It’s one of the most talked-about master-planned communities in North Texas, and it’s easy to understand why. Mustang Lakes offers larger homesites, luxury homes, resort-style pools, a fitness center, sports courts, walking trails, green space, community events, and access to Celina ISD.

But the amenities and beautiful homes only tell part of the story.

Mustang Lakes carries a premium, the HOA is higher than many surrounding neighborhoods, your commute can be longer, and nearby shopping and dining are still developing. Depending on how you actually live, those trade-offs can either make Mustang Lakes one of the best communities for you—or a place you regret choosing.

Where Is Mustang Lakes in Celina TX?

Mustang Lakes is located in Celina, Texas, north of Prosper and Frisco.

Location is one of the first things buyers need to understand because Mustang Lakes offers a different lifestyle from living farther south in Prosper or Frisco.

You’re close enough to access the shopping, restaurants, employment centers, and entertainment throughout Prosper and Frisco, but you’re farther north where development is less dense.

That gives buyers more breathing room, but it also creates one of Mustang Lakes’ biggest trade-offs: you’re going to spend more time in the car.

In my Mustang Lakes overview, I described the community as approximately 10-12 minutes north of Highway 380.

For someone working remotely, that may be an easy trade.

For someone commuting into Plano or Dallas five days per week, it deserves much more consideration.

Mustang Lakes and the Growth of Celina TX

One reason buyers are interested in Mustang Lakes is the amount of growth occurring throughout Celina.

Road and infrastructure improvements are an important part of that growth.

Major roads affecting this area include Preston Road, Highway 380, and the Collin County Outer Loop.

The Outer Loop is particularly important for east-west connectivity because it provides another option instead of relying entirely on Highway 380.

For buyers relocating to Celina, I would look at both sides of this.

Future infrastructure can improve accessibility, but you still have to live with today’s commute and today’s construction.

Never choose a community solely because of what may eventually be built around it.

What Are Mustang Lakes Homes Like?

Mustang Lakes isn’t really positioned as an entry-level Celina neighborhood.

There are some homes in lower price ranges, but the community largely targets buyers looking for larger homes, larger lots, higher-end finishes, and a more upscale neighborhood environment.

At the time of my video, I discussed some Mustang Lakes homes beginning in the $500,000s, while many homes were above $700,000 and luxury properties could approach roughly $2 million.

Current pricing can change significantly based on:

  • Home size
  • Builder
  • Age
  • Lot size
  • Location within the community
  • Upgrades
  • New construction versus resale
  • Current market conditions

If you’re researching Mustang Lakes homes for sale today, current inventory should always be checked rather than relying on historical pricing.

Why Are Mustang Lakes Homes More Expensive?

This is one of the biggest questions buyers have.

Why pay more for Mustang Lakes when there are other homes available throughout Celina?

You’re not simply paying for square footage.

Part of Mustang Lakes’ appeal is how the entire community is designed.

Homes generally have more space between them, the neighborhood has less of the tightly packed feeling found in some newer developments, and design standards help create a more consistent appearance throughout the community.

You’re also paying for the amenities and community infrastructure.

For some buyers, that’s absolutely worth the premium.

For others, it isn’t.

Larger Lots and Lower-Density Feel

One of the first things you’ll notice driving through Mustang Lakes is the amount of space.

Compared with newer communities where homes can feel extremely close together, Mustang Lakes can offer a less-dense neighborhood environment.

That’s a major selling point for buyers moving north from Frisco or relocating from another state because they want more space without necessarily buying acreage.

Lot size is something I’d compare carefully when evaluating homes.

A less expensive home in another community isn’t necessarily a better value if you’re giving up the lot size and neighborhood environment you actually want.

Mustang Lakes Amenities

Amenities are one of the biggest reasons people choose Mustang Lakes.

The community offers the type of amenity package people expect when they hear “resort-style community.”

Amenities discussed in my Mustang Lakes guide include:

  • Lagoon-style pools
  • Fitness center
  • Pickleball courts
  • Tennis courts
  • Basketball courts
  • Walking trails
  • Green space
  • Clubhouse
  • Exercise classes
  • Community events
  • Holiday events
  • Neighborhood meetups

More importantly, these aren’t amenities that simply look good on a brochure.

They’re actually used.

That makes a significant difference.

Mustang Lakes Pools

The community’s pools are a major attraction, especially during the North Texas summer.

They can also get busy.

That’s both a positive and negative depending on your perspective.

If you’re looking for a community where there are actually people outside using the amenities, that’s a good thing.

If you’re expecting a quiet private resort experience every time you visit the pool, your expectations may be different from reality.

For households with children, the activity level can make it easier to meet other families within the community.

Mustang Lakes Fitness Center

Mustang Lakes also has a legitimate fitness facility.

That’s something buyers should factor into the HOA conversation.

If you’re currently paying $30, $40, $50 or more per month for a gym membership and the Mustang Lakes fitness center meets your needs, that could potentially eliminate another monthly expense.

That doesn’t make the HOA free.

But when comparing HOA costs, you should evaluate what you’re actually receiving for the money.

Mustang Lakes Pickleball, Tennis and Basketball

The community also provides multiple opportunities for residents who want to be active.

Pickleball, tennis, basketball, walking, running, and biking can all become part of everyday life without leaving the neighborhood.

This is where Mustang Lakes starts becoming more than a collection of nice homes.

For the right buyer, the neighborhood itself becomes part of your lifestyle.

Walking Trails and Green Space

This may seem like a smaller feature, but it’s something relocation buyers ask me about frequently.

There’s a difference between having a sidewalk and having somewhere you actually enjoy walking.

Mustang Lakes offers walking trails and green spaces that provide a more scenic environment for walking, running, biking, or taking your dog outside.

If you’re someone who spends a lot of time outside, that can become a meaningful quality-of-life feature.

Mustang Lakes Community Events

One of the biggest benefits of living in a large master-planned community is the social environment.

Mustang Lakes hosts activities such as exercise classes, holiday events, community meetups, and other neighborhood events.

For buyers relocating from California, Georgia, or anywhere else in the country, this can be particularly valuable.

You’re moving somewhere where there are already opportunities to meet neighbors.

That’s difficult to quantify in a home price, but it matters.

Is Mustang Lakes Good for Relocation Buyers?

I think Mustang Lakes can make a lot of sense for certain relocation buyers.

When you’re moving to North Texas, you’re not simply purchasing a home.

You’re choosing your commute, school district, weekend routine, restaurants, neighbors, amenities, and overall lifestyle.

A community like Mustang Lakes provides a built-in environment where you can meet people and establish a routine relatively quickly.

But there is another side to this.

If your idea of a great lifestyle is walking to restaurants, nightlife, shopping, and entertainment, Mustang Lakes probably isn’t going to provide what you’re looking for.

Mustang Lakes Schools

Mustang Lakes is served by Celina ISD according to the community information discussed in my video.

Celina ISD is growing alongside the city, with newer facilities and additional schools needed as the population increases.

For buyers comparing Mustang Lakes with Prosper or Frisco, the school district is often one of the major considerations.

Rather than simply looking at an online rating, research the specific schools associated with the home you’re considering.

School attendance boundaries can change as fast-growing districts add new campuses.

Always verify current zoning directly for the specific property.

Celina ISD vs Prosper ISD vs Frisco ISD

This is a common decision for North Texas relocation buyers.

Frisco ISD is larger and more established.

Prosper ISD has also experienced substantial growth and serves many popular communities.

Celina ISD is growing alongside Celina.

There isn’t one universally correct answer.

Some buyers prefer an established district. Others like the idea of moving into a smaller but rapidly growing district with newer facilities.

Your decision should depend on the specific schools, your children, your priorities, and the exact property you’re considering—not simply the name of the city.

Mustang Lakes HOA

One of the biggest trade-offs of Mustang Lakes is the HOA.

At the time of my video, I referenced HOA dues of approximately $170-$180 per month.

That is higher than many North Texas communities.

But Mustang Lakes also provides more amenities than many communities.

This is why asking whether the HOA is “expensive” isn’t really enough.

The better question is:

Will you actually use what you’re paying for?

If your household uses the pools, fitness center, sports courts, trails, clubhouse, and community events, the value proposition looks very different.

If you never use any of it, another community with a lower HOA may make more sense.

Always verify current HOA dues before purchasing.

The Biggest Downside of Living in Mustang Lakes: Commute

The commute is one of the biggest things I would discuss with any Mustang Lakes buyer.

If you work south of Highway 121 in areas like Plano, Legacy West, or Dallas, you’re going to have a longer drive than someone living farther south.

You’re trading proximity for space, community amenities, and Celina’s growth.

Some people are completely comfortable with that.

Others underestimate how much a long commute affects their quality of life.

If you’re relocating to North Texas, I strongly recommend driving from Mustang Lakes to your workplace during the actual hours you’ll be commuting.

Don’t rely entirely on the drive time you see at 11:00 a.m. on a Saturday.

Shopping and Restaurants Near Mustang Lakes

Another trade-off is immediate convenience.

The surrounding area is growing, but Mustang Lakes doesn’t provide the same access to restaurants, retail, and entertainment you’d find in more developed areas of Frisco.

You can still reach everyday necessities, but you should expect to drive for many things.

That’s important for someone who enjoys making spontaneous plans.

If you regularly decide at 8:30 p.m. that you want to walk somewhere for dinner, Mustang Lakes isn’t really designed around that lifestyle.

Who Is Mustang Lakes Best For?

Based on the community itself and the buyers I work with, Mustang Lakes makes the most sense for people who prioritize:

  • Larger homes
  • Larger lots
  • Resort-style amenities
  • Community activities
  • Celina ISD
  • Parks and outdoor spaces
  • Long-term ownership
  • Quieter suburban living
  • Room to grow
  • Community over walkability
  • Future growth over immediate convenience

It’s particularly appealing to move-up buyers and households planning to stay for seven to ten years or longer.

Who Should NOT Move to Mustang Lakes?

Mustang Lakes probably isn’t the right fit if your highest priorities are:

  • Walkability
  • Nightlife
  • Short commute into Dallas or Plano
  • Restaurants immediately outside the neighborhood
  • Minimal HOA costs
  • Urban lifestyle
  • Being close to everything

This is one of the most important points in the entire conversation.

Don’t buy a home because you love the model, pool, or neighborhood entrance while ignoring what your daily life will actually look like.

A beautiful home doesn’t make a 90-minute round-trip commute disappear.

The Expensive Mustang Lakes Mistake Buyers Can Make

One of the biggest mistakes buyers can make is buying the idea of Mustang Lakes rather than evaluating how they’ll actually live there.

You tour the model home.

You see the pools.

You drive past beautiful houses.

You picture your family living there.

Then six months after closing, you realize you’re driving significantly more than expected.

That’s a lifestyle mismatch—not necessarily a problem with the community.

Mustang Lakes can be an excellent community for the right buyer.

The key is determining whether you’re actually that buyer before purchasing.

Mustang Lakes vs Prosper

Mustang Lakes is often compared with communities in Prosper because of the proximity.

Prosper generally provides better access to established development farther south, while Mustang Lakes gives buyers the opportunity to live farther north in Celina with access to a large master-planned community.

Depending on the specific neighborhoods you’re comparing, factors may include:

  • Home prices
  • Lot sizes
  • Property taxes
  • HOA costs
  • School district
  • Commute
  • Amenities
  • Builder
  • Age of home
  • New construction availability

I wouldn’t automatically choose one city over the other.

I’d compare the individual communities.

Mustang Lakes vs Frisco

The lifestyle difference becomes even more significant when comparing Mustang Lakes with Frisco.

Frisco offers substantially more established shopping, restaurants, entertainment, employment centers, and infrastructure.

Mustang Lakes offers a quieter environment farther north.

For many buyers, that’s exactly the point.

They don’t want to live in the middle of Frisco’s density.

Others discover they miss having everything nearby.

That’s why lifestyle should drive this decision as much as the house itself.

The True Cost of Buying a Mustang Lakes Home

If you’re comparing Mustang Lakes homes with another Celina, Prosper, or Frisco community, don’t compare purchase prices alone.

Calculate:

  • Mortgage principal and interest
  • Property taxes
  • HOA dues
  • Homeowners insurance
  • Any applicable special district costs
  • Utilities
  • Commute costs
  • Maintenance
  • Current builder incentives if applicable

Then compare what you’re receiving for that monthly cost.

But you’re making a trade.

You’re accepting a potentially longer commute, higher HOA costs, and less immediate access to shopping and restaurants.

If you use the amenities, want the space, work remotely or don’t mind the commute, and plan to stay long-term, those trade-offs may make complete sense.

If you hate driving and want restaurants, shopping, nightlife, and work right outside your door, I’d probably show you other communities.

That’s why there isn’t one “best neighborhood” in North Texas.

There’s a best fit for you.
