 million.

But Fields is about much more than one luxury home.

What Is Fields of Frisco?

Fields of Frisco is a massive approximately 2,500-acre master-planned development in North Frisco.

The development brings together residential neighborhoods, golf, entertainment, retail, restaurants, healthcare, and other commercial development in one of the fastest-growing areas of North Texas.

Major destinations in and around Fields include:

  • PGA of America headquarters
  • Omni PGA Frisco Resort
  • Two 18-hole golf courses
  • Fields West
  • Universal Kids Resort
  • Residential neighborhoods
  • Parks and green space
  • Healthcare
  • Entertainment
  • Shopping and dining

This combination is one of the biggest reasons Fields of Frisco has attracted so much attention from buyers relocating to North Texas.

Where Is Fields of Frisco?

Location is arguably Fields’ biggest advantage.

The community sits in North Frisco near the Dallas North Tollway, PGA Parkway, and Highway 380 corridor.

That puts residents near some of the largest developments occurring in North DFW.

Unlike buying into a community where almost everything around you is purely residential, Fields is being developed around the idea that housing, entertainment, restaurants, shopping, employment, recreation, and services can all exist within the same general area.

That’s why location is such a major part of the Fields value proposition.

Fields of Frisco and PGA Frisco

PGA Frisco is one of the biggest anchors of the area.

Fields residents are positioned close to the PGA of America headquarters, Omni PGA Frisco Resort, and two 18-hole golf courses.

Even if you don’t play golf, the significance of PGA Frisco extends beyond the courses themselves.

It has helped establish this part of Frisco as a major destination for tourism, events, dining, entertainment, and future development.

For relocation buyers unfamiliar with North Texas, that’s important context when comparing Fields against more traditional suburban neighborhoods.

Fields of Frisco and Universal Kids Resort

Another major development nearby is Universal Kids Resort.

During my home tour, you could see the direction of the Universal development from the community itself.

For buyers, proximity to a major entertainment destination can be both a positive and something worth evaluating carefully.

The obvious advantage is having major entertainment and development nearby.

The tradeoff is that growth can also bring additional visitors, traffic, construction, and activity.

If you’re considering Fields, don’t simply ask whether being close to Universal is good or bad.

Ask whether you personally want to live near that level of future activity.

What Is Fields West?

Fields West is a major part of the long-term vision for the Fields development.

It’s planned as a mixed-use destination with retail, restaurants, commercial space, and entertainment.

During my tour, I compared the concept with Legacy West in Plano, but on a larger scale.

This is important for homebuyers because one of the traditional drawbacks of buying in a new community is waiting years for shopping and restaurants to catch up.

Fields is specifically being developed with those uses as a major component of the overall project.

However, buyers should always distinguish between what is open today and what is still planned or under construction.

The Different Sections of Fields of Frisco

Fields isn’t one uniform neighborhood.

During my tour, I discussed five different sections within the larger Fields development, including areas such as Brookside North, Brookside South, and The Preserve.

Different sections can offer very different:

  • Home prices
  • Builders
  • Lot sizes
  • Architecture
  • HOA structures
  • Luxury levels
  • Locations within Fields

That’s why saying “I want to live in Fields” is only the beginning of the conversation.

The next question is which section actually fits your budget and lifestyle.

Fields of Frisco Homes

Fields includes some of the most impressive new and newer luxury homes being built in Frisco.

The former Britton Homes model I toured provides a good example of the higher-end side of the community.

It features:

  • 5.5 bathrooms
  • 3-car garage
  • 60-foot homesite
  • Guest suite downstairs
  • Private office
  • 20-foot living-room ceilings
  • Game room
  • Media room
  • Luxury kitchen
  • Oversized primary suite
  • Multiple primary closets
  • Outdoor kitchen
  • Outdoor fireplace
  • Turf backyard
  • Extensive model-home upgrades

This isn’t an entry-level Frisco home.

It’s designed for buyers looking for luxury finishes combined with one of Frisco’s most prominent locations.

Britton Homes in Fields of Frisco

The home featured in my tour was a former Britton Homes model.

Because it was a model, virtually every part of the house was designed to showcase upgrades.

That’s something luxury new-construction buyers need to keep in mind.

The flooring, ceiling treatments, lighting, cabinetry, appliances, wallpaper, bathroom finishes, outdoor living spaces, and other details you see in a model may not be standard.

Always ask what the home costs as shown rather than assuming the base price includes everything you’re looking at.

20-Foot Ceilings and Luxury Living Room

One of the first major features inside the home is the living room.

The space has approximately 20-foot ceilings, a floor-to-ceiling fireplace, large windows, architectural details, and an open connection to the dining and kitchen areas.

Ceiling height makes a major difference in how luxury homes feel.

Two houses can have similar square footage while one feels dramatically larger simply because of ceiling height and natural light.

That’s exactly what happens here.

Luxury Kitchen

The kitchen is built for entertaining.

The centerpiece is an oversized waterfall island with enough seating for approximately five barstools.

Combined with the nearby dining area, I estimated you could seat around 13 people between the island and an eight-foot dining table.

The home includes a three-car garage.

For luxury buyers in North Texas, I think garage space deserves more attention than it sometimes gets.

Full-size trucks and SUVs are extremely common here, and not every garage advertised as a two- or three-car garage is equally usable.

If garage dimensions matter to you, verify them.

Don’t rely solely on the number of garage bays shown on the listing.

Primary Suite

The primary suite is downstairs and offers tall sloped ceilings, a sitting area, upgraded lighting, and extensive design details.

The room feels large without simply being oversized for the sake of adding square footage.

The primary bathroom takes things significantly further.

Primary Bathroom With Six Shower Heads

One of the most memorable features of the home is the primary shower.

During my tour, I counted approximately six shower heads or water outlets, including rainfall, traditional shower, and body-jet configurations.

The bathroom also includes:

  • Freestanding tub
  • Separate sinks
  • Large shower
  • Shower bench
  • Floor-to-ceiling tile
  • Multiple closets
  • Linen storage
  • Luxury finishes

This is exactly the level of finish buyers expect when shopping in the upper end of Fields of Frisco.

Multiple Primary Closets

Storage is another strong point.

The primary suite includes multiple closet spaces, giving owners significantly more storage than a standard walk-in closet.

There is extensive hanging space, shelving, shoe storage, and additional linen storage.

These aren’t the flashiest features of a luxury home, but they’re often what makes the home easier to actually live in.

Guest Suite Downstairs

A secondary bedroom is located downstairs near the front of the house.

It has an ensuite bathroom with a glass walk-in shower and upgraded finishes.

That makes it a good option for:

  • Parents
  • In-laws
  • Long-term guests
  • Older children
  • Multigenerational living

For many relocation buyers, having two bedrooms downstairs has become an increasingly important requirement.

Private Home Office

The home also has a dedicated office near the entry.

It features iron-and-glass doors and extensive design upgrades.

For someone working remotely, having a legitimate office means you don’t have to sacrifice one of the five bedrooms.

And because the office is positioned closer to the entrance, it can work particularly well for someone who occasionally meets clients or needs separation from the rest of the home.

Outdoor Living With Almost No Yard Maintenance

The backyard is very different from the traditional large grass yard.

Instead, the model emphasizes outdoor entertaining and low maintenance.

Features include:

  • Turf
  • Built-in grill
  • Gas fireplace
  • Covered outdoor living
  • Ceiling fan
  • Drop-down shades/screens
  • Drainage
  • Painted brick
  • Minimal grass to maintain

For someone who wants a large grass yard, this particular setup probably isn’t ideal.

For someone who wants to entertain without spending every weekend mowing, it makes a lot of sense.

Game Room and Media Room

Upstairs, the house includes both a game room and dedicated media room.

The game room overlooks the kitchen, dining, living, and outdoor entertaining spaces.

The media room includes shelving, seating, speakers, projector setup, accent lighting, and decorative ceiling beams.

Having separate spaces is important in a home this size.

Someone can watch a movie while another person uses the game room and guests gather downstairs.

That’s one of the differences between simply having a large house and having a large house with a functional layout.

Large Secondary Bedrooms

The upstairs secondary bedrooms are also appropriately sized for a luxury home.

Several have ensuite bathrooms, good closet space, tall ceilings, and upgraded finishes.

I particularly like seeing secondary bedrooms receive the same attention to detail as the primary suite.

At this price point, buyers shouldn’t feel like every dollar was spent on the owner’s bedroom while the other bedrooms were treated as an afterthought.

Fields of Frisco HOA

At the time of my tour, I referenced an HOA cost of approximately $2,700 per year.

That should be treated as historical information from the time of filming.

HOA dues can change and may vary depending on the specific section or property.

Before buying a Fields home, verify the current HOA amount and exactly what it covers.

Fields of Frisco Amenities

Amenities discussed during my tour included:

  • Community pool
  • Pickleball
  • Parks
  • Green spaces
  • Amenity center
  • Nearby golf
  • Access to the broader Fields development

The larger advantage is that you’re not relying solely on neighborhood amenities.

PGA Frisco, Fields West, Universal Kids Resort, restaurants, retail, and other surrounding development add another layer to the lifestyle.

Fields of Frisco Property Taxes

At the time of filming, I referenced a property-tax rate of approximately 1.67%.

For a luxury buyer, tax rate matters tremendously.

A difference of even half a percentage point becomes significant when you’re comparing homes worth $1.5 million, $2 million, or more.

That’s why I recommend comparing the entire annual and monthly ownership cost rather than focusing only on purchase price.

Always verify the current tax rate and exemptions for the specific property you’re considering.

Fields of Frisco and Frisco ISD

The home featured in my tour was zoned to Frisco ISD at the time of filming.

School boundaries can change, particularly in rapidly growing areas.

If school zoning matters to your purchase decision, verify the current attendance boundaries for the exact property directly with the district.

Don’t assume every home with a Frisco mailing address automatically attends the same schools—or even the same district.

Why Location Is the Biggest Fields of Frisco Advantage

If I had to summarize the Fields value proposition in three words, it would be:

Location, location, location.

You’re positioned near:

Few master-planned communities in North Texas have this amount of major development occurring immediately around them.

Fields of Frisco vs Prosper

This is a comparison I would make with many luxury buyers.

Prosper can offer larger lots, impressive master-planned communities, luxury new construction, and access to highly desirable neighborhoods.

Fields’ advantage is its location inside Frisco and proximity to major entertainment, commercial development, PGA Frisco, and future Fields West.

The better choice depends on what you prioritize.

If lot size is everything, another community may win.

If you want to be in the middle of one of North Texas’ largest growth corridors, Fields becomes difficult to ignore.

Fields of Frisco vs Celina

Moving farther north into Celina can potentially give buyers more home or land for their budget.

Celina also has numerous new master-planned communities and substantial future growth.

But you’re generally trading some convenience for that additional space or value.

Fields keeps you farther south and closer to established Frisco while still putting you in the middle of major new development.

For relocation buyers, this often becomes a decision between location and how much home or lot they can get for their budget.

What Does It Really Cost to Live in Fields of Frisco?

Don’t evaluate a Fields home using purchase price alone.

Your real housing cost may include:

  • Mortgage principal and interest
  • Property taxes
  • HOA dues
  • Homeowners insurance
  • Utilities
  • Landscaping
  • Pool maintenance, if applicable
  • Long-term home maintenance

At luxury price points, relatively small differences in taxes and recurring expenses can translate into thousands of dollars annually.

This is why I help my clients compare the true monthly cost between communities rather than simply comparing listing prices.

Is Fields of Frisco Good for Relocation Buyers?

Fields can be particularly appealing for someone relocating to North Texas who wants to be close to major amenities without moving into an older, established part of Frisco.

You’re getting newer homes and major future development while still being connected to the Dallas North Tollway corridor.

The community may appeal to buyers who prioritize:

Fields has a lot going for it, but that doesn’t mean it’s perfect for everyone.

Potential trade-offs include:

You’re paying a premium for the location and development surrounding Fields.

Ongoing Development

Not everything planned for the area is completed.

Construction will remain part of the environment as Fields continues developing.

Future Traffic

Major entertainment, retail, and commercial destinations can bring additional traffic along with convenience.

Smaller Lots at Certain Price Points

If acreage or an enormous backyard is your highest priority, you may get more land for your money elsewhere.

HOA Costs

The community’s amenities and overall environment come with ongoing HOA expenses.

These aren’t necessarily reasons not to buy.

They’re reasons to compare Fields against your actual priorities.

Fields may be a strong fit if you want:

But Fields won’t automatically be the best choice for every luxury buyer.

Compare the premium you’re paying for location against what you could get in Prosper or Celina in terms of lot size, square footage, amenities, and total monthly payment.

That’s how you determine whether Fields is actually worth it for you.
