If you’re researching The Grove homes in Frisco, TX, you’re probably trying to figure out whether the community is actually worth the premium compared with other popular North Texas neighborhoods.
The Grove stands out because it combines newer construction, a strong Frisco location, extensive community amenities, and a wide range of homes. Buyers can find everything from homes around the $400,000 range to larger luxury properties approaching and exceeding $2 million.
But the home itself is only part of the decision.
If you’re considering The Grove homes, you should also understand the location, property taxes, HOA dues, lot sizes, builders, amenities, commute, and how the community compares with options farther north in Prosper and Celina.
Here’s what buyers should know before moving to The Grove in Frisco.
The Grove is located in Frisco, Texas, in an area sometimes referred to as the Four Corners because of its proximity to Frisco, McKinney, Plano, and Allen.
That location is one of the biggest reasons buyers consider The Grove.
Unlike some newer master-planned communities farther north, you don’t necessarily have to wait for restaurants, shopping, employment centers, and entertainment to eventually reach you.
From The Grove, many of the conveniences buyers want are already relatively close.

For relocation buyers, that’s an important distinction between The Grove and some of the newer communities being developed farther north.
The Grove has a particularly wide range of housing options.
Homes within the community can range from approximately $400,000 to $2 million and above, depending on the section, builder, lot, floor plan, and upgrades.
The community generally groups similar homes and price points together, so you aren’t necessarily going to have a $400,000 home sitting directly next to a $2 million luxury property.
At the upper end, buyers can find significantly larger lots and luxury homes from builders such as Highland Homes.
That variety makes The Grove interesting because two buyers can say they’re considering “The Grove” while actually shopping for completely different types of homes.
One of the biggest differentiators available in The Grove is lot size.
In the home featured in my video, I toured a Highland Homes property sitting on a 95-foot lot.
That’s an unusually large homesite for newer construction without moving into an acreage-style community.
The property itself was approximately 4,800 square feet with six bedrooms and a four-car garage.
But the backyard was arguably the biggest selling point.
There was enough space to potentially add a substantial swimming pool while still maintaining usable grass for kids, dogs, entertaining, or other outdoor features.
You could also potentially extend the covered patio and create a much larger outdoor living and grilling area.
For buyers comparing luxury The Grove homes with communities in Prosper or Celina, lot size should absolutely be part of the comparison—not just the size or finishes of the house.
Because The Grove includes multiple price ranges and housing styles, there isn’t one universal answer.
However, the luxury Highland Homes property I toured gives a good example of what’s available toward the upper end of the community.

The kitchen opened into the main living areas and included large sliding doors connecting the interior to the backyard.
Upstairs, the home offered additional entertainment and living spaces rather than simply adding bedrooms.
That’s something buyers should consider when comparing luxury homes: how much of the square footage is actually usable for your lifestyle?
Amenities are another major reason buyers look at The Grove homes in Frisco.
The community includes amenities such as:
The lifestyle coordinator is an underrated feature for relocation buyers.
Community events can include things like game nights, movie nights, holiday activities, and other social events designed to help residents meet their neighbors.
If you’re moving to North Texas from another state and don’t know anyone locally, living in an active master-planned community can make it considerably easier to meet people naturally.
At the time of my home tour, the HOA was just over $2,500 per year.
Those HOA dues help support the community’s extensive amenity package, including the pools, trails, clubhouse, fitness center, pickleball courts, splash pad, and lifestyle programming.
When comparing The Grove with another neighborhood, don’t simply compare HOA dues.
Ask what you’re actually receiving for those dues.
A less expensive HOA isn’t necessarily better if the amenities and lifestyle of the more expensive community are things your family will regularly use.
The tax rate discussed during my tour was approximately 1.66%.
That’s worth paying attention to.
North Texas property taxes can vary substantially between communities, particularly when comparing established areas with newer developments involving additional taxing districts.
Some communities farther north can have considerably higher effective tax rates.
For buyers shopping at higher price points, seemingly small differences in tax rates can create significant differences in annual costs.
That’s why I recommend comparing the total monthly cost of ownership, not simply the purchase price of two homes.
A similarly priced home in The Grove, Prosper, and Celina could produce three different monthly payments once you account for property taxes, HOA dues, and other assessments.
This is where the decision becomes particularly interesting.
Moving farther north can sometimes get you more home or land for your money.
But there’s a tradeoff.
In Frisco, particularly somewhere like The Grove, many everyday conveniences may be within roughly 10–20 minutes.
In parts of Celina or other rapidly developing areas, you may need to drive farther for certain restaurants, shopping, entertainment, or employment centers.
On the other hand, buyers may prefer the additional space, newer development, or different community options available farther north.
There isn’t a universal “best” choice.
The better question is:
Which combination of home, commute, taxes, amenities, lot size, and location works best for your lifestyle?
The biggest advantages of The Grove homes include the community’s location, newer housing options, amenities, and variety.
You’re positioned close to several major North Texas cities rather than being dependent on future development reaching the community.
The amenity package is also substantial enough for buyers who specifically want an active master-planned community.
And at the higher end of the market, opportunities such as 95-foot lots can provide significantly more outdoor space than buyers might expect from newer construction in Frisco.
The Grove isn’t going to be right for every buyer.
One obvious consideration is price. Buyers may be able to get more house for their money by moving farther north.
There can also still be active construction around portions of the neighborhood as development continues.
The HOA is another consideration. Just over $2,500 annually may be worthwhile for someone who regularly uses the amenities, but less compelling for someone who doesn’t care about pools, trails, community events, or recreational facilities.
And while the Frisco location provides convenience, buyers should still evaluate their specific commute during the times they’ll actually be traveling.
For the right buyer, The Grove offers a compelling balance.
It makes the most sense for someone who wants:
A newer home + Frisco location + strong amenities + convenient access to surrounding cities.
It becomes even more attractive for luxury buyers who want a larger homesite without moving significantly farther north.
However, if your number-one priority is maximizing house and lot size for your budget, communities in Prosper or Celina may deserve serious consideration as well.
The decision shouldn’t simply be The Grove vs. another neighborhood.
It should be about which community best fits how you’re actually going to live.
